The flat was lovely, historic, and in a convenient, quiet, attractive neighborhood. It was supplied with everything we needed. My only complaint was the smell of cigarette smoke that permeated the apartment the first few days, even though it had been advertised as "Non-Smoking."
Wonderful property. Communication with manager quick. Only suggestions: 1) the unit comes with two tolls of toilet paper so if 3-4 people for more than a few days be prepared to buy more 2) clearer directions for trash location as it required prowling around the 4 unit townhouse (hint: it’s in the sun street level unit down the stairs from street level)

Its fully equipped beautiful apartment with amazing location close to all main areas in Edinburgh (almost everything is within very reasonable walking distance).
The check-in process is developed to be “smart/easy” but honestly I found it cumbersome.
Pros:
- Great location
- Beautiful mix of vintage and modern style of the apartment
- Fully equipped with a kitchen having dishwasher, washing machine, microwave, etc
- Great communication if you have any issues or questions
Cons:
- Check in process is a bit confusing
- Listing says it sleeps 4 with the sofa bed but YOU HAVE TO PAY for the linens if you are to use the sofa bed (I haven’t heard this before and honestly I find it as sneaky move to collect more money). They did provide them for me however after asking for them (hopefully they won’t charge me for it).
- Big deposit that is refundable if no damage to the apartment after checkout or one time fee without a deposit (I haven’t heard of it before). Still waiting on my refund.
If you are at all adverse to the smell of cigarette, this is not the place to stay. I was limited to the Kitchen, Bedroom and bathroom due to the strong smell of cigarette in the living room. The door to the living room has to be kept closed. It's a shame as the pictures were accurate and the whole space would have been nice to enjoy.
My husband and I stayed here recently for 5 days at the beginning of our 3 week tour of Scotland. The flat was beautiful and charming. It looked exactly as represented in the photos. It was very clean and nicely and comfortably furnished. Lots of natural light from all the windows. The bathroom was modern and had great water pressure and hot water. The kitchen was beautifully appointed. The WiFi access always worked and had a reasonable speed. The flat is on the ground floor so we didn’t have to carry our luggage up any steps in the building-a big plus for us. The neighborhood was quiet, clean, beautiful and safe and very walkable. A charming pub called The Wally Dug just steps from the door. A Tesco Express literally around the corner. If we wanted to Uber, we only had to wait a few minutes outside the flat before a driver would appear. The owner was extremely and quickly responsive to inquiries during our stay. This is the kind of accommodation that I would recommend to all my family and friends if they were traveling to Edinburgh. And we will definitely be returning to this amazing city and will look forward to staying here again.
