This charming 3-bedroom, 2-bath home offers high-speed WiFi, a smart TV in the living area, and an open kitchen with dishwasher, coffee maker, and cozy dining nook. Unwind by the fire pit, grill on the BBQ, or let your pup roam free in the spacious yard. Sleep soundly in the queen suite with en-suite bath or one of two guest rooms with full beds. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. Please note: the driveway to get to Moody Woods is long - and a little hidden. We have placed signs up for better road visibility. But you will turn in and drive down a dirt road alongside a long fence - you will pass the garage of another home on your left - and continue through the fence area. There are motion activated lights that come on at night at the front of the house to assist with visibility. There really aren't any street lights visible back that far. \*\*This is a 1 acre property in a very wooded area - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a snake or raccoon from time to time. Please keep that in mind. \*\*Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement. \*\*Charcoal is not included. Firewood is not included. ARRIVAL & DEPARTURE Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST. Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Tucked back in a quiet neighborhood with a fully fenced HUGE yard the dogs had plenty of room to play. The house has everything you could need including big Roku ready flat screen TVs. The bed was comfortable and kitchen even had a keurig. I will definitely be back next year. ##### Gia A. WE bought bath mats as the showers were very slippery. The foundation of the house was ugly but that was minor. Neil was very nice and any concerns were answered promptly. ##### Jack and Sheila S. We stayed for a total of a week and enjoyed every minute of it. Easy check-in and check-out. Having the yard fully fenced in was great so that we were able to let the dogs off of their leashes and run around. The house was very clean and fully stocked with so many great books and games! In addition, it was in a prime location with just a short drive to various restaurant/fast food/shopping options. My personal favorite being Whiteys Fish Camp just a ten minute drive away.
