(Must show ID at check-in)\*\*\* \*\*\*3-night minimum required during peak season (May 15th - Labor Day Weekend, some major holidays during the off season), 2-night minimum required during off season (Tuesday after Labor Day Weekend - May 15th)\*\*\* Bed configurations for bedrooms: Bedroom 1 – king bed and full bathroom Bedroom 2 – 2 bunk beds, each with a full on the bottom and a twin on the top and a bathroom Bedroom 3 – 2 bunk beds, each with a full on the bottom and a twin on the top and a bathroom Bedroom 4 – queen bed and bathroom Bedroom 5 – queen bed and bathroom Fryars' Villa is a beautiful, unique single-story home with five bedrooms, five full bathrooms and two half bathrooms, sleeping up to 18 people. The inside features charming Texan décor and a fantastic utility room with a washer/dryer, extra refrigerator and full-sized freezer. Outside, guests enjoy a beautifully landscaped front and backyard, outdoor kitchen, infinity pool, barbecue pit and the sound of the Frio River itself as the property leads down to the riverbank. Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom \*\*\*Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. As always, other bedding including blankets, pillows and mattress protectors will continue to be provided. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home. \*\*\*A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier/Frio Select Rental Homes website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier/Frio Select Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. Each bedroom has its own bathroom and there is even a bathroom outside to use when at the pool all day. The infinity edge is a nice touch. Hot tub heated up quickly and the pool was chilled even in the heat of the summer. A tree hangs over the pool providing the perfect level of shade from the sun. The house was well furnished and kitchen had everything we needed. I would think my favorite part of the house was the back porch and pool. Even in the brutal Texas heat, the pool was refreshing after a hot day on the river and our group enjoyed sitting on the porch watching the deer come out to eat at dusk and star gazing at night. I would recommend this home to anyone and we will definitely be back next summer! Reviewer Comments: Sara at the management company was awesome, very easy to deal with and responsive. Overall we enjoyed the house, however, there were a few things that were annoying:1\. Compared to other homes we’ve stayed in, this one had a lot of “locked doors”. For example not having use of the pantry is an inconvenience. Additionally, not having access to the garage was especially annoying. At $1,200 per night, I would think the use of a garage for tube storage and such is a reasonable expectation. 2\. Also, not having access to the hot tub for bubbles was a disappointment (really, I think the heat should be made available as well). By comparison, in today’s world even low-end hotels offer the use of a hot tub.
