The cottage is deceptively spacious (total floor area of 129 square metres) . On the ground floor there is a roomy lounge with archway to a large kitchen/diner, bathroom with separate shower and one family room with double and single bed. On the first floor there is a shower room between one roomy double bedroom and another family room with double and single bed. There is also a small elevated garden area behind the cottage. Off road parking can accommodate three cars. THE NEIGHBOURHOOD Saltburn is a small village on the outskirts of Invergordon and is an ideal situation for touring the Highlands with easy access to superb beaches, forests, hill walking, golf, cycling, fishing, etc. There are at least six 18 hole golf courses within an hour's drive, including Royal Dornoch, so perfect location for a golfing holiday! Invergordon, 1½ miles away is a cruise liner destination, in fact some liners tie up at Saltburn pier when there are more than 2 liners on one day. It also has stunning murals on gables all over the town and boasts a sports centre with leisure pool, naval museum, an 18 hole golf course and a bowling green. A choice of restaurants and take-aways cater for most tastes. Only a few miles away is the Balnagown estate which has good opportunities to explore the outdoors with dedicated cycling and walking routes. The Black Isle, which is viewed from your cottage's windows is really a peninsula and is well worth a visit with lots of quaint villages. Cromarty Courthouse Museum, housed in an original court building of 1773, portrays the life of an old Scots burgh (of which Cromarty is a fine example). Hugh Miller's Cottage, recalling the life of the locally-born geologist and church-man, is also here. The Black Isle Wildlife and Country Park has a good selection of animals (some of which can be hand fed by children). There are distilleries to visit at Alness, Muir of Ord and Tain. Tain through Time explores the very different story of Tain, (Scotland's oldest Royal burgh) formerly an important place of pilgrimage. Other places of interest include the Highland Museum of Childhood at Strathpeffer and the Groam House Museum at Rosemarkie which takes a Pictish theme, as does the Tarbat Discovery Centre at Portmahomack, based on the findings of an internationally important archaeological dig. At Chanonry Point in Rosemarkie dolphin spotting is a popular attraction and dolphin tours can be booked at various locations. Balintore, Portmahomock and Dornoch (all within an hour's drive)have superb beaches. Beyond the Victorian spa village of Strathpeffer, Ullapool is a small fishing village on the rugged west coast which is very popular. TRANSPORT Buses go hourly from Saltburn to Inverness via Invergordon and Alness There is also a train station in nearby Invergordon Car journey approximate times: 30 min to Inverness 50 min to Loch Ness 2.5hr to the Isle of Skye 2.5hr to John o' Groats ## Property amenities ### Beach - On the beach ### Internet - Available in the house: Free WiFi ### Parking and transport - Car recommended - Parking on site ### Kitchen - Coffee/tea maker - Cookware, dishware, and utensils - Dishwasher - Electric kettle - Hob - Kitchen island - Microwave - Oven - Paper towels - Refrigerator - Spices - Toaster ### Dining - Dining table ### Bedrooms - 3 bedrooms - Bedsheets provided ### Bathroom - 2 bathrooms - Bathtub - Hair dryer - Shampoo - Shower - Soap - Toilet paper - Towels provided ### Living spaces - Dining table - Fireplace - Living room ### Entertainment - Books - DVD player - Games - TV ### Outdoor areas - Garden ### Laundry - Laundry facilities - Washing machine ### Comfort - Heating ### Pets - No pets allowed ### Suitability/Accessibility - Smoke-free property - Note from host: smoking allowed only outside the property ### Services and conveniences - Iron/ironing board ### Location highlights - In a village - Near a hospital - Near the bay - Near the ocean ### Things to do - Birdwatching nearby - Cycling nearby - Fishing nearby - Golfing nearby - Hiking/biking trails nearby - Horseback riding nearby - Mountain climbing nearby - Swimming nearby - Winery tours nearby ### Safety features - Carbon monoxide detector (host has indicated there is a carbon monoxide detector on the property) - Smoke detector (host has indicated there is a smoke detector on the property) - First aid kit ### General - Garden - Unit size: 1,389 square feet ## Similar properties ![Exterior](https://images.trvl-media.com/lodging/19000000/18780000/18770400/18770349/65ce376e.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Stunning Highland retreat in peaceful glen near Dornoch Edderton - Kitchen - Washer - Dryer - Free WiFi 9.6 Exceptional 89 reviews [](https://www.expedia.co.uk/Hotel-Search?startDate=2025-12-02&endDate=2025-12-03&selected=18770349&PinnedHotelID=18770349&HadPinnedHotel=true®ionId=-1&adults=2) ![Interior](https://images.trvl-media.com/lodging/114000000/113520000/113514200/113514116/01f3834d.