Ajaz was absolutely lovely! The service from start to finish was incredibly warm and I felt very welcomed in Edinburgh. The room itself is very charming, spacious, and clean. Despite being just a short walk from the old town city center, my room was still very quiet at night :) overall, I had a great experience!

Great place to visit.
This is a great spot when visiting Scotland. Train got it later than check in but that was no problem. Great atmosphere and host. Definitely want to go back.

Great stay; would book again.
We had a great time staying at The Atlas Guesthouse. One drawback is lack of parking- but we paid to park behind the hotel, which was fine. You need to book to park.behind the premises. The accommodation was lovely. The website did mention Room Service- but it has changed ownership and is no longer an option. However, the Proprietor was very helpful. The addition of a toaster might help for a quick breakfast. Having said that, we found a cafe close by which served a breakfast.

Dear David, Thank you for your kind review. It was a pleasure having you and your family stay with us in our home. Room service is available and if you needed anything we would have been more than happy to provide it. If we do not have it on premises then we can make a quick trip to our local supermarket and pick up what you required. Thank you for suggesting that we provide a toaster - we will look into including these in some of our larger rooms. We do recommend if anyone is coming to the Atlas House that they let us know if they require parking. It’s very worthy hotel. Staff is friendly and helpful. The room is quiet big for this price and very clean. Location is good , just 10mins walk to city center. But the bathroom model kinda small. And the mirror just above the toilet, I dropped two items into the toilet. Really recommend move the mirror.

There is nothing unique about the Caravel the place is below average and the decor is dated it is an old property even though the proprietor did provide clean towels and coffee and tea in room it is rather disappointing .According to the website a buffet breakfast was to be provided but on arrival we were told this was not the case. Instead we were told that the cafe on the corner would give us a discount on breakfast once we advised the we were staying at The Caravel I don't believe this is acceptable i would expect some form of compensation in the light of the situation and ask that corrections be made to the details of the property.

You get what you pay for but beds were comfortable
Room 12 Very large room in good location. Very comfortable clean beds and clean toilet just tightly squeezed in the corner.. Room was a bit dusty but being next to main road doesnt help when you open windows door lock is really bad piece of plastic holding the deadbolt. Luckily we only left clothes in our room. Sofa was disgustingly dirty with crumbs we put blankets over it to sit. Luckily it was just a place to sleep for us as we were there to sight see. Our room slept 5 people but we were 3. I assume it is used for stag night and festival goers more than families. I did say the beds were comfortable and clean and there was fresh towels daily but other than that if you rang the bell no service came. Other rooms looked nicer.

Was told there was an eatery across the road that opened early for breakfast but it didn't .emailed the hotel twice before staty but got no reply ended up phoning instead. TV didn't work no WiFi , felt like an unloved hostel

There is only one B in this B&B. Our room had plenty of beds, but there was no breakfast as advertised. The only time we saw the staff was when give us the key. After which he quickly vanished. Basically, we were on our own. After that, since we were on the 1st floor, we had to respond to guests trying to register. Checking out for everyone was just throwing the key on the tiny unmanned desk. When we checked out there was quite a pile of keys. The bathroom was designed for a contortionist. You had to slip under the sink to sit on the toilet. Good luck reaching the toilet paper. Okay, if you were sick from both ends at the same time. The TV could not be shut off. It had to be unplugged so we could get some sleep. This place was not at all what we paid for. The only good thing was the location. Don't waste your time on this place.

This hotel is a total shambles. Poor/lack of management. The rooms are very basic and in a poor condition. Carpets were torn, curtains broken, hot water not working, smell coming from the room. Free breakfast was advertised but when we got there, we were told that they stopped doing it. It also states free toiletries but there was nothing there. Very disappointing. Never again.

We were charged £10 for over night parking and also it was supposed to include breakfast which we were told in the morning was not available and had not been for 2 years!!!!!!! Very disappointing all round.

