For 11 persons, you need to book my upstair studio (homeaway.com/3495741) together with this unit. We intend to attract visitors who place value/price as high priority, not for those who want perfectness for everything. Our Flamboyan Condo is an amazing three-bedroom property that affords a breathtaking ocean view. The condo combines the modern comforts of your own home with a stylish and decorative interior. Living spaces are inviting, and feature a range of modern and fully equipped amenities. Outside, a cozy balcony features an array of patio furniture and outstanding views of the ocean from sunrise to sunset. The condo has 3 bedrooms with 3 bathrooms. All bedrooms are located downstairs with a laundry unit (washer/dryer). The master bedroom is bright and roomy with a king-size bed, an en-suite bathroom (the Jacuzzi is not working), a walk-in closet, a 46” cable TV, and two coaches. Sharing the second bathroom, the 2nd bedroom has a queen bed without TV, and the 3rd bedroom has two twin beds with a 32” cable TV. Our two sofa beds in the living room (twin size) can accommodate the 7th person with his/her own bathroom by the kitchen. The upstairs floor has a kitchen, a dinning and living area, a balcony, and a third bathroom. Our master bedroom, dinning/living area, balcony and kitchen all enjoy a fabulous ocean view. Amenities also include a fully equipped kitchen, high-speed internet, air-conditioning in all living spaces (split-units for M bedroom and upstair floor), and an electric grill on the balcony. We have space to park one vehicle and a golf cart. Our studio 'Palm' unit (#3495741) is located directly above our 'Flamboyan' unit. The two units share the same lobby area, but are completely separated with their own entrance doors, and are booked independently. If rented together, they can accommodate a total of 11 persons for a group--with 4 bedrooms + 1 loft + 4 baths. Palmanova Village is located on the top of a hill next to the Palmanova Plaza in Palmas del Mar. It has a swimming pool, a jacuzzi, and a gym center with sauna rooms--all are free of charges for renters and residents. Our condo is about 150 m away straight distance from the seashore, and about 10 minutes walking distance to the nearest beach (1111 steps). All beaches are free in Puerto Rico. You may rent a golf cart to access all the beaches in Palmas del Mar. Palmas del Mar is the largest master-planned community in the Caribbean. Set in approximately 2,750 acres (11.1 km2) of land, the resort includes over 25 different neighborhoods (Palmanova Village is one of them), a bank, retail shops, an equestrian centre, two 18-hole championship golf courses (The Flamboyan Course is among the top 5 in the Caribbean), a marina, many restaurants, a casino, great views of the Luquillo Mountains and Vieques island, and security and strict-access control 24 hours per day. In addition, we have PAC membership to sponsor you to access the membership exclusive facilities in the Palmas Athletic Club's fitness center and the Tennis Club for charged visits and uses during weekdays. The tennis club has 20 courts: 2 artificial grass Omni Courts, 4 Har-Tru clay courts & 14 hard courts. These courts were supplied with cold drinking water all the time and towels are provided for users. Unfortunately, the Beach Club is closed for visitors for now, unless they are accompanied by a member. Inside Palmas Del Mar, you may also want to sign up for a horseback riding trip through the beach at the new Equestrian Center. You will find a bank located at Palmanova Plaza, as well as shops, multiple restaurants and a convenient grocery store. You can play at the casino at the Wyndham Hotel or relax at any of the spas. For those who prefer boating and water sports, you may want to visit the marina to sign up for a catamaran trip or a scuba diving/snorkeling adventure. Palmas del Mar is about 30 minutes to Fajardo, 45 minutes to the US Forest Service Rainforest Visitor Center--El Portal, and about 50 minutes to the San Juan (SJU) airport when there is not traffic jam (but may take up to 2 hrs during traffic hours). Shopping and grocery centers are about 10 minutes driving distance away in downtown Humacao. Plamas del Mar is 30 minutes to the ferry (to Culebra and Vieques), the Cabezas Nature Reserve, and the Bio Bay in Fajardo; 45 minues away from the Rainforest visitor center, and about 50 minutes from the San Juan airport. ## Property amenities ### Beach - The condo needs an entire scrape and paint, fresh draperies, reparation of window leaks, and a deep bathroom cleaning. I will attempt to provide an objective review of our experience. We arrived at Palmas Del Mar at about 7pm on August 3rd after a very long day of travel. Our instruction from the landlord was to call his cell phone and he would do the initial opening of the security gate to Palmanova Village where his condo is located. After several calls went unanswered I was beginning to think that we got scammed. Reading through the instructions further, we were directed to a mailbox beyond the gate that held the keys to the unit. My son in law crawled under the gate but was unable to identify the mailbox. Luckily at this point, another resident was kind enough to open the gate, and helped us to find the condo we rented, and to gain entrance to the building, where we were able to enter another code provided by the landlord and finally gain entrance to the condo. I’m not going to lie. I was VERY pissed off at how the process went, but also relieved that we had someplace to sleep that night. As a side note- Several texts and emails to the landlord from my wife, daughter and I went unanswered for 3 days, at which point the landlord wrote that he was hiking in a remote area in the states, and had no cell service. I would have hoped he would have anticipated this and made some sort of alternative plan. Now about the condo specifically. The view off the balcony is magnificent!. Once my son-in-law fixed the sliding door so we could easily gain access, this is the area we all spent most of our time. The place itself was adequately clean, but the furnishings and accessories are somewhat dated. We were comfortable though… Some other issues that presented themselves- 1- the 2 televisions in the bedrooms did not work. 2- we could not figure out how to operate the whirlpool tub 3- when it rained (we were there for tropical storm Fred) the windows in the master bedroom leaked quite a bit. One other issue- Once we were in, we were provided a FOB that controlled the front gate.It was only after we replaced the battery that it worked semi-adequately. Sometimes you had to push the buttons several times before the gate would open; There is a keyboard panel at the gate, and some type of code to enter would work better.. All in all I’d give this rental a 3.5 a rating that would have been higher had it not been for issues stated above. The landlord, did in the end make a concession as a goodwill gesture. ##### bob z. The only thing that I dislike was in the kitchen I found little , and for me that's awful. And the bed of the master bedroom needs mattress replacement urgent!. Vecinos amables. El porton de control de acceso tiene muy poca recepción de la señal lo que hace la entrada y salida complicada. Condiciones del apartamento muy pobre. Hongo en los baños, tuberías tapadas, desagües tapados. El matress de la cama del cuarto master necesita cambiarse urgente. El ruido de los “bed-springs” sonaban con cada movimiento y no permitía un descanso apropiado. Ademas que estaba “crooked”. El outlet detrás del mueble que está en el cuarto master está roto. Found dirty dishes in cabinets, Bathrooms were filthy! Sinks had no stoppers! Master bedroom king bed is terrible not fit to sleep on, mattress needs replaced! A/C unit in master bedroom also started making a terrible noise! was told to turn off and open windows, to hot (86\*) to do that! Jet tub in master bathroom does not work! Picture and actual place do not match. The view at this location is beautiful, location is convenient if your okay with going 40 minutes travel. I loved the view of the island. Suggestion: firer your cleaning service!, kitchen would benefit with some detail touches, mattress in master bedroom needs to be replaced, master bathroom needs work ASAP. Shower floor, will sink if not repaired ASAP , bathroom tube 🤭. With some extra comfort details this place would be worth the cost. Again, the view and location were very nice. ##### Glenda D. Picture do not tell the full story,the house it’s perfect for a family, fully equipped amazing views yes there was some ants 🐜 running around the place but it’s PR ! the owner was excellent responding to a couple of hiccups we had nothing major but yet he was ready to take care of them .
