FALL IN INDIANAPOLIS, WITH ROOM FOR EVERYONE
Six or seven of you come into Indianapolis for a Colts game, a convention, or a campus visit. You want to walk to the stadium, you want your own bathroom, and when you come back at eleven at night in the cold you want a fireplace and a couch big enough for everybody — not a hotel corridor and three keycards.
Group trips fall apart over exactly two things: bathrooms and parking. This house was built to solve both.
THREE BEDROOMS, THREE ENSUITE BATHROOMS
Every bedroom here has its own private, full, ensuite bathroom. Not a shared hall bath, not a powder room downstairs. Three bedrooms, three full baths, one each. Guests raise it unprompted, review after review, because it is genuinely rare. One family in for DCI finals wrote that "three bedrooms with full baths attached to each room was probably the best amenity for our party of six." Another put it plainly: "having multiple bathrooms was a GameChanger for our trip." On a game-day morning when six adults need to be out the door by eleven, that is the difference between a good trip and a tense one.
• MAIN-FLOOR SUITE — Queen bed, spacious ensuite bath, 75-inch smart TV, room-darkening shades and ceiling fan. On the main floor, so anyone who would rather skip the stairs has an easy option.
• UPPER SUITE — King bed, full ensuite bath, smart TV, ceiling fan, room-darkening shades and plenty of clothing storage.
• UPPER PRIMARY SUITE — King bed, walk-in closet, and an ensuite bath with a double vanity and an oversized walk-in shower with dual rainfall showerheads. A private balcony opens off the bedroom; coffee out there on a cold morning is a good way to start a Sunday.
• LIVING ROOM — A sleeper sofa adds a seventh bed when your group grows at the last minute.
Every bed is made up with real linens, extra pillows and blankets, hangers and an iron. Guests consistently tell us the beds are comfortable and everyone sleeps well — which, before a long day on your feet at a stadium, matters.
THE ROOM YOU WILL ACTUALLY LIVE IN
The main floor is open concept: kitchen, dining and living all connected, with big windows and a slider to the patio. A deep sectional faces a large wall-mounted smart TV, and beneath it, a fireplace.
That fireplace is why this house works in October and November. Come back from a cold night game, turn it on, put the postgame on the big screen, and the group ends up in one room instead of scattering. A November guest wrote that "the living room had plenty of seating for watching movies and relaxing." Another said the open space "made it easy to spend time together as a group." You did not travel together to sit in separate rooms.
A KITCHEN BUILT FOR A REAL BREAKFAST
Modern and genuinely equipped — not the usual two-pan situation. Full-size stainless refrigerator, a mini fridge for drinks, freezer, dishwasher, stove, oven, microwave, toaster, blender, electric kettle, and a full set of dishes, silverware and wine glasses. There is an espresso machine, coffee is stocked, and the island seats four.
One group told us the kitchen was "great for the big breakfast we cooked one morning." Another appreciated "all the cabinet space in the kitchen that we could use for our own groceries."
A DEDICATED OFFICE, NOT A GESTURE
A proper desk, an office chair, natural light, and fiber internet with symmetrical gigabit speeds. One guest wrote after a convention trip that it was "an excellent place for a business stay." If you are in town for meetings at Eli Lilly — half a mile away — you can get a real day's work done. There is a smart TV in every bedroom too.
PARKING THAT SOLVES GAME DAY
The driveway holds four vehicles — this close to downtown, close to unheard of. You pull straight up to the front door to unload. A guest in for a game wrote: "The driveway was big enough for 4 cars, and we could pull up directly in front of the house." No garage hunt, no shuttle, no splitting the group across three parking structures.
WALKING DISTANCE TO THE GAME — HONESTLY DESCRIBED
Lucas Oil Stadium and Gainbridge Fieldhouse are both right around a mile away: roughly a twenty-minute walk, or five minutes by car.
We want to be straight about the fall. In September and early October it is a pleasant walk and most guests do it. In November it is cold, and street construction nearby occasionally reroutes the sidewalks. A December guest wrote that "although it was cold, the walk was completely manageable (just under a mile)" — and named the real advantage: after the game, when everyone else is waiting on a rideshare, you walk home in twenty minutes. Another guest was blunter: on a bad-weather night, drive it. Either way you have options, and your own driveway at the end of them.
DOGS ARE GENUINELY WELCOME
The backyard is fully fenced, and it is a real yard, not a strip of gravel. Up to two dogs are welcome — a guest who stayed nine nights with two dogs told us "the large fenced backyard was great for my 2 dogs." One thing to know before booking: there is no door from the house into the backyard, so dogs go out the front door and around.
THE ROOFTOP DECK
A private rooftop deck with cushioned seating and an open view of the downtown skyline. In September it is one of the best features of the house — guests have called the view "amazing." By late November it is somewhere you step out for five minutes with a coffee and a jacket: a bonus on a fall trip, not the reason to book. The fireplace downstairs is.
THE NEIGHBORHOOD
Bates-Hendricks is one of Indianapolis's most walkable historic neighborhoods — residential and genuinely quiet, a word guests use constantly, minutes from the middle of downtown.

