The desert has a way of resetting your pace - early mornings wrapped in stillness, afternoons stretched out by the pool, and evenings gathered around a fire as the stars take over the sky above the Coachella Valley. This three-bedroom townhouse in the Signature gated community at PGA West gives you a comfortable, well-equipped home base for all of it, whether you`re here for golf, tennis, a festival weekend, or simply to exhale.


Sleeping arrangements
Three bedrooms accommodate up to 8 guests with flexibility for different group sizes. The primary bedroom features a king bed and an en-suite bathroom with dual sinks and a walk-in shower. Bedroom 2 offers a king bed, and Bedroom 3 has a queen bed. Upstairs, the loft includes a sofa with a queen-size pull-out bed - a versatile space that doubles as a lounge or an extra sleeping area. A Pack `n play/Travel crib is available upon request for families with little ones.


Living & entertainment
A spacious living area with generous seating gives everyone room to spread out and decompress after a day on the course or out in the valley. Stream your favorites on the TV, stay connected via Ethernet or Wifi, or settle in at the dedicated workspace if you need to get a few things done. A second TV in the loft adds another relaxed viewing spot for the group.


Kitchen & dining
The kitchen is set up for real cooking, with a refrigerator, freezer, stove, oven, microwave, dishwasher, and a Keurig coffee machine to kick off your mornings. Cooking basics, dishes, silverware, wine glasses, a toaster, baking sheet, blender, and barbecue utensils are all on hand. Pull up to the dining table together after a full day out - there`s room for the whole group.


Outdoor living
The private backyard - fully fenced - is where the evenings come alive. Pull up a chair around the fire pit, fire up the BBQ grill: gas for an outdoor cookout, and let the night air do the rest. Outdoor furniture and a private patio or balcony round out the space, giving you a quiet corner to take in the desert surroundings whenever the mood strikes.


Community & shared amenities
As part of the Signature gated community at PGA West, you`ll have access to a shared hot tub - available all year. The Stadium Course clubhouse is just steps away, and the Empire Polo Grounds are less than 4 miles from the door - prime positioning for Coachella and Stagecoach season. Old Town La Quinta, the Indian Wells Tennis Garden, and a stretch of nearby golf courses are all within easy reach. Highway 111 keeps shops and dining close, and Palm Springs is about a 30-40 minute drive when you`re ready to explore further.


Essentials & safety
The home includes central air conditioning, central heating, ceiling fans, a free in-unit washer and dryer, iron, and clothing storage with a walk-in closet, closet, and dresser. Bathroom essentials include a hair dryer, shampoo, conditioner, body soap, shower gel, and hot water. Safety features on the property include a smoke alarm, carbon monoxide alarm, fire extinguisher, first aid kit, and exterior security cameras including a front door Ring camera above the garage facing the street. Self check-in via smart lock and free residential garage parking for two vehicles - plus additional street parking - make arrival and departure easy.

Good to know
Self check-in via smart lock makes arrival seamless - you`ll receive a unique entry code before your stay. Long term stays are allowed. Check-in is after 4:00 PM and check-out is at 11:00 AM; early check-in and late check-out may be available at no extra charge if we can accommodate. Cleaning is performed at the end of your stay; a mid-stay clean is available for an additional fee. Exterior security cameras are in place at the front door (Ring camera) and above the garage facing the street. Please note that HOA noise guidelines apply - no outside noise after 10:00 PM and no outdoor music at any time. We recommend against shipping packages directly to the home. Cats are not permitted; certain non-shedding hypoallergenic dogs will be considered at an additional fee.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
