HOUSE RULES 1) The guest booking the home must be at least 21 yrs of age and have their profile information completely filled out and verified. We do allow guests under the age of 21 to book however a parent co-signing will be required. 2) We gladly welcome family/friends events & gatherings however we do not allow excessively loud, rowdy or disruptive house parties. Home is equipped with an anti-party device to deter any unauthorized dangerous or disruptive house parties. 3) During the hours of 11 pm and 8 am we ask all guests to observe quiet time and avoid any excessive outside noise in respect to surrounding neighbors. 4) No unauthorized pets are allowed on premises. We allow one dog for a pet fee of $125, along with a photo of the dog for liability purposes. The Pet fee covers one dog for duration of your stay and any additional dog will be $75, with a maximum of two dogs allowed per stay. We also ask all guests to please pick up after their dogs in respect of future incoming guests. Failure to clean up after your pet or excessive shedding may result in an additional cleaning fee. 5) There is a NO SMOKING policy inside the home. Any guest or guests smoking in the home will result in an additional cleaning fee of $150\. Any guests bringing more then 12 guests will be imposed a charge of $35 per guest per night. 13) All guests are required to purchase a supplemental damage protection policy in the amount of $59 prior to check-in. Damage policy covers any damages not covered by booking site. 14) Propane Tank for BBQ We offer both a charcoal and propane gas BBQ. We offer no guarantees on level of propane for the BBQ and in the event the propane tank is empty on arrival or runs out during your stay it will be the guest\`s responsibility to refill or exchange tank. 15) HOT TUB RULES A. Please shower prior to entry and remove any sunscreen, creams or lotions from your skin or hair prior to entry of hot tub as they may interact with sanitizing chemicals and may discolor the water. B. Please do not remove or tamper with floating sanitation devices in hot tub as they are designed to keep the water sanitized and balance ph in the water at all times. C. No children in the hot tub unsupervised D. No food or drink in the hot tub E. We are not responsible for servicing hot tub during your stay due to any misuse or not adhering to above rules. F. For longer stays if hot tub requires a cleaning during your stay we do provide that for an additional charge. 16) REFUNDS & CHARGEBACKS In the event a refund is due to guest for a cancelation, modification of reservation or in rare circumstances a chargeback the guest will be responsible for any credit card processing fee incurred by host. Documentation of processing fee will be supplied upon request. 17) SNOW SEASON: During the snow season, the driveway will be plowed & prepared before your arrival. Guests are responsible for clearing snow and ice, from all walkways and stairs during their stay. The Property Owner/Agent shall provide snow plowing of the driveway area (If over 3 inches accumulate). Very accommodating when changes had to be made on my reservation. Inside of the home was very clean. The sleeping quarters were exceptional. Not that we rented the house just to sleep, however, all the guests spoke on the comfort of the mattress. Outside of the house was spacious and accommodating however, it could use a little cleaning (specifically the grills). The hot tub was immaculate. The family ages 1-79, had a wonderful stay.Thank you Frank for allowing us to celebrate my grandson's 35th Birthday. ##### Christine C. The house was much nicer than we expected, the game room was a nice touch and kept the kids entertained when it was raining. The host was incredibly nice and communicated exceptionally. check in was a breeze as well as check out. I would highly recommend both this property and the host. ##### Martha N. Great having a room full of bunks for the kids, a play room with basketball game and fusball, as well as a crib for a little one in another bedroom. The neighborhood is quiet and the house just minutes drive to the pool and lake, and some family friendly hikes are a short drive away. The stay was great and Frank was very quick to respond to any messages. ##### Roshn V. Pool and splash pad are nice (not heated). The property is perfectly fine. We had a rough start to our trip (initial booking was actually double booked and was able to get in next day here with Frank). Frank was wonderful, extremely responsive to messages. Beds were fine. It's about 10-15 minutes from a grocery store, 20 to walmart. There is some stuff to do in the area, poke-a-nose pottery was a hit with our family. The constructive critiques I have are admittedly a little nit picky: there is only 1 towel per person supplied. For the amount of people it sleeps, there isn't enough place for the entire group to sit down and eat together/sit around the firepit/in the living room. The coffee bar is very nice but I need a huge mug of coffee in the mornings and the mugs were kinda of puny. No beach/pool towels supplied. No games, puzzles, balls for the courts (at the pool tennis/basketball--the basketball was flat and no way to inflate). No swimming at lake, no way to rent or use kayak unless you bring your own. There are no cleaning supplies--vacuum/swiffer etc so it was impossible to keep up with crumbs on counter/floor (3 kids). The floor appeared clean upon arrival but my kids feet were so dirty after walking around for 1 hour, it needs a good scrub. We only really used the tv in the living room-it was difficult to figure out how to turn on, but once on worked fine. Kids TV upstairs didn't turn on for us-maybe we didn't have the right remote. ##### Crystal R.
