Small single-storey house of 70m2, for 4 people, with private and heated swimming pool without vis-à-vis, ideally located (in relation to the village of Léon and the supermarket, the ocean, the A63 motorway, Spain and the BAB,...) in a residential and quiet area, with a playground for the little ones, one for everyone and one for petanque. No garage but an outdoor space in front of the house.
The village with a large daily market in the morning from mid-June to mid-September is a 5-minute walk away. In the village, there are also bakeries, bars/restaurants, banks, the post office, the tourist office, tobacconist, pharmacy, various shops (clothing, tobacconist, hairdresser, jewellery, flea market,...), massage centres, cinema.
The supermarket is also within walking distance, is 5 minutes away by car (there is a petrol station), it is open in very high season 7 days a week. On the way you will find clothing and surf shops, an excellent takeaway pizzeria (olive & basil), a fishmonger, a bakery, an optician, a butcher, a laundry, a bike rental company, a restaurant, a wine/beer cellar,...

7 minutes away by car, you will find the lake of Léon (330ha) with lots of activities possible for all ages (sailing, FFV sailing school, boat rental, boards, pedal boats,...), there is the beach supervised in season (be careful to wear shoes because of the strong presence of water chestnuts) with 2 free playgrounds for children. Fishing, mini-golf, mini funfair (3 or 4 attractions), restaurants, ice creams, pancakes, drinks,.... Departure of the boats for the descent of the Courant d'Huchet.

The beaches on the ocean (Molliets or St Girons) are 10 minutes away by car, prefer cycling for easier parking on arrival.
Léon is located 15 minutes from the A63 motorway (arrival north Castets or south Magescq, and 40 minutes from Dax train station (30km).
Spain is 1 hour maximum by motorway. The BAB (Bayonne anglet Biarritz) is 45 minutes away.
The swimming pool measures 7m by 3m, it is heated by a heat pump.
The house is composed of:
- a living room with kitchen (induction hob, kettle, microwave, mini-oven, dishwasher), living room and dining area
- a bathroom with a very large walk-in shower that can accommodate a chair and armchair.
- separate raised toilets (wheelchair accessible)
- 2 bedrooms with storage space, one with French window opening onto the back terrace with the swimming pool: 1 with 2 beds of 90 and the other 1 bed of 140.
- a cellar where the fridge and washing machine are located.
