This is a private property with fabulous views over the sea. It is located in a traditional victorian building on the second floor (no lift, but it is worth the view!)
The area is very quiet and peaceful, perfect for a lovely holiday away from home! Enjoy the sunset over the sea to end your day in the most calm way. **Absolutely delighted to have the chance to finally welcome you in my newly listed property! The flat consists of:
A bright and elegant living room with 1 comfortable sofa bed and 2 luxurious armchair - perfect for lounging on in front of the big TV or enjoying the sunset over the sea.
A large dining table with chairs, ideal for home cooked meals, or laptop space - comfortable, cosy and versatile!
A modern and fully equipped kitchen, with all the modern amenities you need to cook the perfect homemade meal!
A master bedroom with a luxurious double bed, fitted with high hotel quality linen and ample storage space for your personal belongings.
The second bedroom has a comfortable bunk bed!
The bathroom has a shower bath, perfect for long soak in as well as a sink and a toilet.

The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.
Here’s what guests should know:
The levy is 5% of the accommodation cost, calculated before VAT
It applies to the first 5 nights only of a stay (for example, if you stay 7 nights, the levy only applies to nights 1–5)
The rate is 5% year-round, with no seasonal variation
It applies to stays from 24 July 2026 onwards
Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026
Why this may feel unclear
Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.
At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.
We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.
Our commitment to guests
As required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance. Our aim is to be transparent and ensure there are no surprises.
We expect further guidance well before the levy comes into effect and will update our listings accordingly. By the time this applies, we hope the process will be clearer and easier for everyone.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

Poor service in a nice flat on a beautiful location
The apartment itself and its location are wonderful.
However, information on parking, welcome and information is very poor. Very poor, late service. Only one disorder was repaired 3 days after reporting on the first day: our stay was then almost finished.
Kitchen (greasy) and bathroom were not clean. TV did not work. Sofa bed was not made. Towel smelled dirty. The beds were horrible, mattresses were unsleepable, we had to improvise and the master bed was on the brink of collapsing. We were afraid to move in bed. Reallocation was offered on day 2/4, but we have not heard during our stay. We are awaiting some kind of compensation, but have not heard anything yet.
All communication took a lot of time with almost zero result in return.
This was a great place to say with a cool little pub right next store and a short walk to Porta n Fi for breakfast for eggs Benedict w/smoked salmon is a great choice. The building is older and the floors squeak but the location and view is amazing. If I am back in Edinburgh I will be looking to stay here again.
This was a lovely place to stay exactly as described. Communication was great and the booking and access to the property was very simple and clearly explained. The property was clean bar a few crockery items. My only criticism is the shower head didn't produce much water, however everything else was great. I would not hesitate to rebook again.
