About this property
TOP APARTMENT- 2 floors - 100 m² - up to 10 people
The flat spans two floors and covers a total of 100m². Upstairs there is a bedroom with two double beds. A luxurious, spacious bathroom featuring a large, floor-level walk-in shower for two people, a corner bath, a bidet and twin washbasins. A large, fully equipped kitchen-diner with a dining table. Living room with a ceiling-mounted HD projector, a pull-down screen, TV, Wi-Fi and Netflix. A balcony at the rear overlooking the courtyard, ideal for sitting or for smokers.
All windows can be darkened. Electric shutters are fitted in all rooms except the balcony room. Blackout curtains are provided in the balcony room.
Downstairs is the master bedroom with a king-size bed, wardrobes and a TV. Downstairs there is also a guest toilet and a connecting room with a pull-out sofa.
The accommodation: -Bedroom with balcony: 2 double beds (140x200 cm) -Living room: large pull-out sofa bed with TV and Netflix. Sleeping area when extended approx. 200x220 cm
On the upper floor is the large open-plan living room with a kitchen and dining area. A coffee machine, including filters, coffee and sugar, is provided for guests. There is also a kettle and plenty of kitchen utensils such as pots, pans, plates, glasses, etc. For cooking, salt, pepper, oil and baking paper are provided. Kitchen roll, hand soap, toilet paper, towels and, of course, freshly changed bed linen are also provided by us. A hairdryer is also available. If anything else is required, my guests can contact me at any time, either in advance or during their stay. The entire property is always let out as a whole, and guests are always on their own. The projector can be used with your own laptops or consoles via VGA or HDMI connections. The picture quality from the projector is excellent! For good sound, guests can connect their own speakers, as the sound output from the projector is relatively quiet. Access for guests The flat is non-smoking, but guests are welcome to smoke on the balcony. Guests handle check-in and check-out independently. A key safe is provided for this purpose. The PIN for the safe and all further information will be sent here no later than on the day of arrival. If required, guests can also be welcomed in person at the flat. Check-in/out times are: Check-in flexible by arrangement or from 3 pm; check-out also flexible by arrangement or by 11 am. If required, and provided the booking situation allows, the times can be arranged flexibly. It is also possible to simply drop off your luggage. Please feel free to contact me about this. Before check-in, a deposit of €300 must be paid. There is plenty of free parking available around the house. It is a residential area with plenty of parking spaces (all free of charge). A private parking space for a car is also available in the courtyard. Guests are always on their own; I do not live here and the property is not rented out to other people at the same time.
Further important information I love welcoming guests, but I also love my good neighbourhood and my home. Therefore, no parties are permitted in the flat. Guests must not disturb the neighbours with noise, particularly at night. It is therefore very important to note that quiet hours apply from 22:00 to 07:00. Only normal room noise is permitted during this time. Furthermore, a security deposit of €300 is required at check-in. Die Wohnung war top. Die Kommunikation mit dem Vermieter war top. Die Umgebung war so, wie sich viele Aussenstehende das Ruhrgebiet vorstellen - schmuddelig!
Sehr freundlicher Vermieter.Das Haus wirkt tatsächlich zuerst nicht einladend aber die Wohnung war sauber. Die Nachbarschaft haben wir überhaupt nicht mitbekommen. Alles sehr ruhig. Wir haben zum Hof hin mit offenen Fenster schlafen können. Das einzige was für uns störend war, war das man im Schlafzimmer unten die Dusche gehört hat. Da scheint der Abfluss zu liege. Aber sonst gibt es nichts negatives zu berichten.Zum See sind wir 10 Minuten gegangen, schöner Ort zum entspannen. Weitere 10 Minuten um den See gibt es nette Möglichkeiten was zu essen.Die Pizzeria an der Ecke gegenüber haben unsere Kinder ausprobiert und für gut befunden.Aber falls 10 Personen dort wirklich schlafen möchten wird es etwas eng mit der Privatsphäre. Wir waren zu viert da.
Wir haben für eine Nacht in dem Objekt übernachtet. Die Umgebung der Wohnung ist nicht besonders schön, viel Müll und alte Roller im Hinterhof. Die Wohnung an sich ist aber sehr schön und modern eingerichtete.Die Wohnung ist in zwei Ebenen unterteilt, welche mit einer verhältnismäßig sehr schmalen Wendeltreppe verbunden sind. Die letzte Stufe der Treppe ist ein nicht befestigter Holzklotz. War für uns kein Problem, da wir ihn einfach weggelegt haben. Für Kinder aber eher ungeeignet und gefährlich
Insgesamt war alles in Ordnung. Schränke waren allerdings bereits übermäßig gefüllt von Reinigungsmitteln und Ersatzdecken für die Betten, so dass man keine eigenen Sachen dort unterbringen konnte. Man war gezwungen, aus dem Koffer zu leben, was nicht besonders schlimm, aber dennoch ungünstig gewesen ist. Eine ein weiterer kleiner Aspekt ist, dass viele Kabel aus den Wänden unisoliert heraus schauten und Steckdosen bereits aus der Wand hervor kamen, was aus meiner Sicht für die Sicherheit und den Komfort nicht ganz so 100-prozentig gewesen sind
Tolle Unterkunft zu einem fairen Preis. Zwar etwas außerhalb gelegen aber top Verkehrsanbindung, egal ob Auto oder ÖPV.
Der Vermieter geht auf die Bedürfnisse seiner Gäste ein und die Kommunikation ist schnell und unkompliziert.
Tolle Ferienwohnung, mit genug öffentlichen und kostenlosen Parkmöglichkeiten und nur 10 min Autofahrt zum Messegelände. Der Check-In verlief problemlos, der Kontakt vorab und währenddessen war super nett und ohne Probleme. Die Küche ist echt gut ausgestattet und lässt wenig Wünsche offen. Wir kommen gerne wieder!
Die Wohnung ist sehr schön und geräumig.
Aus den Bildern geht leider nicht hervor, dass das weiße Sofa als Bett gedacht ist. Die Liegefläche ist sehr dünn, was einen nicht so guten Schlafkomfort mit sich bringt.
Toll ist die Ausstattung der Küche, alles was benötigt wird zum Kochen ist vorhanden. Schön ist auch das Badezimmer, es ist riesig und die Dusche ebenfalls.
Wir haben unseren Aufenthalt genossen und würden im nächsten Jahr wieder kommen.

Alleen de verwarming was lastig te regelen. Gaf 15 graden aan, leken 25 graden. Lager zetten hielp niet.
Bubbelbad niet in werking.
Der Check-in erfolgte problemlos über einen Schlüsseltresor. Die Wohnung war sauber. Die Einrichtung ist modern und wirkt neu. Neben der Hauptwohnung gibt es noch eine halbe Wohnung (Flur, 1 Zimmer und Toilette), erreichbar über eine enge Wendeltreppe.Die Bild-Technik haben wir nicht ausprobiert. Unpraktisch ist, dass es ausgerechnet über dem Esstisch keine Lampen gibt. Alles Notwendige ist in der Kücheneinrichtung vorhanden. Trotzdem hätten wir uns gern noch weitere Gegenstände gewünscht (z.B. einen Toaster und einen Eierpiekser :-)).
Hilfreich sind die elektrischen Fensterjalousien als Sonnenschutz bei Hitze.
Im Haus war es sehr ruhig zu unserer Zeit. Zur Umgebung gibt es nichts Besonderes zu sagen. Die Berghofer Straße hoch, gibt es ein paar Läden und eine Supermarkt. Zwei/drei Häuser weiter hinterm Haus kann man im Grünen spazieren gehen.
