Beautiful views. Shame about traffic noise from by-pass. Lovely walks for dogs. Without a car it's a bit far out of town and no local shops. Patio could be a hazard and the step down to the out house is steep for those with mobility issues. But overall it was a lovely place to stay. So it was for this reason that we were really disappointed that the garden was in a very poor state (as we intended to dine alfresco, barbecue etc) The grass was extremely long and the outdoor seating was all damaged (lats in all of the wooden chairs were broken) We rang the customer service no. and were told that they would arrange for a gardener to come ASAP and also speak with the owner to deliver some new garden furniture. (Which apparently had been ordered) The gardener came on the Wednesday, but the chairs never appeared?? This is simply not good enough when the main appeal of the property is the amazing views from the garden. This type of thing should be sorted out well before the customer arrives, so as not to spoil their vacation having to chase-up on “issues” rather than enjoying themselves. One other thing is that the shower was leaking through into the kitchen ceiling. It's not in the best condition decoration-wise but it's clean and comfortable and the view from the back of the house over the Skiddaw range is absolutely stunning. ##### Megan R. This review comes from a trusted partner site and has not been verified. ### 8/10 Good 18 Sept 2022 #### Perfect position Our second stay at this property and it is lovely, clean and perfectly positioned for us. The only quible is the garden upkeep, a bit of TLC (or even mowing the lawn) would elevate any stay to be able to enjoy those fabulous views from the garden too This review comes from a trusted partner site and has not been verified. ### 10/10 Excellent #### Katie S. 5 May 2025 #### Location & views are perfect! We have had many wonderful stays at Roslin over the years and return because of the amazing location and the views. We enjoy leaving the car and doing as many walks as we can from the front door - Portinscale is quiet but close to everything you might need in Keswick and we enjoy some quieter days down by Derwentwater lake. We also love doing Catbells at sunset when the crowds have gone! The house is well equipped - and we love having our breakfast out in the garden when the sun is out. We regularly take our dog for a walk around the field at the bottom of the garden (a gate would be a great addition for easy access!) and find the house warms up quickly. Our only niggle is how hard and uncomfortable the mattress is in the main bedroom - a soft mattress topper would make such a difference! Also the sofas aren’t great for getting comfortable which is a shame especially after a long day of walking the fells. Regardless of these we really do love our stays here and will continue to return - look forward to coming again soon to make more happy memories! ##### Katie S. The cottage looks very modest from the outside, but don't be deceived - it is spacious and comfortable and had everything we needed. The garden is a bonus and was well-kept. It was wonderful to be able to sit out there and enjoy the fabulous view. The location is handy for Keswick with the benefit of having a car-parking space. We would love to return to stay in Roslin and definitely recommend it. ##### Gillian M. Cottage was clean, comfortable and tidy and the views were wonderful. Perfect location for us, just a short walk from Keswick. Parking for 2 cars outside. Lovely garden, and the side porch was ideal for storing a bike and the pram. We ate out most of the time, but the kitchen was well stocked with everything you need . Beds were lovely and comfortable. Enjoyed our stay and would definitely return. We were welcomed by a lovely bottle of Prosecco and biscuits. The cottage has been updated since our last visit. It has everything needed for a week or more holiday. The location is perfect for getting out and exploring the lakes. The village pub only a