Aspen House by the River
2 bedroom home located 100 feet from the pristine Gunnison River.
The home is on 2.5 acres of riverfront property and across a footbridge that will take you to the Gunnison White Water Park (my balance isn't great and with no handrails, I do not use it). Located just miles from Hartman Rocks Rec area, Blue Mesa Reservoir, 2 miles from downtown Gunnison, Colorado, 1/2 mile from Dos Rios Golf Course and 30 miles from Crested Butte and Mt. Crested Butte. Enjoy skiing, rafting, fly fishing, and biking right out your front door! Plenty of room for your RV and trailers. Only one mile from the Crested Butte ski shuttle stop. We are in the flight path, but it's Gunnison airport, not DIA. I think the planes are cool to watch when they do fly over.
This property is shared with The River House on the river. All hammocks, firepits, and picnic tables are there for the two homes to share. There is a lot of room, so play nice (don't choose the space directly in front of the River House) and enjoy this park-like atmosphere!

If you enjoy relaxing by a gorgeous river listening to the Aspen trees in the breeze this is the place for you. Lovely property and very close to all that Gunnison has to offer. Will be back for sure!
Location on the river was spectacular. Large outside space to experience the serenity of the Gunnison River. Comfortable beds and furniture.A bit disappointed in the cleanliness of the house, the floors were in need of a good cleaning. Linens and towels were fresh/clean.
House was perfect for us, loved watching the Gunnison river roll by out my window. Very comfortable, loved the king size bed. No complaints, our son dropped by on way to camping & was very impressed.
Nice stay for 5 weeks. Clean, everything worked except tv at the end. Good communication with agent. Beautiful location. Could use updated furniture and rugs.
Being kid friendly wasn't important, adult friendly it gets an A. The cabin is very well equipped, very comfortable beds & pillows. Its location is perfect in getting to Crested Butte, Black Canyon of the Gunnison, Ohio pass, Maroon Belles, just to name a few. My husband is a fly fisherman so being on this premier river was a bonus, He caught a couple beauties, but the big one got away. That is ok, because we will be back.next year. PS be sure to check out Hartman rocks & don't get lost back there.
We very much enjoyed the riverside location for relaxing with a cocktail in the evening. Convenient location to town and main hwy for groceries, restaurants and town happenings. Coffee pods and laundry supplies were available (thank you). There were a couple of minor improvements that would be helpful, but overall a very nice property.
We had a wonderful stay at Aspen House and recommend. The location is great and the property is generally as advertised. A couple of items to note - the dryer was a bit finicky when we were there. It took a lot of patience and VERY small loads to get anything dry. This was communicated to the property manager. The kitchen is adequately stocked and works for basic meals, but (as is often the case in vacation rentals) the knives are dull and not of great quality. Overall we enjoyed our time in Gunnison and this was a great base for our adventures!
The riverside setting was very relaxing. The house was older but immaculate.
The only drawback is that it is listed as airconditioned. There is no central air. We were there the end of July.
There are two portable swamp coolers that didn't keep up with the heat. The house didn't cool enough for comfortable sleep until about two in the morning. There are ceiling fans and a box fan. But the home gets warm in the afternoon.
We visit Gunnison annually and this is the first time we’ve chosen to stay near town. I was concerned about being so near the airport but it really wasn’t an issue. The house had everything we needed for the week and I did a good bit of cooking. We didn’t frequent the river as much as I had planned but we did fish at Taylor’s reservoir and lake Erwin. It would have been really fun to float the Gunnison so maybe next time. The only issue we had at the house was we only had two wash clothes. So with five of us needing showers daily I just purchased extras at the Walmart down the road and left them for the next guests to also have use of hopefully. I would recommend this house and hope to rent again someday.

The house was convenient to the town and close to the river.
The location of the property is perfect for individuals who wants relaxing and quiet getaway by the river. We were visiting Gunnison for a friend’s wedding and the property was a great place to wind down in between and after a busy day of events. We highly recommend if you enjoy the outdoors!
Plenty of room, pillows, blankets & amenities for our little family vacation. Property manager was very easy & quick to get a hold of and answer any questions. The beds were very fluffy & comfy after a long drive. The house was clean and everything worked fine. Plenty of hot water for showers.
The river right the behind the house was gorgeous. We were happy with our stay.
Nice 2 bedroom close to where we were fishing (Blue Mesa Reservoir). The property manager check with us on arrival.
TV is hard to figure out (we couldn’t figure it out) however it did not affect our stay.
