The spacious kitchen/diner provides a sociable space for family, and boasts stunning views from the large picture window overlooking the garden and fells beyond. The well equipped kitchen comes complete with electric fan oven, gas hob, dishwasher, fridge, freezer, microwave, table and four chairs. The lounge is a bright space with comfortable three piece suite; two armchairs and a three seater sofa. Here there is another large picture window with fabulous views over to mighty Skiddaw. Upstairs there are two bedrooms; the large master bedroom has a double bed, dressing table, wardrobe and two bedside tables, and the twin bedroom has two single beds, wardrobe, and table. The spacious family bathroom is also on this floor and has a stand alone bath, separate electric shower, toilet and hand wash basin. Gas central heating and double glazed throughout. The house could be absolutely amazing if it was updated and given some much needed TLC. The view from the main bedroom could not be fully appreciated through the blown double glazed window and the old broken garden furniture was uncomfortable. The bath didn't have a plug but this was swiftly dealt with by Keswick Cottages who were very friendly, helpful and efficient. Shame about traffic noise from by-pass. Lovely walks for dogs. Without a car it's a bit far out of town and no local shops. The cottage looks very modest from the outside, but don't be deceived - it is spacious and comfortable and had everything we needed. The garden is a bonus and was well-kept. It was wonderful to be able to sit out there and enjoy the fabulous view. The location is handy for Keswick with the benefit of having a car-parking space. Good location for walking to Keswick (20 minutes), walking south along Derwent Water to Catbells and also close to the marinas (we went canoeing and paddle boarding on Derwent Water from Nichol Marine). The cottage was comfortable and warm. There was noise from the A66 which wasn't a problem this time of year but may be in the summer when the windows are open. Clean and warm when we arrived, the house suited all our requirements. Comfy, if a little hard beds, but we slept well. The kitchen was well equipped and the lounge comfy. The views of Skiddaw are great and the location, close to Keswick and entirely walkable is good. It's situated in a quiet private road near the Farmers Arms, a warm and friendly pub with good grub!! I was a little disappointed though on arrival as the and itpet friendly policy of the owners was obviously evident as soon as I opened the door. Although the cleaners had done a great job, there is little they could of done to mask the scent of a pet or two, I suspect, and it took a considerable airing and a fair amount of masking with scented air-fresheners and copious amounts of odour-fighting sprays to make it tolerable (this is reflected on the low mark I gave for cleanliness and is not a reflection on the cleaners efforts, which was very good otherwise). We put the bins out as instructed in the welcome info provided on the internet via email, but despite all the neighbouring properties being serviced, the binmen left ours untouched? The remaining facilities, condition and value for money were all good and, as I have mentioned the position is brilliant. One thing though, do not rely on a satnav for guidance, it was nowhere near using the postcode alone. Turn left before the Farmers arms (if approaching from the A6), go past the village hall on your right and there is a private road on the right just past a row of houses on the left. I will use Keswick Cottages again, but not this particular one as the odour put us off I'm afraid. Keswick cottage staff were amazing helping us find the ideal cottage for our needs. Roslin was warm,comfortable and clean. It has outstanding views of Skiddaw from the large rear windows. For us it had the added benefit of a large enclosed garden for our 2 dogs and parking for 2 cars. It's great for walks from the door. Have booked with Keswick cottages before and can guarantee accurate reviews and excellent service. Would definitely return and very happy to recommend Keswick cottages. We have had many wonderful stays at Roslin over the years and return because of the amazing location and the views. We enjoy leaving the car and doing as many walks as we can from the front door - Portinscale is quiet but close to everything you might need in Keswick and we enjoy some quieter days down by Derwentwater lake. We also love doing Catbells at sunset when the crowds have gone! The house is well equipped - and we love having our breakfast out in the garden when the sun is out. We regularly take our dog for a walk around the field at the bottom of the garden (a gate would be a great addition for easy access!) and find the house warms up quickly. Our only niggle is how hard and uncomfortable the mattress is in the main bedroom - a soft mattress topper would make such a difference! Also the sofas aren’t great for getting comfortable which is a shame especially after a long day of walking the fells. We were welcomed by a lovely bottle of Prosecco and biscuits. The cottage has been updated since our last visit. It has everything needed for a week or more holiday. The location is perfect for getting out and exploring the lakes. The village pub only a few minutes away is