Absolutely gorgeous resort with top end staff and premises!! This place is just beautiful- even the breakfast/dining room is beautiful.
Miss Ba Nguyen was our Host on arrival and she was superb.
Our room was gorgeous and spacious. The inclusive buffet breakfast was phenomenal. The pool area and bar is gorgeous and the beach is untouched and goes for miles in both directions.

Some great moments and facilities but overall disappointing. The hotel is huge and spacious and a wonderful location, easy access to Da Nang, right in front of Marble Mountain, and on the beach. Breakfast buffet was incredible. However service and staff were inconsistent. I was told off for using
We booked a villa at the resort and Kim Anh was our host and she and the staff took great care of us. They were very responsive with all our needs such as requesting services, towels, rides, etc. The service and staff here are exceptional and really make you feel welcomed. I highly recommend this resort if you’re staying in Da Nang.
Our stay ended on a very unpleasant note. At check-out, while we were leaving for the airport, a member of staff accused us of stealing a pair of tongs from an ice bucket. This accusation was rude, unjustified, and embarrassing — especially considering we were staying in one of the hotel’s best rooms. No apology was offered.
We were also asked to pay for a shampoo bottle that fell from a slippery shower shelf. The shelf itself is unsafe and could easily cause injury. Rather than showing any concern for guest safety, the focus was solely on charging us for the broken item, which reflects poorly on the hotel’s standards.
The hotel itself feels unfinished. Several facilities were not open during our stay, which was not clearly communicated in advance. There is also very little to do in the surrounding area. The nearby beach is not clear or well-maintained — there are cow fields on both sides and a significant amount of rubbish, which makes it far from the idyllic setting advertised.
Overall, this experience fell well below what we would expect from a hotel of this level. We would strongly recommend staying closer to the city centre instead, where facilities, cleanliness, and service standards are noticeably better.

Hotel was far from the main city, so a lot of the tours do not pick up. We booked the Bana Hills tour from the hotel and had to pay extra for pick up. We had to get Grab to go into town, which was fine because it was cheap. We booked the Grand Suite and it was magnificent. Loved the ocean view and wrap around balcony to the city view. Our room had both views. The staff is very nice always willing to help if needed. Breakfast buffet was huge, from Asian to western choices. You won't be starving when you leave. Would I stay in room again?? FOR SURE!! You can't beat the view, even if it means I have to get a Grab to go into town.
We stayed in a 3 bedroom villa and it was great. There is a small pool for each villa, but we never used it. We used the infinity pool near the beach. The breakfast is good. We also had complimentary afternoon tea, which was placed in a bird cage. We had one complimentary BBQ dinner. The Marble Mountains is across the street. The best part was the concierge service by Miss Kim. We communicated by Whatsapp and she helped us with any requirements quickly. She arranged meals and transportation to tourist spots. She helped retrieve my lost bag after we checked out. If luxury hotels can offer this type of service, this should be the norm. It made the stay 100% more enjoyable.
The checking processes was inefficient. Waited well past the checkin time and had to approach staff 3 times before the keys were handed over. The villa we stayed in only had hot water for 1 of the 3 days which was dissapointing. The staff lack communication skills and seem very new to their roles. The food options at the hotel are not great and a little overpriced.
The actual resort looks very nice and the villa, apart from the lack of hot water, was perfectly positioned close to the beach and pool.
The pool itself does not have enough lounge chairs for the amount of people using it. The water is also very cloudy.
Overall the experience was ok, but not up to expectations when considering the price of the room.
This resort is really beautiful. Like other reviews say it isn’t yet fully completed but it had everything my family needed and it was a little quieter than other busy resorts we stayed at which was actually very nice. The breakfast buffet was perfect with good food and options. What makes this resort amazing is the kindness of the staff however. They really try to meet your every need, they are polite and friendly and really listen to you. We didn’t have a great experience at the restaurant there onsite (I think it still needs some fine tuning and it can come right) but the staff listened to the feedback you can tell they are trying to listen & learn to see what they can do better. They apologised & then offered some free poolside drinks also. They didn’t need to do this but you can tell they really want you to have a good time - which we did. I would certainly come back again. The villa was nice and large which was relaxing.

