Desert mornings in La Quinta have a particular stillness - the kind that makes you want to linger over coffee on the patio before the day begins. From your private outdoor space, mountain views stretch out in front of you, the fire pit ready for late evenings under a wide desert sky. This two-bedroom townhouse in the PGA Signature community at PGA West puts you close to world-class golf, Coachella Valley`s most iconic events, and the easy rhythm of desert life.

Sleeping arrangements
The home sleeps up to six guests across two bedrooms. The primary suite features a king bed, a 58` TV, and an en-suite bathroom with dual sinks and a walk-in shower. The second bedroom offers two full beds - ideal for families or groups traveling together. The living room sofa provides an additional sleeping space, and a king air mattress is available upon request.


Living space
The open living area centers around a 65` TV with ample seating for the whole group. Central air conditioning, central heating, and ceiling fans keep the home comfortable no matter the season. A dedicated workspace, WiFi, and Ethernet connection make it easy to stay productive when needed. For families, a crib and Pack `n play/travel crib are available upon request.

Kitchen & dining
The fully equipped kitchen is stocked with everything you need for home-cooked meals - refrigerator, freezer, stove, oven, microwave, dishwasher, toaster, blender, baking sheet, wine glasses, cooking basics, and a Keurig coffee machine. A dining table brings the group together for meals, whether it`s a relaxed breakfast or an evening in after a full day out.

Outdoor space
Step outside to a private, fully fenced backyard and patio. Fire up the BBQ grill with barbecue utensils on hand, gather around the fire pit, or simply settle into the outdoor furniture and take in the mountain views. It`s a quiet, comfortable extension of the home - well-suited to unhurried desert evenings.

Community amenities
As part of the PGA Signature community, you`ll have access to a shared heated outdoor pool (available year-round), a shared hot tub, and a gym nearby. Note that pool heating is complimentary in summer months when temperatures naturally keep the pool between 85-95°F - pool heating to 88°F is available for an additional $50 per day from October through May. An indoor music system is included, though bringing a personal Bluetooth speaker is recommended for easier connectivity.

Location
The Empire Polo Grounds - home to Coachella and Stagecoach - sit less than 4 miles away. Old Town La Quinta, the Indian Wells Tennis Garden, and multiple golf courses are all just minutes from your door. Day trips to Palm Springs or Joshua Tree National Park are easily within reach.

Practical details
The home includes a free in-unit washer and dryer, bathroom essentials, bed linens, extra pillows and blankets, iron, hangers, smoke alarm, carbon monoxide alarm, fire extinguisher, and a first aid kit. Free parking on premises and free street parking are available. An EV charger (Tesla charger with integrated J1772 adapter, up to 44 mi of range per hour at 11.5 kW/48 amp output) is on-site for electric vehicles. Self check-in is via keypad with a unique code issued per reservation. The community has 24-hour gate security. Long-term stays are welcome. Early check-in and late check-out may be available at no extra charge, subject to availability. Cleaning is performed at the end of your stay; a mid-stay clean can be arranged for an additional fee.

Pet policy
Certain non-shedding, hypoallergenic dogs are considered at an additional fee. No cats.

We do not recommend shipping directly to the home - we do not have mailbox keys, and there are many different people with access to the home (vendors, housekeeping, Guest Services staff, etc.), so we cannot be responsible for packages once delivered.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
