Designed to accommodate up to 12 travellers, it combines generous volumes, modern comfort and neat exteriors for a fluid and premium stay, with family or friends.<br><br>The villa develops 180 m² of living space in the heart of a 1600 m² plot. The living spaces are bright and open to the outside, with a convivial living room, a dining room and a fully equipped American kitchen. A master suite with bathroom (walk-in shower), as well as three other bedrooms complete the main house. A laundry room is available for more practicality.<br><br>An independent outbuilding completes the set with two additional double bedrooms, a bathroom with toilet, refrigerator, coffee machine and TV. This space is ideal for preserving privacy within the group (family, friends, teenagers).<br><br>Outside, everything is designed to take full advantage of the Mediterranean climate: large landscaped terrace, swimming pool, garden with trees, bowling alley and relaxation area with moonbed. A petanque court is at your disposal as well as a corner with trampoline for the youngest and a PING PONG table. The environment is quiet, out of sight, conducive to disconnection.<br><br>The swimming pool is heatable thanks to a heat pump, allowing you to enjoy it even out of season (option at an additional cost). A real asset to extend your stays in spring and autumn, or to enjoy the cooler evenings.<br><br>The villa has a strategic location: the port of Hyères and access to the islands are 15 minutes away, as is the Toulon-Hyères airport. Hyères train station is 15 minutes away and Toulon train station is 20 minutes away. The centre of La Crau, with its shops, restaurants and bars, is just a 5-minute drive away.<br><br>As for parking, two private spaces are available inside the property. A car park is also located right in front of the house. A personal vehicle and a caravan remain parked in the garden, without impact on your stay.<br><br>Arrival and departure are done independently via a key box. The accommodation is fully privatized and we remain available for the duration of your stay if necessary.<br><br>The conditions are as follows: mandatory cleaning fee of €300 to be paid before arrival (if full occupancy of the villa, otherwise contact us). A laundry option is offered (sheets, duvet covers, pillowcases, bath towels, face towels, bath mats). During the school holidays (July and August), bookings are made by the week, from Saturday to Saturday.<br><br>In order to guarantee the quality of the premises and respect for the neighbourhood, the capacity is strictly limited to 12 people. Parties are not allowed. A surveillance camera is installed outside, at the gate, only for access control.<br><br>This villa is aimed at a clientele looking for a qualitative, calm and controlled setting, with reliable services and an environment conducive to relaxation.
