This beautiful ski in/ski out home is located in Granby Ranch. Enjoy a community pool and dining options at the resort base, without having to get in a vehicle! This home offers luxury in a premier mountain setting. Our home is just a lift ride away from downhill skiing, cross country skiing, and other mountain recreational activities. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Granby Ranch Resort. Please check all house rules to avoid penalties. Sleeps 16 people comfortably. Master bedroom has a king bed, second bedroom has a queen bed, third bedroom has a queen bed, fourth bedroom has two double/twin bunks and there is a double sofa sleeper in the lower-level recreation room. Please see below for a detailed description of the home layout: \- Outdoor Space: Front Porch \- Heated 2 garage \- Bedroom #1: Master with king bed with access to deck, attached bathroom, closet, 2 nightstands, dresser and writing desk \- Bathroom #1: (Within Master suite) Includes toilet room, separate shower, garden tub, double sinks \- Bedroom #2: Has queen bed, closet, 2 nightstands, \- Bathroom #2: Near laundry room. Includes sink, toilet & bath/shower combo. \- Laundry Room has a top-load washer and front load dryer \- Dining Room has table and chairs that seat 8 open to kitchen & main family room \- Kitchen equipped with double oven + stove, French door fridge/freezer, dishwasher, microwave, and pantry (has First aid kit). Fully stocked with pots, pans, baking supplies, utensils, dishware and cutlery! \- Main Family Room with door to back deck. Includes fireplace with TV above it, 2 couches and 2 chairs, center storage table to play games/use as coffee table. \- Outdoor Space: Deck with propane grill, 2 chairs and 1 couch Lower Level: \- Bedroom #3 has queen bed and attached bath. Includes 2 nightstands, and closet. \- Bathroom #3 (within Bedroom #3) includes sink, toilet & shower/bath combo \- Bedroom #4 has 2 double twin bunks and attached bath. \- Bathroom #4 (within bunk room) includes sink, toilet & shower/bath combo \- Second family room includes pool table, TV, Xbox & Wii game system, sofa sleeper & 2 chairs and door to hot tub \- Hot tub on deck Kitchen Amenities: The kitchen is fully equipped to enable you to create wonderful meals for all your guests. There is a full kitchen including a full-size refrigerator/freezer, dishwasher, microwave, and gas range and stove. We have included all the things that we find valuable in a home kitchen and have tried to have it available in our mountain home. We are fully stocked with pots, pans, baking supplies, utensils, dish ware and cutlery! Entertainment: The home has all the entertainment amenities that you want. Both living areas feature High-Definition TVs with an HD cable TV. We also offer high speed internet with Wi-Fi connection. You will need to bring a laptop or other device with you to access the internet. We have an outdoor hot tub on the back deck with easy access, no need to trample through ice and snow! It is so wonderful to sit in the hot tub after a day spent in the outdoors and enjoy the stars. General Amenities: All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker). We also have a heated garage with plenty of room for your ski equipment and mountain bikes, as well as a new large capacity front loading washer and dryer for your use. House Rules 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at any time. 4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred. 5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 8.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit. The communication is great and there was nothing the home was lacking for a family of 11 to enjoy the mountains. The location to the ski slope is unreal and such a bonus! We walked honestly about 30 yards and then could put our skis on before skiing down to the base. I cannot say enough great things about the home. We comfortably fit our three families into the four bedrooms and enjoyed the fire after long ski days. The view of the mountains cannot be fully appreciated in pictures. The beds were so comfortable. We had all age groups along from great grandma down to 2 year olds. Everyone had space and enjoyed this property together. Plenty of hot water for all of us in the evenings. Property managers were very responsive and helpful. The location was great with the kids, little to no traffic and quiet neighborhood but still easy to get to. Small inconveniences piled up quickly. For example, there was no Wi-Fi code provided upon arrival (or in the VRBO app), and since cell reception was minimal, we had to leave the property just to contact management. It took them several hours to respond, so we kept having to step out to check for updates. In addition, the front door lock didn’t function properly, leaving us no choice but to keep the property unlocked. This property was in a great location, right next to the run that took you to the main lift. So convenient! The house itself was clean and spacious, with a big area downstairs for the kids to hang out, separate from the adults. We had one minor maintenance issue that the owners were quick to respond to and it didn’t affect our stay at all. ##### Heather P. Nice master on the main level, every room has their own bathroom, towels for the hot tub, and a great kid space downstairs. We loved their furniture on the deck. Great great views. Dinners around the huge table. Some things we noticed. Huge prickly weeds right out the front door. Beds were not comfy (downstairs), and we had to pay to use the pool and facility.