I booked this hotel as it was one of the few places with a 3 person room within walking distance of the royal mile. Location is nice, ~15 min walk from the mile and close to many nice restaurants and pubs. Nice and quiet, but nothing fancy. When we saw the staff they were all very pleasant and helpful, especially the handyman. Unfortunately we didn't see the check in person until the afternoon of our second day, even when pressing the buzzer at the front desk. Our issues with check in started when we arrived the first night at 9:50pm. The website indicated open 24 hours, so I hadn't called ahead. The front door was locked, and no one was at the front desk. Attempts to ring the doorbell and call the hotel contact number (listed on the door) failed. Spent 30 minutes trying to contact expedia /the hotel. We eventually looked behind the external door and found a set of keys. Some other guests came by a while later and said to just use the keys (which unlocked the front door) to get in and go to our room. The next morning no one was at the front desk again or answered when we pressed the buzzer. When we returned later in the afternoon it was the same thing. Finally we ran into the handyman and asked if our "check in" had been normal. He was very friendly and found someone for us, who said there had been an emergency the night before which was why no one was at the desk. I wish they had left us a note with a contact number or sent us an email to say how to get in though.

Basic hotel near city centre
Close to the city centre - 24 hour reception which is useful when you arrive late. Very friendly and helpful staff. The place is in need of total refurbishment - tired old carpets, curtains and paint.. but it was clean and warm. Good to have a single room available and at a good price for central Edinburgh. A simple breakfast was available too. Fine for one night or so - I chose a room without en-suite. No TV. If you are looking for a cheap option and don't mind too much about decor than this place is fine for you.....

Budget guest house, good deal for families
This is a good budget guest house for the area, especially if you are a family and can get one of the rooms that can accommodate your whole family. The service was good and the breakfast was ok (cereal, yogurt, toast, tea, coffee). However, the lower level that I was staying in was outdated, I didn't find it that clean (it wasn't horrible, but it wasn't fantastic), I had some issues with the doors for the shared bathroom and my room. My room definitely needed some repairs and I can't say it was very comfortable. The TV and internet worked and I loved the location. The staff that I met were very nice and accommodating. They even let me leave my luggage. I know they are doing the best they can with the property, but the home is older and it definitely seems it could use some work. So if you are on a budget, I still feel this is worth considering. However, if you can afford a bit more, you may want to go with one of the other accommodations in the area.

good b&b within 5 minutes walk to the city centre
The building is located in a quiet area of the city and offers good connections for travel either by car or bus, the staff are friendly and helpful. The room I stayed in had everything I needed (kettle, coffee or tea, sink, TV and most importantly a bed) the toilets/showers are a shared facility but are kept clean every day. When I go back to Edinburgh I will definitely stay there again as it's cheap and offers everything you need within 5 minutes walk....

Hotel met our all expectations!
Very cosy, tidy and clean. Location is very good, within a walking distance from train and bus stations. The only staff member whom we met was a young man who served breakfast. He was always very friendly, cheerful and polite. An excellent breakfast. Check in is at 2 pm. but our room was ready and we were allowed to do it earlier. Definitely recommend this quiet feel like home hotel.

We enjoyed our stay at this B&B, it was clean, comfortable and very friendly. Breakfast was good, not full English but plenty of choice. It was in a quiet street (we had rooms at the back) and within easy walking distance of the city centre and transport links. The owner Saeed was very helpful and friendly.

Good location but below average service.
The reception service was clearly lacking.The person in- charge was no where to be seen and it took quite a while for him to appear. The breakfast was bread and fruits, with coffee or tea. The only good point is the location, walkinh distance to train station with quite a number of restaurants in that vicinity.

Arrived for 2 night stay with daughter. This was a late break decision and due to Scotland rugby match with Argentina there was not much choice of accommodation. So here we go. Friendly welcome. Room spacious but in need of general maintenance. E.g. 2 x wall lights out & 4 of 5 bulbs of centre ceiling light were also out. Skirting board completely off under one window. Room needed a good clean especially between radiator panels & carpet in need of updating. No drawers for putting clothes in - only hanging space. No bedside cabinets. Bedroom door didn't lock from inside & as room was on ground floor adjacent to main entrance was not for security conscious. Bathroom door handle was loose rendering closing mechanism inoperative. Shaver light, so-called automatic bathroom light and bathroom xpelair did not work. Receipt found under bed dated August - my stay was November - clean?? On the plus side location was good, continental breakfast choice was ok but I probably would not stay here again nor recommend to others.

This hotel is honestly lovely. Their customer service was wonderful and it's in such a perfect location. It is definitely a bit shabby and worn down. But if you're looking for good value then the location and support from the staff make it very worth the price!