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Cosy 2-bedroom house with panoramic views of the Cromarty Firth Invergordon - Sea view - Kitchen - Washer - Dryer 9.6 Exceptional 5 reviews [](https://www.expedia.co.uk/Hotel-Search?startDate=2025-12-02&endDate=2025-12-03&selected=113514116&PinnedHotelID=113514116&HadPinnedHotel=true®ionId=-1&adults=2) ![Outdoor dining](https://images.trvl-media.com/lodging/83000000/83000000/82999000/82998925/460e642f.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### Newly renovated Character Cottage close to the beach Fortrose - Kitchen - Washer - Pet-friendly - Free WiFi 10 Exceptional 18 reviews £251 includes taxes & fees 8 Dec - 9 Dec [](https://www.expedia.co.uk/Hotel-Search?startDate=2025-12-08&endDate=2025-12-09&selected=82998925&PinnedHotelID=82998925&HadPinnedHotel=true®ionId=-1&adults=2) ![Property grounds](https://images.trvl-media.com/lodging/106000000/105260000/105251800/105251787/598270ae.jpg?impolicy=fcrop&w=469&h=201&p=1&q=medium) ### A quirky 2-bedroom town house just out of the centre of Tain. The bedrooms are large with good beds. The kitchen is well equipped, so it is easy to cook dinner for a family. The owner is most helpful and gives good advice about trips too. The beds in the house were wonderful—nice living room with comfortable sofas and large window to watch the cruise ships coming and going. All 3 bedrooms were a nice size, good showers. The owner greeted us very politely and showed us the house and how to use all things from the house. The house is very nice, it was very clean, with sea views, in a very nice area to be able to move around the Highlands. We were very comfortable. So I recommend it ##### Josep M E. Roomy, clean, well stocked beautiful home Had a great time seeing the Highlands with this as our base. House was well stocked (both kitchen and baths) and the welcome basket of goodies was perfect. Everything was clean and in working order. There was plenty of room for six adults and we enjoyed several dinners and evenings playing cards. Tucker's was excellent for a pint or two and there was lots of visitor information available at the house if you need suggestions. Beautiful views out all the windows and right across from the beach. Would highly recommend Noreen and the house and hope to be back in the future. ##### Deborah C. There were so many thoughtful touches throughout the cottage. Noreen has really done well thinking about the needs of the travelers who will be staying there. Noreen herself is very nice and easy to talk to. We would book again if we come back this way. Loved it! ##### Jenny T. We used it as a base to drive all around the highlands. The neighborhood was quiet with sounds of just birds and crashing waves. I went for morning walks enjoying the view of the water in the front and up the hill in the back enjoyed beautiful farm land with the sound of sheep in the distance. The home itself was well stocked with everything we needed; glasses, plates, knives as well as some tea, coffee and snacks that Noreen left for us. The beds were clean and soft for a good nights sleep. The showers were also clean and powerful. Noreen goes the extra mile in giving some ideas for activities with an hour or so driving distance and they did not disappoint. To sum it up; this home is the perfect getway! We will be recommending this place. ##### Laura L. A warm welcome from Noreen was greatly appreciated. It made a great base for exploring the North Highlands. Nice size rooms, great washer and dryer, lovely big tub/showers, clean and had everything we needed. Loved being across from the Cromarty Firth – the oil rig was my night light and the sound of the water lapping gently against the shore – haven’t slept that well in ages. Such a great location – from there we ventured out to Dunrobin Castle, John O’Groats, the west coast, hiked out to Ardverikie (the house used for filming in the Monarch of the Glen) and explored Inverness. People were so friendly and helpful, we didn’t want to leave. McGinty’s is a great local café in the town. Even managed to watch some of the Euros games. Cannot say enough about how much we enjoyed staying here. I hope we will return soon – Kinleith really is a gem of a place. Thank you for everything! ##### Mark M. There were 2 bins under a table with no lids, I open the grill to make a meal to find the under side of the grill pan was very greasy. We were left a nice welcome pack including filter coffee unfortunately the filter machine had a filter with blue mould from a previous