    Avocet Quay is a unique self-catering holiday home on the West Sussex - Hampshire border between Portsmouth and Chichester and is perfectly situated to explore the South Coast. Appealing all the year round the picturesque harbour side village of Emsworth is surrounded by wonderful countryside, close to idyllic sandy beaches and near to many historical sites, giving it one of the best seaside locations.


    Built on the foreshore overlooking Emsworth harbour at the edge of Thorney Island, the house affords a quiet, secluded and rural position, enclosed by private grounds. Ideal for a wide range of activities such as sailing, cycling, walking, bird watching, fishing or just relaxing on the balcony it is the ideal waterside retreat. A short walk through the marina, then an amble beside the tranquil 'Mill Pond' brings you into the heart of Emsworth village where you will discover a wide range of homely pubs, restaurants and shops. Also mainline train services and south coast bus routes, are all within easy walking distance.


    Uniquely built on stilts all the accommodation is on the first floor, providing sheltered parking below for cars, boats or bicycles. At ground level is the front door and cloakroom, with stairs leading up to the main living area. Off the landing is a open-plan lounge-dining kitchen space, two bedrooms and a luxury bathroom. Large sliding glass doors in the living room and bedroom open onto the best feature of the property the sunny south-facing balcony with lovely sea views. This gives the house a delightful warm, light and airy feel.


    The comfortable lounge has two cosy sofas to enjoy the wide screen TV along with freeview and a broadband connection. A colorful rug leads across to the dining area where a fully equipped kitchen has all the amenities needed for a long or short stay. With a new cooker, microwave, fridge and dishwasher, all is provided for the preparation cooking and serving for every occasion. The main bedroom has glorious sea views from the five-foot luxury double bed with its own TV system. The smaller second bedroom sleeps two in comfort on a double bed and is ideal for a couple, children or other family members.
    . A luxury bathroom is fully tiled, has a bath, electric shower with curved glass surround, a heated towel rail and comfortable under-floor heating giving it a warm and inviting feel. Towels and linens are provided.


    Of special interest to sailing and watersports enthusiasts, at high tide it has its own private access to the sea, along with under house storage for boats, sailboards and jet skis. Excellent Location

This is the second time we have stayed here as a base for attending the Festival of speed. The standard of accommodation is good, it is exceptionally well equipped and very clean. The stand out is the location next the quay and on a nature reserve. we love walking around the nature reserve and viewing the wild life from the balcony. The Festival is about a 35 minute drive and during the week we also visited Arundel Castle and the Isle of Wight. We will be coming back next year.

Wonderful short break

Our short time at Avocet key was extremely enjoyable and left us completely refreshed and relaxed. The accommodation was very clean and fantastically equipped to a very high standard. The view out onto the wetland pond was constantly changing as we were entertained by a pair of Swans and other water birds, and even a passing fox. We enjoyed the walking options in the surrounding area and the good quality eating options. The availability of the 700 Bus to Portsmouth and Chichester enabled us to visit both without the hassle of car parking. An excellent time all round. We shall be back.

Idyllic location

This is our second stay at 6 Avocet Quay. A well kept location, cut lawns, beautiful trees, great cafe - The Deck in situ nearby. for these unusual buildings of varying standards of love and attention. If you’re NOT looking for modern, pristine accommodation, but rather, dated, non accessible friendly, then the view will insist you forgive its failings, and stay. Balcony facing onto small lake with nesting birds - fantastic. Peace, and just the sound of wild life. The nighttime view is especially captivating. Comfy beds. Plenty of thoughtful kitchen equipment, books, DVD’s, cleaning products and lovely fluffy towels. Needs grab rail in bathroom to help with mobility issues. Settees too low. Needs outside water tap to help when hot. Generally fit out is tired, needs redecorating and updating.

Return visit, doesn’t disappoint

Great location, comfortably furnished, well designed and well equipped. Beautiful views over the Emsworth estuary. Lovely walks. Enjoyed sitting on the deck watching the coots building a nest and other birdlife. It’s become one of our favourites for a few days break.

A View From The Deck

An excellent place to get away from the business of life, and rest, with wonderful view from the deck of the cabin. It looked out over a small estuary to the harbour, a very peaceful place. The access to the property was easy, and most things that you might need were within a short walk. The rooms were well laid out, very warm and comfortable. It did not feel cluttered but most things for cooking etc were available. Local cafe/restaurant available in the boat yard and Emsworth town centre about 10-12 minutes walk away. It's a good location to travel out from to other towns, gardens etc. Lots of foot paths nearby to walk around the harbour or the local wildlife areas. We really enjoyed our stay here.

Home from Home

I have stayed in various deckhouses in Emsworth and particularly like this one due to its location. The accommodation is very comfortable and inviting with all that you would need to make your stay enjoyable. Emsworth Village is within walking distance from the deckhouse with various places to eat in the evening and during the day. I would definitely recommend this accommodation.

Great Holiday Home

This is an excellent holiday home in a beautiful location. It was very well equipped, clean and very comfortable. We had everything we needed. We stayed there for Goodwood Festival of Speed and it is perfectly located for that and many other attractions. We had a great festival and holiday. We also visited Portsmouth, the Isle of Wight on the hovercraft and Arundel Castle. We will be back again.

