Would if liked a diwnstairs bedroom for my husband as he really strugglwd to walk up the stairs but not sure if there were any downstairs apart from that all good

Short stay in Edinburgh
The accommodation was lovely and clean and we were made to feel welcome by the owner. This is a lovely and convenient place to stay for a visit to Edinburgh. The choice for breakfast from croissants to full cooked and made to order. Would recommend and return if visiting Edinburgh again

I had a lovely stay at Appin house. The landlord is very friendly, welcoming and knowledgeable about Edinburgh. The room and the facilities were very clean and breakfast very filling and delicious . Highly recommend this place.

Jim, our host, was very attentive and looked after everyone with ease. Thanks Jim. Great location also. Close enough to the city and all the tourist spots in Edinburgh, and yet distant enough to be quiet and secluded.

Absolutely lovely, really friendly and everything was great. The breakfast was brilliant and pafking was right outside the house. Not far into the city and a really safe place to walk into the city and was beautiful.

We stayed in room 9 over New Year and it was amazing! Jim is such a helpful, friendly and welcoming host, really knowledgable about the local area and he makes sure you are comfortable! The room is spacious, comfortable and clean with everything you need. The breakfast is delicious and plentiful! Appin House is a great location. Just off a main bus route served by many buses so you aren’t waiting more than a couple of minutes, parking is available if you’re driving on the safe street and the centre of Edinburgh is in walking distance if you are happy to walk about mile and a half ish - so lots of options to suit all needs! We also stayed here about 2 and a half years ago which is why we chose here to come back to and it was just as good and we will definitely return when we come back to Edinburgh!

Fantastic B&B and the most wonderful staff!
The Appin House is fantastic, beautifully appointed and so inviting and comfortable. James went out of his way to make sure my stay was perfect and it was. I highly recommend this beautiful B&B. It is in the perfect location, in a beautiful residential area, just a few minutes from the center of the city, and the tram stop just one block away. A perfect stay and the most wonderful staff who so warmly welcome you to that beautiful city!

This place is a gem and should be my little secret except its not its my second visit here and they really know how to run a guest house /see my other reviews for those that don't . Its lovely good value nice hosts and great food.

Close to city centre
An atmospheric b&b a short bus ride or a 30 minute walk away from Edinburgh city centre. Jim the host gave me some good tips about the local area pubs and restaurants as well. The room was very well appointed with a large comfortable bed and a couple of comfy chairs, dresser and table. Plenty of sachets of tea and coffee for in room drinks. Breakfast, pre ordered the previous evening was taken in a decent size room not cramped at all and was well populated for each of the three days I stayed. Service was prompt and efficient. All in all a great place to stay close to the city centre.
