"The hits: Great location with great beach access. The adult pool is nice and relaxing. The beach staff was great. The Theodosia restaurant was delicious. The misses: The Sandbar and Lifesaving Station food was mediocre. We went to the pool and two of the three times, there were no towels to be found and we had difficulty finding an employee to find us some towels. In our shower, one of the levers was not properly attached to the wall and the bathroom fan/vent did not work. One of the wall sockets in our room was not properly attached and would pull out when we would remove a plug. I asked the front desk for some silverware/plasticware and they could not find any."

"We had an amazing stay at this property. It was a beautiful house overlooking the water. It was a short walk to the beach which all the young kids managed well. Plenty of room to spread out, a beautiful kitchen and living area to enjoy, and many bedrooms with various bed configurations. Greg and Yvonne were great, and responsive. I highly recommend this property, and hope to go back next year!"

"This property met our expectations and the location far exceeded our expectations. Every day as we discussed our day, location came up. We couldn’t have asked for a better location, quick walk to the boardwalk or the beach The golf cart was a fantastic help getting chairs and umbrellas to the beach. Every toy was there to have fun with,also. It has a great kitchen , a cooks dream.Robin was very quick to answer any questions that came up. I think we all felt like my grandson,”can we stay here forever?” They loved the pool ."

"Our party of 17 (one grandpa, seven millennial parents, and nine kids) had everything we needed. The house has marvelous carved wood and bamboo furniture and details. The kitchen has everything you need (check all drawers and cabinets the first day). Everyone liked the heated pool and hot tub. It’s a long walk to the beach—maybe 0.6 miles. Nice that it’s limited access. Parking by the beach is limited but we found spaces. House comes with many bicycles and canoes and kayaks (didn’t check for paddles).The house was a bargain for high season. That said, it needs some fixing up. Some bedroom lamps don’t work. First floor windows don’t lock. Some toilet seats are loose, and some toilet handles need jiggling to avoid constant running. Top floor is very roomy (two large gathering rooms) but largest tv doesn’t work. If we’d paid the usual rate for houses this size in high season, these would have been bigger problems. As it was, we rolled with it. Traffic is worse every year—weekends a nightmare. Duck is the bottleneck."

"Our stay at the Sandy Duck was absolutely incredible! The home was even more spacious than the photos show, kitchen was exceptionally well-stocked, and the beach supplies were so helpful! We loved our morning coffee, meals, and evenings on the screen porch, and walking to the boardwalk and of course the beach every day! It really felt like a home away from home and we hope to return!"

"House was in a great location, views of the sound was amazing, dock, and easy walk across the street (5 min walk) to the beach. Needed some pest control, as ants and spiders were everywhere outside and inside. Cleanliness could be better… laundry room / car port area was a mess lights didn’t work under the house, luckily we brought a camping lantern to get laundry out in the dark, old unused chairs and stuff laying around. Outside corner motion light could be adjusted to provide light to parking area, as it only came on when car entered driveway The screened in porch area is falling apart and grill was nasty (we had to clean it before we could use it)."
