"This was a lovely very open space for our family gathering. Lots of space to spread out - areas in the house and outside to go if you wanted time to yourself. Had a number of boardgames in the house, as well as a hockey table. Great porch for relaxation.The host was very responsive to our questions. There were a few things we found around the house that could be added or corrected and I'm sure the host would not have a problem with doing that. Overall a lovely stay and we'd choose this place again."

"We absolutely loved our stay! The home was incredibly clean, cozy, and comfortable—it truly felt like a little home away from home. And the view… absolutely amazing! It was the kind of place where you just want to sit back, relax, and take it all in. Everything was exactly what we needed for a peaceful getaway. We would definitely stay here again and highly recommend it to anyone looking for a beautiful, relaxing place to stay!"
House Right on the Potomac River - Great Sunrises & Sunsets

"When you walk in, there's a sign that says "Our House Rules-relax, relax, relax" and the entire property is set up as an enticement to do just that. There are 6 distinct areas to gather to play games, eat more than you really should with everything you could possibly need to make it (byo sugar), watch tv, sit and talk/play pool, sit and watch the creek and swim/lounge by the pool. All of the rooms are full of interesting things to see and comfortable places to be, so if you want to be together or you want some private time, you are covered. The pool was fun and the kayaking was excellent.We kept busy enough with trips to The Enchanted Forest (and shoppping) in Warsaw, Stratford Hall, Garner's Product (the goats are so cute and I found several varieties of mint I don't have yet) and road trips to Washington DC and surrounding Smithsonian museums. We ended up spending one day relaxing around the house because of a huge thunderstorm and one day recovering from a DC sunburn. It was very low key, but an excellent way to recharge.There are several very nice wineries in the area, but I was disappointed that there were more I didn't get to visit because of their hours. I especially enjoyed the sangria at General's Ridge and the wine dog who came and let us pet him while we were enjoying our wine and charcuterie board next to the fountain in the courtyard at Ingleside, The house was wonderful and we would definitely return."

"Communication was top notch! It’s a great house. Location is very remote so if you have teens they will probably be bored (mine were). We did have some issues with previous renters leaving things poorly - kayaks right side up (filled with water), storage areas unlocked… Pool alarms didn’t work as advertised (didn’t bother us with older kids). Bedrooms in the cottage are teeny tiny - no adult would sleep there and the couches were missing additional parts to turn them into beds. We had 12 total people - two couples and 8 total kids and had just enough room - could have added 2 more. Definitely check the setup before bringing 21 people! We enjoyed our stay and overall it was a great place to all be together. But it’s not for everyone. Unfortunately the “beach” is very small, rocky, and angled, no one laid out for a tan. We had a lot of fun crabbing (and eating crab - yum!) Sadly we had a LOT of jelly fish so spent very little time in the water although my kids were much braver than I was and kayaking / stand up paddle boarding was fun. We did change the number of people in our reservation two weeks prior and had a horrible time with this vacation rental platform despite calls and texts (they never got it right) but the homeowner was very accommodating and made sure we had enough sheets and towels for everyone so that was very appreciated!"

"Beautiful house in a beautiful beach location. The house has a private beach and dock on the Potomac. The views are incredible. There is plenty of space inside the house for family activities, as well as an open-air deck and a screened-in outdoor dining area — which is where we had a family dinner each evening. Communication with the host was quick, easy and responsive."

"This was my first VRBO experience and I loved how easy it was. The cottage is rustic and simple but that’s exactly what I was looking for. I ended up not making it to the winery, but it was an easy drive into Colonial Beach and over to George Washington’s birthplace. And a cozy place to curl up and read during the afternoon thunderstorm!"

"The host is extremely kind and you can see all the thoughtful touches around the property. She has everything there for you to enjoy the river, porch and grounds. Very easy to communicate with. The dogs, kids and myself were all disappointed we couldn't stay longer and would love to come back when we have more time"

"We had a wonderful stay at Ashley's property! The home was clean, spacious, and well-maintained. The game room was fantastic, and the kitchen was fully equipped with everything we needed.Our only suggestion is to improve the cooling on the top floor during peak summer, as that bedroom tended to get quite hot.Overall, it was a great experience, and we'd be happy to stay here again. Highly recommended!"
Dock Access: Waterfront Studio in Colonial Beach!

"We liked this rental and it was clean and comfortable. We also enjoyed the private community beach located a 5-minute drive away from the property. I did want to mention a couple things I found surprising based on the listing. One is that the listing says it has ‘dock access.’ This is not accurate. The house sits on a small lake. There are stairs that go down to a DECK on the water. There is no dock, and swimming and boating are prohibited in the lake. I think calling it a dock implies that you have access to get into the water in some way and you do not. It is not the river and it is not a dock. Both the listing title and photo are misleading. Second is stating that the property is half a mile from Colonial Beach. This is true ‘as the crow flies’ but in reality it is about a 20 minute drive away because you must go all the way around to the other side. We still enjoyed the property overall."