KOI Resort is still clearly in its early stage. At the time of stay (May 6-10, 2024), the gym wasn't yet fully open (just a few cardio machines) and the spa hadn't yet opened either. The gym space has a lot of potential. A number of business facilities weren't yet open either

After traveling from Dallas Texas to Da Nang Vietnam, my wife and I were very excited to get to our clean, comfortable, Grand Suite we reserved for my 60th birthday vacation getaway. When we got to our Grand Suite the temperature was at least 79 degrees or hotter because the AC was not working. The staff were already aware that the AC was not working before we were assigned to the suite, but never informed us. The room was invested with ants, the wet bar sink was half full of water with a continuous stream of water running all through the night, the hallways lead to the room hasn’t been vacuumed or clean. Seems like four weeks. They are dead cockroaches. You can see them as you walk the halls the grand suite is so dusty you find yourself sneezing from the dust. The bathroom countertops seem like they haven’t been thoroughly clean for weeks. it was such a letdown and disappointment, but we was too tired to try and find a new place after traveling for so many hours to get to the perfect getaway spot. We thought after three days calling to get the AC working and having 3 to 5 AC people to come out to tell us that they would have to take the entire unit out at 9:30 PM to get the AC working they decide to give us a new room on day three totally unacceptable. I have never been so disappointed.
We had a lovely stay at Koi Resort Danang. The aesthetic of the resort is modern, luxurious, and thoughtfully designed—everything felt fresh and high-end. We stayed in a spacious 4-bedroom villa with a private pool, which offered amazing value compared to what you'd pay for a similar stay in places like Mexico.
One of the biggest highlights was the complimentary breakfast buffet. It was incredibly generous with a wide variety of options, from Western staples to local Vietnamese dishes. Definitely something we looked forward to every morning!
The staff were wonderful—friendly, helpful, and always kind to our two young kids (ages 4 and 5). There were daily kids' activities by the pool, which gave me time to relax and read. These activities do come at an extra cost, but we found them well worth it for the experience and convenience.
The resort itself is very peaceful and quiet—almost surprisingly so. It felt a bit empty at times, but we actually appreciated the tranquility. While it is a bit removed from the main part of Da Nang, Grab rides were cheap and easy to arrange, so we had no trouble getting around.
The room was clean and well-maintained, and we loved that we could easily adjust the air conditioning to our preference. The lush surroundings added to the relaxing vibe of the resort.
Overall, this was a comfortable, serene, and luxurious stay with plenty of Western comforts. I would absolutely stay here again.

Receptionist tried to bill my credit card USD 192,674.81 (yes its $192k) twice which led to the bank freezing my card whilst I was in a foreign country.
The house keeping staff entered the room while I was changing clothes without giving me any time to cover myself. They just went knock knock and enter under 2 seconds.
The air conditioner was not working, despite complaining twice, the staff said it was working. The thermostat was set on 18, and the measured temperature by the thermostat said 25, yet the staff insisted that it was working. My sleep was hampered and the whole trip was a mess.
The staff was unhelpful and outright lying. I reached the hotel 5 hours before checkin time after a 14 hours journey. Even though the room was ready, they did not let me enter. They had the room keys in the stash that said ready rooms, yet the receptionist kept insisting that the checkin time is 2 pm.
The food was all meat and nothing on the healthy side.
The receptionist advised us to visit the Bana Hills during evening and night and said its more fun. Most of the hills close at 6pm and we were not allowed entry to the cable cars. We wasted 2 hours in travel.
My friend went for a massage and the masseuse tried to sexually assault him by attempting to by giving him a handjob despite him saying no multiple times.

Beautiful facilities, pool and proximity to the beach. The bungalows are spacious. Food from the breakfast buffet is pretty good, decent spread. BUT- so many things went wrong during our stay. Our door lock stopped working twice. Key cards stopped working randomly. There were plumbing issues. Lots of the hardware in the bungalow was faulty, which is concerning considering this place just only opened in May (I stayed in August) The AC in the gym and the spa was broken, making it extremely uncomfortable. Occasional visits from lizards in the bungalow. The staff, however, even with their limited English, still tried their hardest to make our stay comfortable, regardless of the multiple mishaps. Especially Kim! She went above and beyond to make sure I had a nice birthday, and gave us her own personal # to personally contact her if we had any issues. I think this property has a long way to go though. I'd love to see it succeed... but more than half of the hotel was vacant and despite it looking luxurious, just as we started to relax and enjoy, there was yet another reminder that the hotel is not ready.
Fantastic room, hotel, staff and service. Only 2 small issues which we mentioned to the team - waterfall shower head needed descaling and a la carte evening menu was not to their normal standard. Would highly recommend this hotel. We had a lovely relaxing time. Also the breakfast was awesome.
