The Space
Enchanted Farms offers a true sanctuary to reconnect with nature, celebrate with loved ones, or simply relax in style. Enjoy stargazing by the glowing outdoor fireplace, lounge by the shimmering pool, or admire the seasonal bloom of Texas bluebonnets that blanket the landscape each spring.

Sleeping Arrangements
Master Suite: King bed (sleeps 2), Queen bed (sleeps 2), plus two single sleeper chairs (sleeps 2)
Downstairs Bedroom (right of front entrance): King bed (sleeps 2)
Downstairs Bunk Room (left of kitchen): Two bunk beds (sleeps 7), sleeper chair (sleeps 1)
Living Room: Large U-shaped couch can be configured as three single sleepers (sleeps 3), plus additional single sleeper (sleeps 1), and small child-size couch
Upstairs Bedrooms: Accommodates up to 4 guests

Standard occupancy is 15 guests, with a maximum of 20. Airbnb's platform limits reservations to 16 guests — additional guests (beyond 16) require host approval and incur a $50 per person, per night fee.

Guest Access
Guests enjoy exclusive use of the estate, secured by a private, gated entrance with keyless access for your convenience and peace of mind.

Events & Weddings: We welcome weddings, retreats, and special gatherings. Event pricing differs from nightly rates — please inquire directly for details.

Wildlife & Ranch Setting: This is authentic Texas Hill Country — wildlife such as deer, raccoons, snakes, scorpions, spiders, bees and other insects are part of the landscape. We recommend staying within manicured areas and remaining aware of your surroundings. Regular monthly pest control is in place but this does not guarantee and sightings may still occur.

ATV Use: Guests may bring ATVs for recreational use; a $50 fee per ATV applies for potential damage and added liability.

Pool & Spa: Please note, there is no separate hot tub — the spa area functions when the pool pump is operating.

Outdoor Cooking & Kitchen: The fully equipped kitchen includes both coffee pods and ground coffee options, along with a curated spice selection to elevate your meals.

Exterior cameras are present at the property's entrance and near the pool area for security; no interior spaces are monitored.

House Rules:

By completing this reservation, you agree to adhere to the following rules. It is your responsibility to ensure any and all additional guests are aware of and adhere to the following rules as well. Failure to follow the rules can result in your eviction (with or without warning) at the discretion of any authorized employee of PMI Austin Metro.
-No smoking anywhere on the property, including outside. The smoking fine is $1,000 per day for smoking.
-Trash Removal: Tenants are responsible for removing all trash during and at the end of their stay. Any trash left behind at the property after check-out will incur a $250 fee.
-Furniture Policy: Guests are not permitted to move indoor or outdoor furniture from its original placement. If any furniture is moved and not returned to its original position before checkout, an additional fee will be charged to cover the time and effort required by our team to restore the setup.
-The use of glitter, confetti, feathers, or flower petals is strictly prohibited in the home. Failure to comply may result in additional cleaning fees.
-No possession of illegal narcotics on the property. Any illegal narcotics left at our property will result in a $500 fine and reported to the local authorities.
-Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.
-No parties or events without prior written consent from PMI Austin Metro. Event insurance is required.
- No additional guests besides those listed on the reservation without prior authorization from PMI Austin Metro
- It is your sole responsibility to check that the location of the property is suitable for you and your group. You have the ability to view the approximate location prior to booking and the ability to view the exact address of the property immediately after booking.
- In the event, you're unable to pay we'll file a lawsuit against you.
- Quiet hours are 9 PM through 8 AM. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well.
- No pets are allowed on the premises without prior permission from PMI Austin Metro.
- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro.
- You will be fined $100 per hour for an unauthorized late check-out.
- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc.
- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours.
- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages.
- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250.
- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property.
- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. This covers our employees' time.
