Situated at the East End of Edinburgh opposite to the Edinburgh Playhouse Theatre and close to local attractions including the Vue Cinema Omni Center, St James Shopping Center and Botanic Garden. Short walk to Princes Street, Waverly Train Station and the Bus Station. It is also well connected to the Edinburgh Airport just 20 minutes away by car and now also connected by Tram from the airport to Picardy place stop just outside the apartment. We were able to walk down stairs and go right to the tram system and hit all of the sights! It is in walking distance to many shops, dining, etc. The flat itself worked great for our quick stay. Plenty of space! It happened to be a heatwave they brought us fans for every room. Constant communication and ease of check in. Easy check out as well. There are lots of bars and restaurants nearby (but be ready for nightlife noise) and it’s easy to walk to all the attractions in Edinburgh! The owner is lovely, easy to communicate with, and good at responding quickly. My friends and I had a wonderful time. Be ready to walk up several flights of steps with your luggage, but it’s worth it for the location and cleanliness of the property! Would stay there again! ##### Sarah G. Than we expected We were eight adults, ( five siblings and three of their partners). Without exception, all eight not only enjoyed the amenities of the apartment, and the fantastic location, we had the bonus of the fantastic Italian restaurant down stairs also owned by the folks who own the apartment. Good sized flat so it worked for us. Location in New Town at the base of Calton Hill so lots of stuff close by. The one consideration is the pub across the way that is open very late (2 or 3 AM) with loud patrons outside. Muffled if you keep the windows closed. Excellent restaurants nearby with beautiful 15-20 minute walk to most tours/sites. Giovanna and Angelo were strong communicators; helpful to our interests and needs. Property is as advertised. We had a wonderful stay. Very clean and comfortable and just like the photos. Great shower, comfy beds, adapter plugs (thank you!), hair dryer, French press coffee, everything you need. Supermarket close by for snacks, several great restaurants within walking distance, we walked to most sites and all was terrific. Giovanni was wonderful and accommodating. As mentioned there are stairs, Europe starts on floor 0 so it was a climb with overpacked luggage but we navigated just fine. Will stay again if we get back to Edinburgh! Thank you! ##### Marci D. We flew into Edinburgh and took the tram into the city centre. It stopped a 2 minute walk from the flat. We arrived earlier than the check in time but having contacted Giovanna beforehand we were able to leave our bags in the restaurant below the flat and head off for some shopping. The check in process was very simple, we were sent a code to access the key box. The flat was very spacious and clean and had all the amenities we needed. We shall definitely return. Stayed 2 nights in Jun 2024 ### 10/10 Excellent #### Victoria B. 1 Jul 2024 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Convenient location for good price At first we were alarmed about the drab staircase and apartment was like a long narrow hallway but once we got into the living space and bedrooms everything looked nice and clean. The doors all self-close due to fire regulations but look around and you might be able to get creative. Ceilings nice and high and good view of the Playhouse theater. Location was good for the price - 15 min walk to Old Town. Owner, Giovanna was very responsive - she sent her husband the same morning that I mentioned the doors were squeaking (which led to us waking each other me up to go to the bathroom), and he took care of the problem. They own the restaurant downstairs - Giuliano’s and her husband was super nice and attentive to us when we went in for a light lunch. Worth checking out the restaurant btw as it was quite tasty. All in all for a City Apartment we have this 5 stars for the price and location, well supplied, clean and attentive owner. We have stayed in much nicer accommodations but those were all in the countryside - we would have had to pay a lot more to get a high end flat in Edinburgh so for its price tier, this home gets 5 stars. ##### Victoria B.