June Holiday

Entered to the stairs, noting useful whites amenities(drier, freezer and washing machine). A welcoming kitchen diner lounge. Beds very comfortable and spacious with good storage. Shower room really nice with the exception of a poorly lower cupboard lip which restricted washing etc. Fridge in kitchen was decidedly, too small, with maximum output insufficient due to the fact it wasn’t cold just cool, someone did report this when they stayed in April in the reviews. We reported this to Henry Adams, the young lady said she would get in contact with the owner and keep us informed, with what was going to happen, to which we have received no reply. We did loose some items due to this problem, but we did put some ice packs in which did relieve the issue. All in all an enjoyable stay but the Fridge does need to be sorted.

Excellent as always.

This is our third stay at 6 Avocet Quay and I’m sure it won’t be our last. It’s in a beautiful and peaceful spot on Emsworth Yacht harbour, there are lovely walks straight from the door, and the accommodation itself is one of the best equipped and comfortable places we’ve ever stayed, truly a home from home. We hope to be back soon!

Another Fabulous Stay

This was our second stay at no.6 and it won’t be our last! Everything is provided and the accommodation is lovely and cosy. Great views all around especially from the deck. The fly screens are fantastic on the sliding doors, meaning on a lovely warm evening you can sit with the doors open without getting eaten alive! Plenty of storage for clothes. Underfloor heating in the bathroom. There is so much to see and do no matter what direction you go in! We love to visit East Wittering some fantastic independent shops there. Gunwharf Quays is a great shopping day out in a great location right by the water and not far from the historic dock yard which is also superb. Emsworth also has fabulous little shops and there is some great places to grab lunch like driftwood cafe and Heidi’s. There’s loads of historic places to visit, amazing walks. The open air swimming pool in Arundel is lovely so is the Castle. I could go on and on. Lots of supermarkets like Tesco, Aldi, Waitrose and M&S all In Havant just a short drive away. would recommend the deckhouse and surrounding areas to anyone without hesitation. We can’t wait to return!

Home from home on stilts

A stunning location providing a home from home on stilts. A very thoughtful owner providing not just a comfortable holiday home but one which feels like we’re putting on a very comfortable pair of swish shoes. The deck house, set in surrounding Chichester Harbour with its wildlife, views and walks relaxed the mind, lifts the soul and fully rests the body. Thankyou - we’re back at New Year to enjoy 6 Avocet and watch the migrating birds from the balcony deck. Thanks everyone - a marvellous holiday.

Another excellent stay

Very Comfortable and very well equipped, with everything you could need and more. we love the deck house and look forward to returning. Only a couple of quibbles - the ‘duvets’ are very thin and we had to supplement with numerous heavy blankets which were a bit too heavy. It felt wrong to have the heating turned up at night. We think there might be a fault with the fridge as we had to turn it to max to keep it cool- it never really got cold. But there are also some excellent modifications - for example the fly screens on the doors and windows. The flies weren’t really an issue but I can see they might be on a muggy day, but it was great to be able to have the lights on and doors open without attracting mozzies inside! The aspect and location are beautiful and the place is clean and well kept. All in all we had an excellent time and are already checking dates to return.

Dog-friendly gem in beautiful Emsworth

Our second stay in this unusual property with fabulous views & every home comfort. There's nothing to not like. Perfect location with a guaranteed parking spot outside. Easy interesting stroll via the boat yard to the shops & eateries of Emsworth. Heating needed no tinkering - lovely & warm by day, cooler by night. Comfortable sofa with fabulous views & a huge tv. Comfortable bed, underfloor heating in the bathroom, no shortage of hot water, great shower, well-equipped kitchen.

Repeat vist

We have stayed at No 6 many times now. It's a great location and the deck house is warm and comfortable. The TV and wi-fi are excellent and it's extremely well equipped. The cleanliness does seem to have declined a little since our last stay however. A dirty towel had been left in the bathroom, the main bedroom drawers were dusty and the trays in the oven were in need of either a very good clean or replacing. But none of that affected our stay and we look forward to returning next year.

Super cosy little apartment near the sea. Extremely comfortable and great location. A tad disappointed that the pond had been temporarily drained, outside of the apartment, but only detracted from the experience slightly. Would stay again 5*

Excellent Deckhouse

First class in every respect - super location, comfort, fixtures & fittings - all thoughtfully done. The visiting grandchildren from nearby Portchester think the deckhouse is fan-tas-tic!!! So much so we have booked again next year And grandchildren tell us they’re coming to stay in the second bedroom!!

Great location, very comfortable and well equipped apartment

We thoroughly enjoyed our stay at this property. The location is fabulous, the apartment was warm and comfortable and extremely well equipped for food preparation and cooking. There are also lots of excellent eating establishments within easy walking distance, and so great dog walking too.

Location

Comfortable relaxing living room with great balcony, views over the water stunning. Kitchen slightly limited in space but well equipped. Comfortable beds. The walk through the marina to the charming village of Emsworth a delight. The area has so much to offer in terms of days out. Already planning our next visit to 6 Avocet Quay.

Beautiful sunsets

The deckhouse had everything you would need to have an enjoyable holiday. The view from the balcony was lovely. It was an easy walk into Emsworth which has a variety of restaurants and takeaways. The sun shone for the whole week and there were lots of interesting places to visit.
