The apartment is on the 5th floor of a residential building with a spacious garden, an infinity pool with sea views, a gym and private parking. The flat is 195 m2 and comprises three bedrooms with queen-size double beds (1.60 m) and one bedroom with a single bed (0.90 m). The single bedroom is connected to the double bedroom via the bathroom, making it ideal for children. The flat also has a living room with a sofa and dining table, a fully-equipped kitchen, four bathrooms and a spacious south-facing balcony with a dining table. The apartment is equipped with air conditioning, refrigerator, washer and dryer, dishwasher, ceramic cooktop, oven, microwave, coffee maker and other utensils, as well as bed linen, towels, Wi-Fi (500 Mbps), TV with international channels and other amenities to provide a pleasant and relaxed stay. LOCATION The apartment is located in the main tourist area of Funchal, next to Praia Formosa. A few minutes’ walk there are restaurants, cafes, supermarkets, shops and a pharmacy. It is 600 meters from Forum Madeira Shopping Centre, 750 meters from Praia Formosa and 1700 meters from Complexo Balnear do Lido, across the Lido Promenade. The property has easy pedestrian access to services and areas of attraction and bus stops next to the building. The Aerobus from the airport stops 100 meters from the entrance to the building. By car there is easy access to Funchal's main roads and the highway to discover the island. REMARKS The pool is not heated but is open all year round and can be used weather permitting, unless there is some temporary maintenance work taking place. The apartment is located in a high-density residential area with shops and services where there is potential traffic noise, especially during the day and if the windows are open. There are construction works nearby, with potential noise during the day on weekdays. Due to the island's climate, insects can occur unexpectedly. To avoid attracting insects, it is important to clean up food waste and keep food well packaged. People who are sensitive to mosquito bites are advised to use insect repellent when traveling around the island. Cleaning is done before guests arrive and then a weekly maintenance cleaning is carried out, which includes changing bed linen and towels. The increase in the number of guests implies a price increase of up to 10% per person. CONDITIONS 1\. Parties or behaviour that disturb the peace and well-being of neighbours are not allowed, especially between 10 pm and 8 am when neighbourhood noise is prohibited. 2\.