few minutes away is very welcoming and serves great food and drinks. The weather wasn’t the best but the cottage was warm and cosy with great views out onto Skoda. We would highly recommend a stay at this property. ##### james d. Good location for walking to Keswick (20 minutes), walking south along Derwent Water to Catbells and also close to the marinas (we went canoeing and paddle boarding on Derwent Water from Nichol Marine). The cottage was comfortable and warm. There was noise from the A66 which wasn't a problem this time of year but may be in the summer when the windows are open. This review comes from a trusted partner site and has not been verified. ### 10/10 Excellent 21 Feb 2024 #### A Comfy Stay We had a comfy stay at Roslin. Clean and warm when we arrived, the house suited all our requirements. Comfy, if a little hard beds, but we slept well. The kitchen was well equipped and the lounge comfy. The kitchen could use an extractor fan and better lighting, but these are minor points. Because of the weather we didn't use the back garden. The views of Skiddaw are great and the location, close to Keswick and entirely walkable is good. This review comes from a trusted partner site and has not been verified. ### 10/10 Excellent 23 Jan 2024 #### Lovely last minute break Recently returned from a last minute break staying at Roslin in Portinscale. Keswick cottage staff were amazing helping us find the ideal cottage for our needs. Roslin was warm, comfortable and clean. It has outstanding views of Skiddaw from the large rear windows. For us it had the added benefit of a large enclosed garden for our 2 dogs and parking for 2 cars. It's great for walks from the door. Have booked with Keswick cottages before and can guarantee accurate reviews and excellent service. Would definitely return and very happy to recommend Keswick cottages. The wallpaper by the radiator in the main bedroom could do with replacing or at least pasting back down, the inside the windows frames are in need of a real deep clean, a couple of spiders ran out when we opened the bedroom window. The side entrance is very unwelcoming, a lick of paint and the dead spiders removing would be a start. But saying all this it didn’t spoil our stay. ##### Deborah B. This review comes from a trusted partner site and has not been verified. ### 8/10 Good #### Lynn D. 3 Jul 2023 #### Spacious cottage in a great location - but ....... This cottage is in a fantastic location, with amazing views of Skiddaw, but it needs some TLC both inside and particularly in the garden. Old and dirty patio furniture, generally unkempt front and back gardens, brambles, weeds, overgrown plants and trees, which shaded the garden from the evening sun. We visited in early June and had amazing weather, but we didn't sit outside in the garden once. I would not recommend this cottage to others until it has been tidied up a bit ##### Lynn D. It's large garden drops away from the house and the fields behind, giving it the most glorious views of Skiddaw . It was perfect for ourselves and our three dogs. You can never confidently describe a garden as being totally secure, but it proved dog proof for our 3 ( Lurcher, Bedlington and a Catalan sheepdog) . The additional welcome packs for dogs was a lovely surprise! The field is adjacent to the River Derwent and , during our week, was livestock free. You can walk into Keswick, around Derwent Water, CatBells, or follow the river to Bassenthwaite, all directly from the house. The latter does need you to cross a road but is totally worth it for the beautiful water meadows, abundant wild life and hardly another walker. The house itself was clean, comfortable and well equipped - an easy house to be in . In a cul de sac, so it's a quiet location and although the A66 runs behind the fields , it is almost completely screened by the trees and foliage. We weren't bothered by the noise outside ourselves, barely audible in the house and the views totally compensate. We ate several times in the local pub The