Villa Primela is a perfect accommodation for two families or groups of friends. The highlight is the beautifully surrounding sunbathing stone terrace with the 50 m² overflow - private pool with hydromassage (based on natural sea salt), solar outdoor shower. The house has been completely renovated with a successful combination of traditional Istrian architecture and antique furniture that has been thought through to the smallest detail. The owners have renovated the house for themselves and used it themselves. The large, enclosed property, surrounded by olive trees and Mediterranean plants, extends over 1300 m² and is located on a sunny slope of a small idyllic village called Mali Kosi. Only 6 km away is the place Rabac, which is known for its beautiful pebble beaches, the crystal clear sea, as well as for the view of the Kvarner Bay and the islands. The house also offers a large courtyard terrace in front of the kitchen for al fresco dining. There is also a ready-to-use grill with a large dining table. The stylish living area on the ground floor and the idyllic 30 m² veranda with wonderful sea views that flow into each other are the heart of this villa and meet the highest demands for luxury. Antique furniture and accessories breathe family history. Occupancy: for up to 8 people Plot: 1300 m² interior Description VILLA: The interior of the villa is 170 m². Between the indoor and outdoor area there is a covered terrace and a terrace in front of the kitchen with a grill and offers space for 8 people. Here you can relax and eat outdoors. \* Ground floor On the ground floor there is the large living room with open fireplace, sofa bed for 2 people, dining area for 8 people, fully equipped (fridge-freezer, microwave, coffee machine ...) Die Unterkunft ist sehr liebevoll und autentisch eingerichtet, hat eine gut ausgestattete Küche und viele Sitzgelegenheiten sowohl im Außen- als auch Innenbereich. Es gibt nichts zu bemängeln, alles war sehr sauber und ordentlich und die Bilder halten was sie versprechen! Das Higlight ist mit Abstand die atemberaubende Aussicht, die man sowohl von der schönen Terrasse beim Frühstück, als auch von den Liegestühlen am Pool bewundern kann. Allgemein kann man sagen, das sich das Haus in einer sehr schönen Gegend befindet. Es liegt auf einem Hügel, sodass der Ruhe und Erholung nichts im Wege steht. Doch auch mit dem Auto ist man in unter 20 Minuten an traumhaft schönen Buchten mit türkies blauem Wasser, die wir so schnell nicht vergessen werden. In der Nähe liegen kleinere charmante Ortschaften, mit guten Restaurants die äußerts empfehelnswert sind. Außerdem sind Städte wie Pula, Opatja oder auch Rijelka auch mit einer circa einstündigen Autofahrt an der wunderschönen Adria-Küste zu erreichen. Alles in allem ein sehr toller Urlaub und eine empfehlenswerte Unterkunft. Wir möchten uns noch einmal recht herzlich für den tollen Aufenthalt bedanken. Und dann betritt man die Terrasse zum Pool,die überdachte Sitzterrasse und die Schlafzimmer und ist fasziniert vom traumhaften Blick aufs Meer und die gegenüberliegende Insel Cres.Man kann es nicht in Worte fassen,man muss es selbst erleben.In jeder Wetterlage ein neues Bild. Nach einer langen Anfahrt (Start Pfingstferien) kamen wir gegen 21:30 Uhr am gewünschten Ziel an und wurden persönlich vom Gastgeber empfangen und eingewiesen. Da man uns die Strapaze der Strecke ansah wurden wir mit einem selbstgebrannten Slibowitz auf den kommenden Urlaub eingestimmt! :-) Das Haus ist sehr schön auf einem Hügel gelegen, die Bilder auf FEWO versprechen nicht nur, sondern halten auch was sie versprechen! Im Haus ist alles liebevoll arrangiert, sämtliche notwendigen Utrensilien sind vorhanden! Die Schlafzimmer sind im 1.Obergeschoss, der Weg zur Treppe kann oben mit einem Gitter versperrt werden (sehr nützlich für z.B. Kleinkinder). An sämtlichen Fenstern befinden sich funktionierende Mückengitter, dadurch ist ein störungsfreier Schlaf garantiert. Das Badezimmer ist sehr geräumig und ebenfalls mit Tageslicht versorgt! In den Zimmern gibt es genügend Staufläche, ggf. kann man aber auch die leeren Zimmer (je nachdem mit wievielen Personen man kommt, wir waren 4) als Ablagefläche nutzen! Die Terrasse ist mit einem guten Grill bestückt, der zudem meist ausreichend äußere Belüftung bekommt, sodass ein "Blasebalg" zum befeuern selten benutzt werden muss! Es gibt einen dritten, winzig kleinen und nicht klimatisierten Raum für einen siebten Gast. Grosses Wohnzimmer mit Kamin, sehr gut ausgestattete Küche. Die überdachte Terrasse mit Blick über die Kvarner Bucht ist ein absolutes Highlight, aber auch die rückwärtige Terrasse mit großem Grill ist sehr schön. Schön angelegter Garten mit Olivenbäumen, und dazu als weiteres Highlight der große Swimmingpool mit perfektem Ausblick. Das Haus liegt in einer kleinen Bergsiedlung, ohne weitere Infrastruktur. Einkaufen muss man in Labin (ca 7 km Entfernung), zum Strand in Rabac sind es mit dem Auto ca 7-8 km. Die 5 km lange Bergstraße ist eng und kurvenreich, bei Gegenverkehr muss man regelmäßig ausweichen oder auch zurücksetzen. Nix für den Flachlandtiroler ohne Bergstraßenaffinität... :-) Sehr sehr nette Vermieter, die in Deutschland wohnen, aber sich intensiv um dieses und das Nachbarhaus kümmern! ##### Sabine S. In der Ortschaft Rabac, die sich in der Nähe befindet, kann man Boote ausleihen und lecker essen gehen oder an der Beach Bar chillen. Ausflüge nach Porec oder Baska auf Krk sind zu empfehlen. Villa Primela is een prachtig huis met een uniek uitzicht op zee en de eilanden. Een heerlijk terras waar je 's morgens de zon kunt zien opkomen en 's avonds zien ondergaan. Goed ingerichte keuken; het ontbreekt je aan niets. De slaapkamers zijn heerlijk ruim met prima liggende bedden. Het zwembad is fantastisch! An oasis of peace and calm awaits you at Villa Primela set in the sleepy village of Ripenda Kosi in eastern Istria. We were met by our wonderful hosts Doris and Gino. They were so welcoming and utterly charming. The house is fully fitted out with all you could possibly need for a relaxing holiday. All the appliances are of the highest quality and everything was spotlessly clean. Importantly the wi-fi works well around the house and is fast. There are inspiring views from every aspect but the very best are from the pool and the covered terrace/balcony. They look stunning in the website photos but are even better in real life. The villa is not far from the local town of Labin which is said to be one of the prettiest in Istria and steeped in history. There are some great places to eat there but it is busy so probably worth booking ahead. Having said that we did always manage to get a table if we arrived early. There are also plenty of local supermarkets to stock up on supplies. We can't fault Villa Primela in any way but if we had to pick 3 qualities that stand out they would have to be the incredible sea views across to the Islands, the peace and quiet and above all Doris and Gino. Thank you for turning our 2 weeks in Croatia into such a memorable holiday. As a rule of thumb, we try not to visit the same place twice but Villa Primela may be the exception. ##### jonathan t. Beautiful new pool with modern conveniences. Doris was very welcoming, we enjoyed peaceful evenings sitting with views of the sea. The house is very comfortable with 3 double bedrooms. Surrounding area has new houses but is peaceful. 15 min trip to Rabac with beach, boat hire, boat excursions, restaurants..
