The Cocoonr Annecy agency is offering ‘Roseaux du Lac 2’ for rent: a 36 m² ground-floor flat, ideally situated in a holiday residence right on the waterfront in Duingt.

This recently built complex, comprising around fifty apartments spread over two floors, enjoys exclusive access to the lake thanks to its large private beach. On site, you can also enjoy two renowned restaurants: Le Wakpala (open in summer) and Le BEC (open all year round). Water sports enthusiasts will be delighted by the activities on offer right on site: stand-up paddleboarding, kayaking, wakeboarding and even water skiing.

Just 10 metres from the lake, the flat offers superb views of the mountains and Duingt Castle. Facing south-east, its private garden enjoys plenty of sunshine for much of the day. You can therefore enjoy pleasant moments of relaxation on its 9 m² furnished terrace and in its garden of approximately 50 m².

The flat is laid out as follows:

- Living area with fitted kitchenette: ceramic hob, microwave, electric oven, kettle, standard coffee maker, Nespresso machine, toaster, crockery and cutlery. Dining area for 4 people.

- Lounge area with TV and sofa bed (extra sleeping space).

- Bedroom: two single beds (80x190 cm) that can be joined to form a double bed, with storage space.

- Bathroom: bath with glass shower screen, washbasin, hairdryer and washing machine.

- Separate toilet.

Transport:
- The regular SIBRA bus routes Y51 and 15, with a stop located near the flat, provide easy access to Annecy town centre (around 15 minutes) and the nearby beaches (5 minutes): ‘Eglise’ bus stop
- Geneva International Airport is about 45 minutes’ drive away. Bus services and private shuttles also run between Geneva and Annecy. For greater convenience, we recommend using taxis or private hire services.
- If you are travelling by car, a private car park reserved for residents is available. However, parking spaces are not allocated.