Farmers Arms which is only 5 mins walk. Good value pub grub! Our negatives ? No major ones- The towels are a bit small, the double bed is a bit hard and the garden furniture could do with replacing. ( it was not the same as is in the pictures and so I suspect this is in hand and our furniture was a temporary replacement) Our first time with Keswick Cottages and we found them to be very responsive to any queries and both efficient and helpful. We would definitely book Roslin again. ##### Barbara M. It is situated in a quiet cul de sac in the village of Portinscale. A five minute drive or a 20 minute walk into Keswick. Parking for two cars directly outside the property. The house has the most amazing views from the rear to the Skiddaw range of mountains. There is a small enclosed front garden and a very large rear garden overlooking a field and the River Derwent. The house is well maintained, warm with efficient central heating and spotlessly clean. The kitchen is well equipped. We take a small portable radio as there isn't one at the property. There is a washing machine available if needed and a secure storage area for bikes if required. The beds were extremely comfortable with plenty of fluffy towels left. We had a couple of minor maintenance issues which were dealt with swiftly by Keswick Cottages who offer brilliant customer service. This is a little gem of a property for those who love the North Lakes and offers a great resting place away from the bust town of Keswick but close enough to get to if needed. ##### Neil B. Parking is ample directly outside the house. There is a spacious hall leading to a modern kitchen. There is a large through living room a sofa and comfortable chairs. There is a good TV. The windows from the rear offer spectacular views of open fields, the River Derwent and Skiddaw. There is a utility room off the kitchen with a freezer, and washing machine and can be used for bike storage. The master bedroom is enormous with a large comfortable double bed and excellent views. The second bedroom has 2 single beds. The bathroom is modern although the bath is a little small and watch your head on the sloping ceiling. There is a large shower also. There is central heating which worked perfectly. A little road noise can be heard but it didn’t bother us. There is a large grassed rear garden with areas to sit outside. The village pub serving food is 3 minutes walk away. Overall we loved Roslin so much so we booked another visit on our return home. ##### Neil B. It is also an easy walk to The Chalet for breakfast or a little further to The Lingholm Estate. Further on you can get to walk round the lake or along Catbells or Catbells Terrace. The cottage was almost perfect for us and our dog with two clean and comfortable bedrooms, modern bathroom, well equipped kitchen and an enclosed and secure garden. There were a few very minor maintenance issues which have been reported to Keswick Cottages but didn’t impact on our stay. For me the one thing missing was a coffee machine. I have to have my morning coffee and most places we have stayed in recent years have had basic Nespresso machines or similar. If there had been one, Roslin could have got 5 stars! The cottage is up a short steep hill with glorious views from the windows across to the Skiddaw range. The weather wasn’t great for us but it would be lovely sitting on the patio on a summer’s evening with that backdrop. It is at the end of a quiet cul de sac so no passing traffic. The views of Skiddaw from both the lounge and bedroom were fabulous. We had a very comfortable and enjoyable stay at Rosalin with everything provided for a self contained long weekend away. Highly recommended. The Farmers Arms pub down the road serves lovely food and the staff are very friendly and welcoming. Keswick is about 30 mins walk away and well worth a visit. Parts of the house and garden could do with a bit of TLC as certain areas are looking a bit tired but that didn't stop us enjoying our holiday. Keswick Cottages were very