This charming urban retreat extends over 900 square feet, offering plenty of room for relaxation or work. From the moment you step in, you\`ll be captivated by our stylish open-concept living area, adorned with contemporary decor and thoughtful touches. Our modern kitchen is ready to handle any culinary challenge, complete with quality appliances and a Keurig coffee machine for your morning cup of java! Each bedroom is a sanctuary in its own right, featuring plush bedding for a restful sleep. And with 500-600+Mbps high-speed Wi-Fi and a comfortable workspace, business travellers will find all the essentials they need for a productive stay. While the suite does face a main road, the convenience of its location and the suite\`s high-value offerings provide a balanced and enjoyable stay. Whether you\`re here for leisure or work, our suite is a stylish launchpad for your London adventure! Arriving at our suite is a breeze with our keyless entry system. Whether you’re coming through the front door or from the parking lot at the back, you’ll use a unique 4-digit code to gain access to the building, and another personal code for your suite. We take your security seriously; you’ll find cameras installed outside the building and in hallways for added protection. As our guest, you’ll enjoy full access to your suite and the shared coin laundry facilities in the building. Please note that our suite is not wheelchair-friendly, and there are steps to access it, as it is located on the second floor of the building. Coin washer and dryer are located on the first floor, easily accessible with your personalized access code. Cleaning supplies can be found under the sink. Coffee pods are provided. We provide the highest residential internet speed available in London, Ontario. \*Thank you in advance for your understanding and compliance with the rules.\* 1\. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm. There are 12 suites in this building; excessive noise can affect the experience of the guests above and below. Although there is soundproofing between the floors, please be considerate to the guests above and below and do not make too much noise. 2\. No parties or events allowed. 3\. No pets are allowed. 4\. No shoes in the house. 5\. Guest must provide us with a valid ID that matches their credit card information. 6\. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 7\. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 8\. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 9\. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them. 10\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 11\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 12\. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb. 13\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. 14\. For your security and protection the property is equipped with an exterior camera. 15\. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week. 16\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 17\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs 18\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. The apartment is perfect and clean. The only two issues are: (1) the apartment was very hot and we couldn’t find the control for temperature; (2) the outside of the apartment like the entrance to the building and the building corridors were but clean and the stairs entering the building is slippery.
