The apartment was fully stocked with dishes and pots and pans. It is in a great location for visiting the University and going to The Square or Dickson Street. It is a basement unit attached to the main house. You can hear people upstairs, but that didn't bother me. The decor is somewhat out of date, but it was spacious, comfortable and reasonably priced.
This is a great location within walking distance to the square. The host was fantastic with great communication. I accidentally left some personal items behind, and he was very accommodating to return then to me. Thank you!!!
The place was really great. I had seen a review implying that it was a basement space, which is simply not true. The house has this lower level unit and a couple of others off the "back" across the driveway (converted garage?). Regardless, you have your own entrance, a nice sized living room and kitchen/breakfast area and separate bedroom and bath (shower only). Nothing is fancy but it all seemed clean and quaint. Owners seemed terrific. They do live above this unit and you may occasionally hear footsteps, etc. - but not all hours and you should be out on the town while you are here!! I would come again.

Great location but cluttered space needing some upgrades
This is a great location in downtown Fayetteville and had good parking. The place was very spacious, and the owner was friendly. Cons: WAY too many personal and decorative items cluttering the space.(i.e. shower had multiple large bottles of half used of almost empty shampoo and conditioners) Also, the bedding was old and needs new pillows. Same with old kitchen supplies that didn't work or were rusted. There was also random lumber under the bed(???)...so it needs to be cleaned up quite a bit. It seemed like it was used to store anything that wasn't used in their home. The owners live above this space.
We didn't realize this unit was a basement, with people above us that we could hear talking and moving around. The sheets had hairs in them, and the carpet was very stained, but the rest of the unit was clean. The parking was quite narrow under the deck, between beams, and a little tight getting in and out.

Needs some work still
I debated about writing this but I’ve found that constructive criticism can be helpful in the long run.
There was no communication from the owner, other than “thanks” when I booked. I reached out to him to ask what the code was to get in, the WiFi password and any other pertinent info. He responded with the code and the WiFi password and that’s it. I had to look at pictures of the listing when I arrived because I didn’t even know which door to go to. When I went in it was clean enough, but the more I looked around I found dust on exercise equipment and knickknacks, and quite a few cabinets were completely disorganized and cluttered with house repair supplies (very unclean). The bathroom shower had community shampoo, conditioner, body wash, and THREE razors for people to use (opened, used). This is very unhygienic, and frankly just gross. The shower wouldn’t drain either, so I was standing in dirty water at the end of my shower. The toilet would not flush at the end of my stay (only number 1, so I don’t think that was me).
I could hear every single step taken and the TV from the people upstairs, too. Not restful at 7:00am. And the thermostat had something wrong with it. I set it on 60 degrees by the last night (middle of the night), and was still sweating. I think with some plumping help, organization, and professional cleaners, as well as more communication from the owner, the majority of this can be fixed and it will be a much better VRBO.
Gary's property is the best way to experience Fayetteville! Its central location means it's convenient to get wherever you want to go, but it still manages to be quiet and homey. Gary is an excellent host, and I can't say enough good things about our stay!
Such a lovely place with all the amenities! Close to the square, just two blocks away. Absolutely perfect location for us. The entire place was well decorated, fully stocked, and so comfortable. We will definitely be back!
