Located between the towns of Rockport and Port Aransas, this 3-bedroom 2-bath canal front house is the perfect setting for either a fishing or beach trip. Bring your boat and tie it up at the private 60-foot dock. With the Intracoastal Waterway just minutes from the dock, you have ready access to the Aransas Bay system and the numerous prime fishing spots of the Texas Coastal Bend. WIth a wrap-around deck and covered patio below, this home has plenty of room to relax. Fish from the private dock, watch the various shore birds visiting the canal, or simply enjoy lazy days at The Lazy Bay while vacationing at this comfortable coastal home. The property is part of the coveted City-by-the-Sea neighborhood, with the popular Crab 'N seafood restaurant located within walking distance. Downtown Rockport, with its many shops and restaurants, is a short 10-minute drive, as is family-friendly Rockport Beach, Texas' only Blue Wave Certified beach. If you're looking to ride bigger waves, make the short 10-minute drive to the Port Aransas Ferry and enjoy a day on the island. LIVING AREAS The open-concept living area features custom furniture with a large sofa, recliner, and three additional comfortable chairs. The views will have you in true "Lazy Bay" mode, watching pelicans dive for fish and boats cruising the canal. The classic coastal artwork is the perfect complement to the natural setting. KITCHEN AND DINING The kitchen was updated in the spring of 2024 and is well-equipped with everything you will need to enjoy your stay, including both a Keurig and traditional coffee makers. The dining table for six is the perfect spot to enjoy a meal or an after-dinner card game. BED AND BATH Both bathrooms were updated in the spring of 2024. The lower-level bedroom has an inviting king bed, perfect for relaxing after a day on the boat or at the beach, a Roku TV, and an en-suite bath with a roomy walk-in tile shower. Please note that this room is separately accessed from outside to the main house upstairs and cannot be accessed from inside the home. The upstairs bedrooms each have a king bed and share a double-vanity bath with a tub/shower combination. The larger upstairs bedroom also has a set of twin-over-twin bunkbeds and a TV with Roku-- perfect for families traveling with kids. OUTDOOR AREA & AMENITIES Enjoy morning coffee or evening cocktails on the upstairs wrap-around deck, or head downstairs to the covered patio outfitted with a glider, 4 Adirondack chairs, and a charcoal grill. Take advantage of over 60' of private dock space--bring your own boat, fish in the underwater green light, or prepare your catch on the waterfront fish cleaning table. Please note the boat lift is not available for guest use. We loved this property. Every bed was comfortable and the house was so clean. I do wish there was a tv in the upstairs king bedroom tho. The kitchen was stocked with quality things which is usually not the case. The view is amazing!! The neighbor directly across the channel was very rude and obnoxious. Our kids were fishing and he was making comments about not casting near his dock our in his direction. Then just to be rude and obnoxious he played the radio on his boat all night long. It was so loud that we could hear it inside the house. He blatantly played all night! Loved the upper deck with the nice comfortable chairs overlooking the water. And the best part was that we were able to dock our boat right by the house and just get up and get on it and go. The location was great and everything was very clean and fresh (no musty anything.... which is not uncommon for places at the coast). All the appliances were new and the exterior was in very good condition as well. The only thing i wished were different would be the way you must access the property using an electronic lock set with a long code that must be input. I suspect that all the Vrbo properties are set up this way, so likely the same headache for everyone, but an old-school lockbox with a key would be much more convenient for the guests in my opinion.