occupant. I phoned the owner and they offered a full refund however we had family arriving later that evening. After cleaning we decided to stay for a few days and managed to find another property from later in the week . We really enjoyed the stay at Kinleith Cottage. It was a beautiful house facing the sea. The neighbourhood was very calm and quite. Perfect location for day trips to Northern Highlands. Owner Noreen was very helpful and was very responsive when needed. We look forward to come stay again in Kinleith. ##### Sajeevkumar N. Noreen has kept almost every thing we need for family especially if you are into cooking such as Indian food. May be a pressure cooker is the only thing missing but we had our own!!! 😁 The only problem was the shower upstairs don't get hot water continuously may be it looses pressure, Noreen can install a pump!! Otherwise a very nice house to stay. The location is nice but not very near to Loch Ness. If weather is nice there is beautiful beach just in 20 minutes drive, its called Dornoch beach. ##### Damodhar N. ## Expedia's Latest Trends ### Hotels > [Golden Jubilee Hotel](https://www.expedia.co.uk/Clydebank-Hotels-Golden-Jubilee-Hotel.h664349.Hotel-Information) > > [Moffat Manor Holiday Resort](https://www.expedia.co.uk/Moffat-Hotels-Moffat-Manor-Country-Park.h17709438.Hotel-Information) > > [Ardoe House Hotel & Spa](https://www.expedia.co.uk/Aberdeen-Hotels-Ardoe-House-Hotel-Spa.h23180.Hotel-Information) > > [DoubleTree by Hilton Edinburgh - Queensferry Crossing](https://www.expedia.co.uk/Dunfermline-Hotels-DoubleTree-By-Hilton-Edinburgh-Queensferry-Crossing.h1152983.Hotel-Information) > > [Cromlix](https://www.expedia.co.uk/Dunblane-Hotels-Cromlix.h1580309.Hotel-Information) > > [Glenisle Hotel](https://www.expedia.co.uk/Isle-Of-Arran-Hotels-Glenisle-Hotel.h2810774.Hotel-Information) > > [Loch Melfort Hotel](https://www.expedia.co.uk/Oban-Hotels-Loch-Melfort-Hotel.h520255.Hotel-Information) > > [Holiday Inn Glasgow East Kilbride by IHG](https://www.expedia.co.uk/Glasgow-Hotels-Holiday-Inn-Glasgow-East-Kilbride.h520428.Hotel-Information) > > [Queen of the Loch, Balloch by Marston's Inns](https://www.expedia.co.uk/Alexandria-Hotels-Queen-Of-The-Loch-By-Marstons-Inns.h33716771.Hotel-Information) > > [Auchrannie Resort](https://www.expedia.co.uk/Isle-Of-Arran-Hotels-Auchrannie-Resort.h4140916.Hotel-Information) > > [The Fenwick Hotel](https://www.expedia.co.uk/Kilmarnock-Hotels-The-Fenwick-Hotel.h80930.Hotel-Information) > > [Glasgow Westerwood Spa & Golf Resort](https://www.expedia.co.uk/Glasgow-Hotels-Glasgow-Westerwood-Spa-Golf-Resort.h893990.Hotel-Information) > > [The Kenmore Club](https://www.expedia.co.uk/Aberfeldy-Hotels-The-Kenmore-Club.h9234110.Hotel-Information) > > [Lochside House Hotel & Spa](https://www.expedia.co.uk/Cumnock-Hotels-Lochside-House-Hotel-Spa.h900570.Hotel-Information) > > [The Whispering Pine Lodge](https://www.expedia.co.uk/Spean-Bridge-Hotels-The-Whispering-Pine-Lodge.h11119972.Hotel-Information) > > [Macdonald Crutherland House and Spa](https://www.expedia.co.uk/Glasgow-Hotels-Macdonald-Crutherland-House-And-Spa.h569463.Hotel-Information) > > [Gleddoch Golf & Spa Resort](https://www.expedia.co.uk/Port-Glasgow-Hotels-Gleddoch-Hotel-Spa-Golf.h1502522.Hotel-Information) > > [Dalmahoy Hotel & Country Club](https://www.expedia.co.uk/Edinburgh-Hotels-Dalmahoy-Hotel-Country-Club.h21999.Hotel-Information) > > [Parklands Hotel & Country Club](https://www.expedia.co.uk/Glasgow-Hotels-Parklands-Hotel-Country-Club.h14766742.Hotel-Information) > > [Duck Bay Hotel](https://www.expedia.co.uk/Alexandria-Hotels-Duck-Bay-Hotel.h30097341.Hotel-Information) > > [The Portpatrick Hotel by Compass Hospitality](https://www.expedia.co.uk/Stranraer-Hotels-Portpatrick-Hotel.h13430754.Hotel-Information) > > [Leonardo Boutique Huntingtower Perth](https://www.expedia.co.uk/Perth-Hotels-Leonardo-Boutique-Huntingtower-Perth.h859382.Hotel-Information) > > [The Busby Hotel](https://www.expedia.co.uk/Glasgow-Hotels-The-Busby-Hotel.h10004759.Hotel-Information) > > [Coylumbridge Resort Hotel](https://www.expedia.co.uk/Aviemore-Hotels-Coylumbridge-Resort-Hotel.h520458.Hotel-Information) > > [The Tarbet Hotel](https://www.expedia.co.uk/Arrochar-Hotels-The-Tarbet-Hotel.h13407451.Hotel-Information) > > [Portavadie](https://www.expedia.co.uk/Tighnabruaich-Hotels-Portavadie.h11974275.Hotel-Information) > > [Onich Hotel](https://www.expedia.co.uk/Fort-William-Hotels-Onich-Hotel.h48439952.Hotel-Information) > > [Seamill Hydro Hotel & Resort](https://www.expedia.co.uk/West-Kilbride-Hotels-Seamill-Hydro-Hotel-Resort.h1818213.Hotel-Information) > > [Bowfield Hotel and Spa](https://www.expedia.co.uk/Johnstone-Hotels-Bowfield-Hotel-Country-Club.h1796965.Hotel-Information)