very welcoming and serves great food and drinks.The weather wasn’t the best but the cottage was warm and cosy with great views out onto Skoda. So it was for this reason that we were really disappointed that the garden was in a very poor state (as we intended to dine alfresco, barbecue etc) The grass was extremely long and the outdoor seating was all damaged (lats in all of the wooden chairs were broken) We rang the customer service no. and were told that they would arrange for a gardener to come ASAP and also speak with the owner to deliver some new garden furniture. (Which apparently had been ordered) The gardener came on the Wednesday, but the chairs never appeared?? This is simply not good enough when the main appeal of the property is the amazing views from the garden. This type of thing should be sorted out well before the customer arrives, so as not to spoil their vacation having to chase-up on “issues” rather than enjoying themselves. One other thing is that the shower was leaking through into the kitchen ceiling. The wallpaper by the radiator in the main bedroom could do with replacing or at least pasting back down, the inside the windows frames are in need of a real deep clean, a couple of spiders ran out when we opened the bedroom window. It is situated in a quiet cul de sac in the village of Portinscale. A five minute drive or a 20 minute walk into Keswick. Parking for two cars directly outside the property. The house has the most amazing views from the rear to the Skiddaw range of mountains. There is a small enclosed front garden and a very large rear garden overlooking a field and the River Derwent. The house is well maintained, warm with efficient central heating and spotlessly clean. The kitchen is well equipped. We take a small portable radio as there isn't one at the property. There is a washing machine available if needed and a secure storage area for bikes if required. The beds were extremely comfortable with plenty of fluffy towels left. We had a couple of minor maintenance issues which were dealt with swiftly by Keswick Cottages who offer brilliant customer service. This is a little gem of a property for those who love the North Lakes and offers a great resting place away from the bust town of Keswick but close enough to get to if needed. ##### Neil B. It's large garden drops away from the house and the fields behind, giving it the most glorious views of Skiddaw . It was perfect for ourselves and our three dogs. You can never confidently describe a garden as being totally secure, but it proved dog proof for our 3 ( Lurcher, Bedlington and a Catalan sheepdog) . The additional welcome packs for dogs was a lovely surprise! The field is adjacent to the River Derwent and , during our week, was livestock free. You can walk into Keswick, around Derwent Water, CatBells, or follow the river to Bassenthwaite, all directly from the house. The latter does need you to cross a road but is totally worth it for the beautiful water meadows, abundant wild life and hardly another walker. The house itself was clean, comfortable and well equipped - an easy house to be in . In a cul de sac, so it's a quiet location and although the A66 runs behind the fields , it is almost completely screened by the trees and foliage. We weren't bothered by the noise outside ourselves, barely audible in the house and the views totally compensate. We ate several times in the local pub The Farmers Arms which is only 5 mins walk. Good value pub grub! Our negatives ? No major ones- The towels are a bit small, the double bed is a bit hard and the garden furniture could do with replacing. ( it was not the same as is in the pictures and so I suspect this is in hand and our furniture was a temporary replacement) Our first time with Keswick Cottages and we found them to be very responsive to any queries and both efficient and helpful. We would definitely book Roslin again. ##### Barbara M. Parking is ample directly outside the house. There is a spacious hall leading to a modern kitchen. There is a large through living room a sofa and comfortable chairs. There is a good TV. The windows from the rear offer spectacular views of open fields,the River Derwent and Skiddaw. There is a utility room off the kitchen with a freezer, and washing machine and can be used for bike storage. The master bedroom is enormous with a large comfortable double bed and excellent views. The second bedroom has 2 single beds. The bathroom is modern although the bath is a little small and watch your head on the sloping ceiling. There is a large shower also. There is central heating which worked perfectly. A little road noise can be heard but it didn’t bother us. There is a large grassed rear garden with areas to sit outside. The village pub serving food is 3 minutes walk away. Overall we loved Roslin so much so we booked another visit on our return home. ##### Neil B. Shame about traffic noise from by-pass. Lovely walks for dogs. Without a car it's a bit far out of town and no local shops. Patio could be a hazard and the step down to the out house is steep for those with mobility issues. But overall it was a lovely place to stay. The views of Skiddaw from both the lounge and bedroom were fabulous. We had a very comfortable and enjoyable stay at Rosalin with everything provided for a self contained long weekend away.
