Each home has its own entrance, bedrooms, bathrooms, kitchen, living areas, laundry facilities, and outdoor spaces.

THE VISTA ON WASHITA – NEWLY RENOVATED

The Vista is a beautifully renovated 3-bedroom, 2-bathroom retreat featuring new flooring, fresh paint, upgraded finishes, comfortable furnishings, and Smart TVs throughout.

The spacious living room features an impressive 100" Smart TV, perfect for movie nights, sports, and gathering with family and friends.

The primary bedroom offers an oversized 75" Smart TV, creating a comfortable private retreat for unwinding after a day on the lake.

The open living and dining areas provide generous gathering space, while the fully equipped kitchen, high-speed Wi-Fi, and full-size washer and dryer make weekend getaways and extended stays comfortable and convenient.

Entertainment for Everyone

The Vista features a large, climate-controlled game room with life-size games, a 4K Smart TV, and a popcorn machine.

Guests can also enjoy a small artificial-turf putting green, perfect for practicing their short game or enjoying a little friendly competition.

Private Resort-Style Pool & Raised Spa

The centerpiece of The Vista's backyard is its brand-new private swimming pool and raised spa, featuring a spacious Baja shelf, cascading water features, decorative paver decking, and comfortable poolside loungers.

Located immediately next door, The Haven offers an additional 3 bedrooms and 2 bathrooms, providing families and groups with extra space and privacy.

The Haven features its own comfortable living and dining areas, fully equipped kitchen, Smart TVs, and separate laundry facilities.

Guests also enjoy a private outdoor area with its own standalone hot tub, creating another relaxing space after a day of Lake Havasu adventures.

The Haven's hot tub is available for guest enjoyment without an additional heating deposit or heating charge.

Whether you're traveling with extended family, multiple couples, or a group of friends, the two-home arrangement makes it easier for everyone to enjoy their vacation comfortably.

BRING YOUR BOATS, TRAILERS & DESERT TOYS

The Vista features a dedicated 25' x 40' boat/RV parking pad and a two-car garage, offering generous space for boats, trailers, side-by-sides, and recreational vehicles.

The Haven provides an additional approximately 15' x 25' dedicated boat/trailer parking area.

With parking available at both homes, guests can bring their recreational equipment and enjoy everything Lake Havasu has to offer.

MINUTES FROM LAKE HAVASU ADVENTURES

Conveniently located just minutes from Lake Havasu and near desert trails, these neighboring homes offer an excellent home base for boating, fishing, off-roading, family vacations, and extended winter stays.

IMPORTANT GUEST INFORMATION

Private Access

Guests have full private access to both homes, including all 6 bedrooms, 4 bathrooms, two kitchens, two living and dining areas, two laundry areas, the game room at The Vista, and the outdoor amenities at both properties.

Pool & Spa Heating – The Vista

Heating for The Vista's swimming pool and raised spa is optional and charged separately based on actual propane consumption.

Guests requesting heating must provide a refundable heating deposit before heating access is activated.

Stays of 2 nights or less: $150 deposit
Stays of 3 nights or more: $300 deposit
Propane consumption: $4.75 per gallon

The host will provide an initial propane reading before heating begins and a final reading at the conclusion of heating service or the stay.

Actual propane consumption will be deducted from the deposit. Any unused balance will be refunded, and additional usage beyond the deposit will be charged separately.

The primary guest will receive access to the approved pool and spa control app to manage temperatures, heating schedules, and operating times.

Guests are responsible for monitoring heating usage, including overnight operation. Propane consumed because heating was left running or settings were not adjusted is not eligible for a refund or credit.

When the remaining deposit balance reaches $50, heating access may be temporarily suspended until an additional deposit is received.

Heating requirements vary by season, outdoor temperatures, and guest preferences. During warmer months, additional heating may not be necessary.

The Haven – Private Hot Tub

The Haven's standalone hot tub is available without an additional heating deposit or heating charge.

Guests must follow the provided hot tub instructions and should not access or adjust mechanical equipment.

Pool, Spa & Hot Tub Safety

Children and minors must be supervised by a responsible adult at all times around water features.

No diving, running, excessive horseplay, or glass is permitted in or around the swimming pool, raised spa, or hot tub.

Please rinse off excessive sand, dirt, or mud before entering the water. Unusual contamination or misuse requiring additional cleaning or professional service may result in charges based on actual additional costs.

Pets

Dogs are welcome when included on the reservation and the applicable pet fee is paid before arrival.

The pet fee is $125 for up to two dogs per reservation. Additional dogs require advance host approval. If approved, a third dog is subject to an additional $100 fee.

Please clean up after pets. Dogs are not permitted in the swimming pool, raised spa, or hot tub.

Guests & Occupancy

All overnight guests must be included on the reservation. Additional guests or visitors require prior host approval.

Unapproved guests or guests exceeding maximum permitted occupancy may be subject to a $100 per-person charge, where permitted by VRBO policies.

Parties, unauthorized events, and large gatherings are not permitted.

Parking & Garage

Guests have access to the designated boat/trailer parking areas at both homes and The Vista's two-car garage.

A garage remote is provided for The Vista and must be left at the property upon departure. Lost or unreturned remotes are subject to a $100 replacement and reprogramming charge.

Please park only in designated areas and keep neighboring driveways and access points clear.

Laundry & Linens

Both homes have their own washer and dryer. Please keep towels, linens, and household items at the home where they were originally provided.

Neighborhood & Quiet Hours

Both homes are located in a residential neighborhood. Quiet hours are 10:00 PM to 7:00 AM.

Please respect our neighbors. Parties, unauthorized events, and excessive noise are not permitted.

Early Check-In & Late Checkout

Early check-in and late checkout may be available upon request, subject to availability and an additional fee.

Security & Monitoring

Exterior security cameras are visible and present for property protection and neighborhood compliance. Cameras are exterior-only and do not monitor interior living spaces.