informative throughout the booking process. Would highly recommend! ## Expedia's Latest Trends ### Hotels > [DoubleTree by Hilton Hotel and Spa Chester](https://www.expedia.co.uk/Chester-Hotels-DoubleTree-By-Hilton-Hotel-And-Spa-Chester.h527788.Hotel-Information) > > [Ravenstone Manor](https://www.expedia.co.uk/Keswick-Hotels-Ravenstone-Manor.h2802809.Hotel-Information) > > [The Park Royal Hotel & Spa](https://www.expedia.co.uk/Warrington-Hotels-The-Park-Royal.h24462.Hotel-Information) > > [The Lodge In The Vale](https://www.expedia.co.uk/Keswick-Hotels-The-Lodge-In-The-Vale.h11899654.Hotel-Information) > > [DoubleTree by Hilton Cheltenham-Cotswolds](https://www.expedia.co.uk/Cheltenham-Hotels-Doubletree-By-Hilton-Cheltenham.h65899.Hotel-Information) > > [Lake District Castle Inn](https://www.expedia.co.uk/Keswick-Hotels-Lake-District-Castle-Inn.h527764.Hotel-Information) > > [Ufford Park Woodbridge Hotel, Golf & Spa](https://www.expedia.co.uk/Woodbridge-Hotels-Ufford-Park-Woodbridge-Hotel.h12685.Hotel-Information) > > [Littletown Farm Guesthouse](https://www.expedia.co.uk/Keswick-Hotels-Littletown-Farm-Guesthouse.h24453515.Hotel-Information) > > [The Cottage in the Wood](https://www.expedia.co.uk/Keswick-Hotels-The-Cottage-In-The-Wood.h35181958.Hotel-Information) > > [Redworth Hall Hotel](https://www.expedia.co.uk/Newton-Aycliffe-Hotels-Redworth-Hall-Hotel.h517266.Hotel-Information) > > [Royal Whitby](https://www.expedia.co.uk/Whitby-Hotels-The-Royal-Hotel.h57917040.Hotel-Information) > > [Last Drop Village Hotel and Spa](https://www.expedia.co.uk/Bolton-Hotels-Last-Drop-Village-Hotel-And-Spa.h9341.Hotel-Information) > > [Cave Hotel & Golf Resort](https://www.expedia.co.uk/Faversham-Hotels-Cave-Hotel-Golf-Resort.h33410673.Hotel-Information) > > [ibis budget Manchester Airport](https://www.expedia.co.uk/Manchester-Hotels-Ibis-Budget-Manchester-Airport.h75715089.Hotel-Information) > > [De Vere Tortworth Court](https://www.expedia.co.uk/Bristol-Hotels-De-Vere-Tortworth-Court.h570412.Hotel-Information) > > [Dunston Hall Hotel, Spa and Golf Resort](https://www.expedia.co.uk/Norwich-Hotels-Dunston-Hall.h519081.Hotel-Information) > > [Oulton Hall Hotel, Spa & Golf Resort](https://www.expedia.co.uk/Leeds-Hotels-Oulton-Hall-Hotel.h15948.Hotel-Information) > > [Luxury lodge, Bassenthwaite,Nr Keswick, at the foot of Skiddaw.](https://www.expedia.co.uk/Keswick-Hotels-Luxury-Lodge.h36349083.Hotel-Information) > > [Lakes Hotel and Spa](https://www.expedia.co.uk/Windermere-Hotels-Lakes-Hotel-And-Spa.h901040.Hotel-Information) > > [Four Seasons Hotel Hampshire](https://www.expedia.co.uk/Hook-Hotels-Four-Seasons-Hotel-Hampshire.h986107.Hotel-Information) > > [Hilton Garden Inn Silverstone](https://www.expedia.co.uk/Towcester-Hotels-Hilton-Garden-Inn-Silverstone.h48251404.Hotel-Information) > > [Hampton by Hilton Bristol Airport](https://www.expedia.co.uk/Bristol-Hotels-Hampton-By-Hilton-Bristol-Airport.h16543862.Hotel-Information) > > [De Vere Wokefield Estate](https://www.expedia.co.uk/Reading-Hotels-De-Vere-Wokefield-Estate.h1044123.Hotel-Information) > > [Armathwaite Hall Hotel](https://www.expedia.co.uk/Keswick-Hotels-Armathwaite-Hall-Hotel.h1381738.Hotel-Information) > > [Grosvenor Pulford Hotel & Spa](https://www.expedia.co.uk/Chester-Hotels-Grosvenor-Pulford-Hotel-Spa.h790572.Hotel-Information) > > [The Horse & Farrier Inn and The Salutation Inn](https://www.expedia.co.uk/Keswick-Hotels-The-Horse-Farrier-Inn-And-The-Salutation-Inn.h34921966.Hotel-Information) > > [The Windermere Hotel](https://www.expedia.co.uk/Windermere-Hotels-The-Windermere-Hotel.h13431161.Hotel-Information) > > [Harbour Hotel Christchurch](https://www.expedia.co.uk/Christchurch-Hotels-The-Christchurch-Harbour-Hotel-And-Spa.h18097.Hotel-Information) > > [De Vere Cotswold Water Park](https://www.expedia.co.uk/Cirencester-Hotels-De-Vere-Cotswold-Water-Park.h1770053.Hotel-Information) > > [Cambridge Belfry Hotel & Spa](https://www.expedia.co.uk/Cambridge-Hotels-Cambridge-Belfry.h1103020.Hotel-Information)