Live music, craft breweries, vintage shops and duckpin bowling. • MASS AVE CULTURAL DISTRICT — 8 min. Galleries, boutiques, theatre and cocktail bars. • BOTTLEWORKS DISTRICT — 8 min. The Garage food hall in a restored Coca-Cola bottling plant. • INDIANAPOLIS CULTURAL TRAIL — A ten-mile urban path linking the downtown districts, excellent in fall colour.

• INDIANAPOLIS COLTS home games at Lucas Oil Stadium, September through December — about a mile on foot. • INDIANA PACERS and INDIANA FEVER at Gainbridge Fieldhouse, the NBA season opening in late October — also about a mile. • THE INDIANA CONVENTION CENTER runs its heaviest trade-show calendar in the fall, six minutes away. • THE INDIANAPOLIS MONUMENTAL MARATHON in early November, on a downtown course close to the neighborhood. • THE CIRCLE CITY CLASSIC in late September and THE BIG TEN FOOTBALL CHAMPIONSHIP in early December, both at Lucas Oil Stadium. • NEWFIELDS, twenty minutes north, for autumn across its 152 acres of gardens and outdoor art. • THE INDIANAPOLIS MOTOR SPEEDWAY museum and track tours, twenty minutes out.
GETTING HERE
Indianapolis International (IND) is fifteen minutes away. The house sits immediately off I-65, which is why the drive downtown is so short — and why you may occasionally hear a train late at night.
Self check-in with a smart lock means your arrival time is your own business. Fresh towels and linens, a full-size washer and dryer, central heat and air, ceiling fans and room-darkening shades in every bedroom are all waiting.

Security devices: Exterior security cameras at the entrances may record video and audio. There are no cameras of any kind inside the home. A noise-decibel monitor in the living area measures sound levels only — it does not record audio or conversations.
Pets: Dogs only, up to two, registered on your reservation before arrival. They must be housebroken, under your control, and crated if left alone — never unattended. A pet charge applies. Note there is no door from the house into the backyard, so dogs go out the front door and around to the fenced yard.
Quiet hours: 10:00 PM to 7:00 AM. No parties or events, and no commercial photography or filming.
The neighborhood: Bates-Hendricks is quiet and residential, but the house sits immediately off I-65, so a train is occasionally audible late at night. Active street construction nearby can affect the walking route downtown.
Trash: Please consolidate kitchen and bathroom trash into large bags and place them in the outdoor bin beside the driveway.
Cancellation Policy: We follow the policy in place at the time you booked, as shown in your confirmation. If there is any chance you may need to cancel, we recommend travel insurance at checkout. Refunds are not provided outside the booked policy for weather, illness, or travel disruptions.
