Riverfront Retreat Remodeled Kitchen 3BR & Hot Tub

Riverfront house! Huge 16' x 16' platform deck at riverfront bank area. Plus 10' x 10' floating dock with gangway (in summer.) Private river access with kayaks and paddle-boards included. Gorgeous newly renovated kitchen/dining/living/great room, updated bathrooms, fantastic balcony overlooking water and large lot with flat yard for playing and gently sloped river access. Hot tub on deck overlooking river. Great for a relaxing getaway, a family vacation, a girls weekend, steel-head and salmon fishing or a base for wine tasting.

EARLY CHECK-IN / LATE CHECK-OUT
Early check-in and/or late check-out may be available depending on my cleaner's schedule. If available, I generally charge a fee equal to about 5% of your nightly rate per hour (basically 1/20 of your nightly rate) with a minimum of $25. Please let me know asap if you are requesting early check-in or late check-out so I can check with the cleaners. I charge this fee because I usually pay the cleaners more for the tight cleaning window and because it is extra work for me to coordinate it with cleaners.

PETS:
Pet fee is $35 per night per pet and $200 per week per pet. You are required to notify me if you are bringing a pet(s) and/or select the pet option when booking to have the fee added automatically. (I can adjust the fee before or after booking for week+ rentals.)

CLEANING FEE:
My cleaning fee includes the maintenance of the hot tub, which is serviced frequently and drained/cleaned/refilled regularly. The cleaning fee also includes the premium amount paid to the cleaners to compensate for the irregular schedule and to cover costs associated with typical vacation rental use.

RIVER LEVELS: Summer dams are installed from mid-June to mid-Sept. When the dams are in, the river level rises and covers the grey rocky beach seen in some of our photos. During the summer dams, we have a gangway down to our floating dock. In FALL, WINTER and SPRING, there is a huge grey rocky "beach" which is lovely for a walk along the river and the river has a slight current. Kayaking and boating is available usually March through November, depending on rainy season. We bring our kayaks and paddleboards up to store during the winter rainy season and take them back down in March usually. When the summer dams are not up, you have to carry the kayaks or paddleboards across the grey rocky beach to the edge of the river.

0) Covid-19 restrictions are still in place at any stage of California's re-opening
1) Your stay starts or ends on a Saturday or major holiday
2) Your group includes more than 4 unrelated adults
3) Your booking is more than 3 months in the future
4) Your group includes more than 3 kids (ages 0-17)
5) Your group includes more than 6 guests
6) Your stay leaves a 1 day gap of a rentable night on my calendar
