The Lookout is a luxury vacation rental for the discerning traveller located in Hatch on 3.5 acres of land, about 25 minutes to Bryce Canyon National Park and 50 minutes to the East entrance of Zion. It overlooks large pastures with the Sevier River meandering throughout, where you can watch cattle roam in the summer, as well as spectacular sunrises and sunsets over the back of Bryce Canyon (Paunsagunt Cliffs) which is right in front of the house. Most windows in the house have a breathtaking view, hence the name "Lookout". The property sits on 3.5 private acres with private Sevier River frontage for fishing. The river is known for 3 kinds of trout that are restocked periodically by the local fish hatchery.
The property feature hardwood and tile flooring throughout (no carpet), exceptional tile walk in showers with windows, granite countertops, automatic espresso and coffee maker (coffee provided), stainless steel kitchen appliances, a 65" TV in the living room etc. It has been decorated in a trendy modern urban industrial style using reclaimed accent pieces, local antiques and custom metal artwork from local craftsmen. Of course free wifi internet (Gigabit fiber connection) is provided as well as Netflix and Amazon Video service (no broadcast, cable or satellite channels), as well as Pandora for music and ambiance. The Lookout is around 2100 sf. There is one full bathroom downstairs, where the kitchen and large family / dining room with 65" TV are located. On the second floor are 2 bedrooms (one with a split cal king bed, and one with 2 XL twins) and 2 bathrooms (both have large walk in showers with windows, one has an additional large tub). The third floor is an open loft with a cal king bed. All beds have new state of the art latex mattresses.
We provide many extras for our guests, such as locally made artisan soaps, shampoo, coffee from the region and much more. The gourmet kitchen features stainless steel appliances and is well equipped for cooking lavish meals and baking treats in the convection oven. A German style wood barbeque is available outside for grilling. Washer, laundry soap and dryer are also provided. Note that the Lookout does not have air conditioning, as summers do not get very hot at the higher elevation in Hatch, but all windows have screens so they can be opened to take advantage of the breeze. You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!
During the winter, cuddle up in the cozy living room and watch the snowy landscapes outside. During the summer, open up the double doors and blur the lines between inside and outside, as you watch the pink cliffs light up during majestic sunsets. Or watch horses or cows grazing during afternoon tea.
The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests have access to the entire house, and can roam freely on the 3.5 acres as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.
We live 3 hours away near Las Vegas, and will leave you in complete privacy. However we are always available to answer any questions or give you tips for daytrips or restaurants. We speak fluent French, German, Spanish and English. Do not hesitate to reach out with any question, prior or during your trip.
There is no public transportation. You will need a car. 4x4 or high clearance is useful in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the house itself.
We have a strict no-pet and no-smoking policy.

About our cleaning fee: you may wonder why our cleaning fee is so high. Due to the rural location of the property, there are few reliable professional cleaners available, so good cleaners are able to charge a premium. Many competing vacation rentals use spotty cleaners or family members to clean. We do not compromise on cleaning services because we want you to find the property spotless, just like you would expect at a high end resort. We also use only eco-friendly cleaning products and laundry detergents, so that the bathroom doesn't smell of bleach and guests with alergies can feel comfortable.

