Quiet, Safe, Cozy, perfect location and wonderful welcome
After a crazy couple of flights to get to Edinburgh, Fiona's flat was such a welcome. We were wet and tired but upon entering, it was so clean, quiet, and warm. The card and treats that she left on the table were touching. The flat has everything you would need to cook a nice meal if you wanted to stay in. We cooked at least one meal a day. She had staples such as olive oil, milk, coffee, tea, sugar, salt and pepper. The grocery store was only a 7 min walk from the flat. Fiona always responded so quickly whenever we had questions leading up to our stay and during our stay. Despite it being a few steps away from the busy Grassmarket, where the flat is situated guarantees privacy and tranquility both in the day and nighttime. We highly recommend Fiona's place and hope to return in the future. Thank you Fiona!

A jewel in the heart of historic Edinburgh
The apartment is super cozy in an excellent location to let yourself immerse in Old Town Edinburgh. The kitchen is well equipped allowing cooking as it was your home away from home. My husband and I have stayed in this apartment three times already. Since we found it, we never searched for another place to stay in Edinburgh. Fiona, the owner, is always caring for her guests. This can be seen and felt in each detail in the apartment. Thank you so much, Fiona, for sharing your place with us once more.

Lovely little apartment
Great little apartment - spotlessly clean and has all you’d need for a city break. We stayed for three nights during the festival. The extractor fan from the restaurant next door was a little noisy when trying to get my daughter to bed but it was switched off soon after 10 so not a problem. Fiona was great and really communicative

Amazing place to stay!
We absolutely loved this apartment! The location cannot be beat - you walk out the courtyard and you're in West Bow/Victoria Street! There are many, many restaurants within walking distance, not to mention the castle and the Royal Mile. We walked everywhere. Inside, it was very clean and comfortable, and surprisingly quiet for how close it is to the tourist center. Fiona left some goodies for us in the kitchen and that was a lovely touch. The bed was comfy and the bathroom spacious. I would recommend this apartment to anyone coming to Edinburgh. It was absolutely wonderful.

Home away from home!
Fiona’s property in Grassmarket was our third stop on our two week journey in the UK. The flat is situated right off of Grassmarket, which is a famous square in Scotlands Capital. The location is prime… it’s close to everything in Old Town and also in a secured and safe location. Once we checked in and made our way into the flat, we were amazed with the quality and caring touches Fiona made. It looks better and is far more up to date than current pictures show. The kitchen has any and all amenities needed to cook, do laundry, or make a cuppa tea. On arrival, we were welcomed with juice, milk, tea, sugar, and famous Scottish Tablets (thank you!). Small and caring touches like this really made it a home away from home. The flat itself is pretty large compared to our other stays in the UK. We had access to TV, travel booklets and maps, in addition to a great welcome folder with any and all local information we might need on our stay. We hope to come back to Scotland again soon and hopefully get the opportunity to stay at another of Fiona’s properties. If you stay here, take the time to read though some of the many stories in her guest book, you’ll find something new and awesome to supplement your holiday. Thank you again Fiona!

Awesome property.
It was the perfect rental for us, right in the downtown area (Grassmarket), minutes from the Edinburgh castle, minutes from the Royal mile, minutes from awesome restaurants. The property was pristine, the bed was comfortable, a nicely equipped kitchen, and for two of us, plenty of space. Fiona is a great communicator providing clear and precise instructions in a timely manner. We inquired about an early check in and late checkout and she graciously accommodated our needs. We highly recommend this property in the heart of the most awesome city.

Grassmarket Apartment
We had a great stay in this perfect location at the base of Victoria Street, the most photographed street in Edinburgh (so I hear). We spent 10 days there and it felt very comfortable with easy access to Old Town. Would definitely stay here again.

We'll Be Back!
Our stay in Edinburgh was especially amazing, in part, because of Fiona's wonderful apartment. The location was perfect; right across the street from a bakery, breakfast/lunch little place, and around down the street from Grassmarket. The apartment itself was a welcome retreat after a day of sightseeing. The bed was super comfortable and the bathroom was awesome. Not to mention the clean and coziness of the entire space. We can't wait to come back to beautiful and friendly Edinburgh, and to Fiona's place!

Location, Location, Location!
This apartment is located smack in the middle of everything you could ever want to see in Edinburgh! Five minute walk to the Royal Mile, 10 minute walk to Edinburgh Castle, two minute walk to Greyfriars Kirk, 15 minute walk to Holyrood Palace, and in the Grassmarket’s backyard! Fiona was fabulous to work with also, and oh, the apartment is very clean, cozy, and accommodating. I would stay here again!

Beautiful, large and well equipped apartment in old town Edinburgh. This is a perfect location to explore Edinburgh by foot and see all the sites. There are lots of great restaurants and stores just outside the flat but it is tucked away in a little alcove just off the main street so it is also pretty quiet as well. We highly recommend this apartment.

Quiet apartment with central location
The apartment was better than described. Very spacious and fitted with all the conveniences. Its central location made it easy to go to sights, restaurants and places to pick up tours. Because the apartment was in a close, we heard no street noise which was an added treat for us from NYC. We recommend "The Mussel and Steak Bar" for dining. Its to the left of the entrance to the close. Thank you for the opportunity to stay there!

Fiona did a fantastic job communicating the check in process. The apartment is actual nicer than the photos (I know that’s rare). It’s very spacious, well decorated and very comfortable. It’s perfect for both a short or extended visit. This location makes it easy to access great restaurants and city sites. The courtyard it’s located in, is quiet at night. I would definitely recommend staying here.

