All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy. \*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions. 2\. There are security cameras in the front and sides of the house and in the backyard watching over the pool area. They are triggered by motion. 3\. Up to 2 pets allowed per stay. If you stay for 28+ days we will collect a deposit instead of a daily fee. \-Heating the pool is $85/day Pool heat is pre-heated 24 hours before\* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night \*\*additional pool cleanings can be requested during your stay be will cost an additional fee. 7\. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee. \-If you have more than 6 guests, there will be $10 per guest, per night, with a maximum of 10 guests at any time 8\. All guests are required to sign a rental agreement contract and provide a copy of their ID. 9\. In order to get into the community we need the first name, last name, and license plate number of any cars and their drivers. 10\. We can only have 2 cars MAX on the property, THERE IS NO STREET PARKING. NO GARAGE ACCESS 11\. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell. HOA Rules & Fines Guests must follow all HOA rules, including parking, noise, and speed limits. Any fines issued by the HOA due to guest actions are the guest’s responsibility. The guest agrees that fines may be collected through the booking platform’s Resolution Center or any method permitted by the platform. Damage Deposit or Damage Waiver Fee: A refundable damage deposit of $500 is required for all bookings. Alternatively, guests have the option to pay a non-refundable damage waiver fee of $35\. This deposit or fee is intended to cover any damages or excessive cleaning costs incurred during your stay and will be returned or waived accordingly after inspection of the property upon checkout. DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience. Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers. During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside. Please note that pool cleaners come every Tuesday and Friday to clean the pool, so please don\`t be alarmed if you see them during your stay. The backyard and pool area are fantastic. My teenage kids absolutely loved it! The reason I gave this property four stars is because we wanted to have a few people over for dinner, however, they would not accommodate more than two cars on our property at any time. We were not allowed to have people that we were actually traveling with, join us for dinner at our place. The whole reason we rented this property, was to have a small pizza gathering with some friends in our back area. The listing does say no parties, however, I was very clear with the property manager, stating the number of people, and exactly how long the dinner would last, and they would not accommodate the request. The property is very safe and you have to be on “the list” to get into the actual neighborhood. ##### Angela H.
