Welcome to the Lunker House at Valentine Lakeside, your spacious family retreat for lakeside fun and relaxation! Thoughtfully designed for comfort and connection, this inviting home offers plenty of space to gather, unwind, and enjoy time together after a sunny day by the water. With its warm, welcoming atmosphere and roomy layout, it’s the perfect spot to create lasting memories at the lake.

The space
Escape the northern snow and spend your winter season on constant-level Lake LBJ! We love hosting Winter Texans, and discounts are available for weekly and monthly stays.

Find your pace by the lake in Cozy Cabins! Tucked along the shoreline of lake LBJ, Cozy Cabins and open waters set the scene for slow mornings, and easy day filed with swimming, boating, all come together effortlessly.

Start your mornings with coffee on the covered porch overlooking the pool, take a dip in Lake LBJ, and come back to grill and share dinner together outdoors. Whether you’re planning a family reunion, a group getaway, or just want extra space to spread out, this house is built for comfort, convenience, and good memories.

The space

The pool’s closed from November to March, but there’s plenty more to enjoy nearby.

Cleaning & Housekeeping

Parking

✔ 3 parking spaces included
✔ Additional vehicles require prior approval and are $10 per day
✔ Boat trailers must be parked in the designated field by the road
✔ No parking on grass, in roadways, or non-designated areas

Check-In & Check-Out
✔ Check-In: 3:00 PM or later (virtual check-in – keys will be waiting inside your cabin)
✔ Check-Out: 11:00 AM
✔ Early check-in or late check-out may be available with prior approval
($50 for noon checkout or ½ nightly rate until 5 PM)

Guest Access
You’ll have private access to your house, and shared access to the pool, BBQ grills, picnic areas, and lakeside fire pit (subject to Llano County burn bans).
Boat and jet ski slips available for a small daily fee — please ask for details!
Please note that jet skis are not available for rent directly through the resort. However, guests can easily rent them from local providers nearby.

Other things to note
• Eligibility: Primary renter must be 25 years of age or older.

• Cancellations: Cancellations made 7 or more days before check-in will receive a refund minus a 10% cancellation fee. Within 7 days of arrival, reservations are non-refundable. No refunds for bad weather, natural conditions, or lake level changes.

• Quiet Hours: 10:00 PM – 8:00 AM. Please avoid excessive noise at all times to ensure a peaceful experience for all guests.

• Day Guests: Each cabin has a maximum occupancy. Day guests are limited to 2 per reservation and must be pre-approved. A $10 per person, per day fee applies. Unauthorized gatherings or exceeding guest limits may result in eviction without refund.

• Pets: Dogs are welcome only in designated pet-friendly units (1, 2, 3, 5, 6, 7, 9, 11, 14, 20, 21, and 22). Pet fees apply.

• Smoking: Smoking and vaping are allowed only in designated outdoor areas. Please dispose of butts properly. Smoking indoors or outside designated areas will result in a $250 cleaning fee.

• Safety:
No lifeguard on duty — guests swim and use the lakefront at their own risk.
Children must be supervised at all times near the pool and waterfront.
No diving from docks or decks.
No glass containers near the pool or water.
Proper swimwear required.
Pool hours: 8 AM – 10 PM (subject to change).

• Fire Pits & Grills: Use only provided grills and fire rings; no personal fire pits. All fires are subject to Llano County burn bans. Ensure embers are fully extinguished after use.

• Plumbing & Septic: Do not dispose of grease, food, diapers, wipes, or feminine products in sinks or toilets. Grease jars are provided. Damage from misuse may incur fees.

• Parking & Trailers: Studios receive 1 parking space. Additional vehicles require prior approval and incur a $10/day fee. Boat trailers must be parked in the designated field by the road.

• Boats & Watercraft:
Boat lift rentals include access to the launch and trailer parking.
Bringing a boat or jet ski without renting a lift requires prior approval and a $20/day fee.
Guests may not fuel boats or operate watercraft under the influence.
Valentine Lakeside is not responsible for loss or damage to personal watercraft.

• Wildlife: Expect to see native wildlife such as deer, ducks, or raccoons. Please do not feed or approach them. Secure trash to avoid attracting animals.

• Sprinklers: May activate between 12:00 AM and 7:00 AM. Items left outside could get wet.

• Keys & Remotes: Lost keys: $25 fee. Lost TV remote: $25. Lost AC remote: $100.

• Lost & Found: Items left behind will be held for 14 days. Guests are responsible for shipping costs. Valentine Lakeside is not responsible for lost or stolen property.

• Photography & Drones: Photos taken in common areas may be used for Valentine Lakeside marketing. Commercial photography or drone use requires prior written consent.

• Accessibility: Some units are not wheelchair accessible. Contact management before booking if accessibility is needed.

• Security Cameras: For guest safety, exterior cameras are in use in common and parking areas. None are inside units.

• Force Majeure: Valentine Lakeside is not responsible for weather events, power outages, or other circumstances beyond its control.

• Guest Consent & Liability Waiver:
By booking, you acknowledge and accept potential natural or recreational risks, including those associated with swimming, boating, fishing, and outdoor activities. You assume full responsibility for your safety and that of your guests.

You agree to waive and hold harmless Valentine Lakeside LLC, its owners, employees, and agents from any claims or damages, including injury, illness, or property loss. You are responsible for damages caused by your party and agree to pay for repairs or replacements as determined by management.
