When I arrived at the reception desk, I was advised that the hotel was fully booked. Expedia did not inform me before hand. While standing around in the entrance foyer of the hotel, waiting to be relocated to some other accommodation, I noticed that the ceiling area of the foyer was dusty/dirty looking and could definitely do with a refreshing clean up. The gardens are very nice but thats about it. The hotel is in very poor condition and needs pulling down quite urgently, facilities are limited although in its favour the gym isnt bad. I've stayed at the Umubano numerous times...used to be my favorite hotel in Kigali. But, it is serious run down. Staff are also helpful, but not very polite. There is a gym, but most of the equipment is old. The breakfast was mostly left-overs from the night before (stay away from the hotel breakfast offerings!). The rooms on the front are extremely noisy (road noise).