Absolutely beautiful place to rest in between visits to all the parks. Very clean, well-stocked kitchen, thorough guide, and the coffee and beds were amazing.
We stayed at The Lookout for a trip visiting Bryce Canyon and Zion National Parks. It was the perfect place to stay with easy access to both parks. The home is wonderful with great original decor and amenities. It was very easy to correspond with the hosts who were extremely helpful and provided extensive information about the property and area. We look forward to a return visit!
The Lookout provided a great base for exploring Bryce Canyon. The house was well appointed and clean, and we appreciated the decor had a point of view. Hatch is close enough to Bryce (about 30 min) to make a it good option if you want to have more space to come back and relax after hiking. One caveat this that before May all the restaurants in Hatch were closed, and more of the restaurants in nearby Panguitch were closed as well.
This home was amazing! The views of the canyon, the expansive views of stars and the milky way at night, the less than half hour drive to Bryce, comfy beds, super clean home, this had it all. Jean was super responsive, easy to work with and provided a pdf download with all instructions, recommended trails, anything you would need for your stay. I would highly recommend. Thank you Jean!
The location of this property was perfect for us! Away from the crowds choosing to stay closer to the park, we were able to find refuge and still have reasonable access to groceries and restaurants. Each day we were up early and able to get to the park before the trails were overcrowded. The house had everything we needed for cooking, laundry, and lounging after our morning hikes. Our hosts were easy to communicate with and quick to respond. We loved everything about our stay and have marked this location as one of our favorites. We will definitely stay here again when we return in the future.
We absolutely loved our stay at The Lookout in Hatch! It was the perfect home base for exploring southern Utah—just a short drive to Bryce Canyon and about an hour to Zion National Park.The property was spotless, spacious, and really well thought out. We especially enjoyed the stunning mountain views—it was the perfect backdrop for a relaxing getaway. The kitchen had everything we needed, and the whole place felt really comfortable and welcoming.Our host was incredibly responsive and made check-in a breeze. They also provided great local tips that made our stay even better. While we didn’t use the fire pit, it looked like an awesome spot to hang out in the evenings.We’d absolutely stay here again and would 100% recommend The Lookout to anyone looking for a great place to experience Utah’s natural beauty.
We had an amazing stay! The house was beautiful and spacious. The views were breathtaking. The Lookout was very clean and had everything we would need ... cleaning products, bags, soaps and shampoo, and so much more .... literally everything! The property was gorgeous! The boys went fly fishing on the river. The girls got to meet the horses next door, who came down every night to get petted and scratched behind the ears. It was incredible! We were very close to Bryce, and we went to Zion, which was a little bit further. Overall, the experience was 11/10! I could not recommend The Lookout more!!! This property has a cool industrial vibe. It was plenty big enough for 5 adults. The kitchen has a great coffee maker and amenities. It is three stories with the bedrooms on the second and third floor. The master bedroom had two twin beds pushed together which was somewhat strange, but overall we loved it.
This house is even more amazing than pictured. It's beautiful inside. The house was very clean, the beds very comfortable, the kitchen is very well stocked. And the view - just beautiful. We loved sitting in the backyard and on the patios. I've been telling everyone about this house. If you're planning a trip to Bryce Canyon, this home is perfect!
Our stay was the perfect cap to a national parks camping trip. The house was comfortable, spacious, and beautifully situated near the river with close access between town and the canyon. We enjoyed trout fishing in streams above Panguitch. We were all very sad to leave!

Lovely house with all the little things right.
We really enjoyed our stay - the house is immaculate - and has little touches right, down to the coffee machine, the art, and the furniture.
The best part of our stay was definitely the lightning storm though. sitting in the living room watching the afternoon storm roll in across the river and seeing the storm pass right over the property was a definite highlight.
Initially I was searching for an "appropriate " property to vacation at with Family and be located near an event. The Lookout met this [wish list] as it possesses all of amenities needed. Pay attention to the pre instruction visit [guide] the owner sends and ensure you have a more enjoyable stay!

A bit surprised that the master bedroom had 2 singles. We ended up sleeping up in the loft which had a king size bed and walking up/down to the bathrooms.
Otherwise all else was good.

Spectacular views outside were the highlight, but the house inside was also very special.
We had a wonderful stay at the Lookout this week. The house provides expansive views of the mountains, with floor to ceiling windows downstairs and open decks off the dining area and master suite. The interior design is beautiful, without compromising comfort or function. The location of the house allows relatively easy access to both Bryce Canyon and Zion National Park. The owners supplied a great guide to the house and area, including best restaurants and off-the-beaten track destinations for hiking and sightseeing. Hope to return to this part of the country soon and can't imagine a better place to stay for our next visit.

Great views, fun decor; some amenities need a bit of dialing in...
Nice location, excellent staff support. There were a few issues: dishwasher failed, printer couldn't be used. I would have appreciated a closet in the master bedroom or hooks and a chest of drawers. The backup staff were very responsive and helpful. Outstanding views and reasonably convenient access to Bryce Canyon NP
Appropriately named the Lookout. The views are stunning. Plenty of room. Comfortable beds in the main bedroom and room with twin beds, though the king bed in the loft is quite firm. Enjoyed watching deer on the property and some Juncos. Made our meals here and had everything we needed. The Belgian waffle maker saw a lot of use. Hatch City closes down in the winter, but gasoline is available at a station there. A small local grocery store, Joe's Market is in Panquitch. We enjoyed our stayed. Thanks Jean & Nathalie!
