- No smoking or vaping anywhere on the property. A $599 violation fee applies.
- Quiet hours are from 10 PM to 7 AM.
- Please do not move furniture. Relocation fees may apply.
- Unauthorized late checkout is charged at $100 per hour. Stays exceeding two additional hours will be charged the full nightly rate.

🔢 Maximum occupancy: 10 guests. Please ensure your reservation reflects the correct number of guests.

🔑 2. Check-In & Check-Out

🕓 Check-in: After 4:00 PM.

🔐 Self check-in: Access the property using the smart lock/keypad.

🕙 Check-out: By 10:00 AM.

📩 Early check-in and late checkout may be available upon request, depending on the cleaning schedule and subject to prior approval.

🙏 Please respect the scheduled check-in and check-out times to allow our cleaning team to prepare the home for incoming guests.

🏠 3. Property Care, Doors & Windows

🚪 Keep all doors and windows closed at all times. This helps prevent the AC unit from freezing and minimizes tropical insects and mosquitoes from entering the home.

🪑 Furniture: Do not move indoor or outdoor furniture from its original position without authorization. Relocation and cleaning fees may apply if furniture is moved and needs to be returned to its original position.

🛏️ Linens: Please use the provided grey makeup remover towels to remove makeup and help prevent stains on the white bath linens.

💛 Please treat the home, furnishings, and amenities with care and leave the property in good condition.

🚭 4. Smoking & Vaping

🚭 Smoking and vaping are strictly prohibited for whole property.

💲 A fee applies to smoking or vaping violations to cover deep cleaning.

🙏 Please respect this rule to keep the home clean and comfortable for all guests.

🐾 5. Pet Policy

🐶🐱 A maximum of 2 pets is permitted with prior approval.

💲 A $100 fee per pet applies to approved pets.

🚫 Unauthorized pets will incur a $350 fee.

🛋️ Pets must stay off all furniture.

🧹 Please supervise your pets, clean up after them, and ensure the home is left in good condition.

🗑️ 6. Trash & Waste Disposal

🛍️ All trash must be securely bagged and placed in the designated side-yard bins.

🚛 Tuesday: Regular garbage collection.

♻️ Wednesday: Recycling and bulk collection.

🙏 Please follow the collection schedule and ensure waste is disposed of in the correct bins.

🔇 7. Quiet Hours, Parties & Visitors

🌙 Quiet hours: 10:00 PM–7:00 AM.

🤫 Please keep noise to a minimum during quiet hours and respect our neighbors.

🎉 Parties and events are strictly prohibited.

🚷 Unauthorized visitors are not permitted.

⚠️ Quiet-hour violations may result in immediate eviction and a $300 fee, subject to applicable law and booking-platform requirements.

🚗 8. Parking Rules

🅿️ Driveway parking only, with a maximum of 3-4 vehicles.

🚫 The garage is not available for guest parking. Street parking is also prohibited.

⚠️ Vehicles parked in unauthorized areas may be subject to towing at the vehicle owner`s expense.

🙏 Please ensure all vehicles are parked within the designated driveway area.

9. Pool

Pool heating: Optional add-on at $25/night for the entire stay. Requires 24-hour advance notice. Pool heater performance is not guaranteed when outdoor air temperature drops below 50°F.

Pool safety: Children must be supervised by an adult at all times near the pool.

By booking this property, guests acknowledge and agree to the following refund policy, subject to applicable law and booking-platform policies.

Refunds will not be issued for the following circumstances, to the extent permitted by applicable requirements:

🔌 Temporary unavailability of non-essential amenities: This includes amenities or service, Wi-Fi, TV applications, smart devices, and similar features.

🦟 Nature-related encounters: Insects, mosquitoes, wildlife, and weather conditions are part of the natural environment and are outside the host`s control.

🧳 Early departure or changes of plans: Leaving before the scheduled checkout date or changing travel plans after check-in does not automatically qualify for a refund.

📖 Failure to review house rules: Guests are responsible for reading and understanding the property description and house rules before booking.