This one bedroom flat is right in the middle of old town Edinburgh. It is an easy walk to all the sites and has a great selection of restaurants near by. The apartment is very comfortable with all amenities for an enjoyable stay.

Perfect spot to explore Edinburgh on foot
It was the second time we stayed at this apartment, so needless to say how we love it! The property is cute, comfortable, perfectly located in Old Town and yet quiet. You can visit everything on foot and walking through Edinburgh is magical! Good restaurants and stores nearby if you wish to cook. By the way, the kitchen is very well appointed which is not so common in other properties I have been. Fiona is a super host and we are thankful for her sharing such a lovely apartment with us. The apartment was ideally located in Old Town and close to numerous restaurants, and in easy walking distance to everything. The location within an interior courtyard was quiet and felt very safe. This property is in the perfect location! We loved the easy check in and check out procedures...so convenient. The apartment is laid out beautifully..and best of all the bed was perfectly comfortable. Oh...did I mention the deep bathtub? A relaxing hot tub at the end of a drizzly day in the city was just the ticket. Our Western Highlands tour left from an address that was literally a two minute walk from the flat. Awesome location!

Charming and comfortable in a fantastic location.
The flat lives up to everything in its description and beyond. It is designed for comfort and efficiency, full of charming decorative touches that make is feel like home. Fiona is a wonderful host. The location is at the center of everything and at the bottom of one of the prettiest streets in Edinburgh within a stone's throw of the castle, the national museum, and many more sites.

The best location
This property is everything that is described in the listing. Great location to walk everywhere within the city. Very close to pubs and restaurants. A caution though if you have a car. Parking is difficult. You have to parking in a parking garage , pay for it and then walk back to the apartment. But this the only negative as this is a great place to stay. The owner communicates very well.

Fiona's apartment is beautiful, really well kitted out, surprisingly quiet for such a central Grassmarket location, and the location was perfect - we were staying for the marathon, so to be within minutes' walk of both the Castle and the start of the marathon was ideal. Fiona is very attentive with communication. We had no issues with our stay but I know she was available just in case; from booking, through entry to the apartment until we left, everything was very clear - thank you Fiona!

A first class, cosy apartment in the heart of the old town
Just a few steps from the Grassmarket this charming apartment was a lovely place to stay. Beautifully appointed with everything you could wish for to cook at home but also a stone's throw from many fabulous restaurants and cafes. It was a cold and rainy end of November but the apartment was always lovely and warm with plenty of hot water in a peaceful courtyard away from the traffic and the crowds. We loved staying here, enjoyed easy walking to all the sights and being in the heart of things whilst still in a calm environment. It was also really thoughtful to have milk, tea, coffee and juice provided so that we didn't have to rush straight to the shops.

Lovely apartment and well situated
We enjoyed our time at the Grassmarket apartment. It was clean, roomy, had all the conveniences we needed, including a nice, large and comfy bed. The location was good in terms of access to tourist sites (we walked to Edinburgh Castle and to the Royal Mile) and also had a large number of restaurants just outside the door on Grassmarket Square.

I could live here—it’s that good.
Great location, great property and a very attentive hostess. "Gorgeous Grassmarket" was absolutely perfect for our couples stay in Edinburgh. A few tips - If you're dragging luggage, take a taxi or an Uber from the train station--lots of climbing. If you like the Hop-On/Off bus, the stop is about 100' away. The Wifi isn't the fastest. Fine for us--just know that going in. The washer/dryer is a small combo unit--lots of little tiny loads is the key. Have Fun--we can't wait to come back!

Fantastic location and a very comfortable apartment
This is a very comfortable apartment and really well laid out. We really enjoyed our stay here and the location was even better than we could have imagined - so easy to walk to all of the main sites in Edinburgh. We would stay here again in a heartbeat, and hope to come back to Edinburgh. For those comparing costs to other apartments, there is a cost for linens for the pullout couch so I suggest getting that information from Fiona. If you would like to be in a comfortable apartment near the center of Edinburgh, this is a great place!

It was an excellent place.
The apartment was excellent, nice and cozy, just the bed very low for our liking and except that it was a bad smell outside toward to the apartment and the floor was dirty food, I guess from the restaurant. We stayed along outside without be able to get in cause the system in which it leave the keys is not very effective to be open....despite of that, we enjoyed the comfort of the apartment.

Terrific stay!
From the moment of booking through the entire stay everything was handled with utmost perfection. Fiona is the consummate hostess. She makes herself readily available for any questions as well as providing everything you could possible need in the apartment. There just couldn't be a better location in all of Edinburgh for walking to everything or using the Hop on Hop Off bus which stops right there at the Grassmarket. Loved Edinburgh, loved the apartment, loved Scotland!!!

The reality of this apartment is exactly what the photos show. It is perfectly located to visit Edinburgh on foot and let the city embrace yourself. Yet it is a very calm and silent apartment, with windows facing a court. The property is clean, well-lit for reading and with a fully equipped kitchen. Fiona is a perfect owner: quick and practical with all feedbacks from the beginning when we are searching for a place to book, kind to leave welcome goods in the apartment for guests' arrival and committed to keeping the property so perfect. Ideal location, beautiful apartment.
The apartment design is attractive and simple, and it feels very spacious. My wife and I stayed a week in Edinburgh for our honeymoon and were able to walk to almost everything we wanted to see. There are great restaurants and bars all around. You are also a ten minute walk from Waverley Station, with trains running to Glasgow and other cities, making a day trip super easy if you have a free day. Fiona is hospitable and helpful, and always gets back to us when we have questions. This was one of the best travel experiences we have had.
