The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser. No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older in order to book one of our homes. While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion. Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund. No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises. Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages. If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs. Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule. Do not tamper with smoke detectors, security devices, or Wi-Fi equipment. Stayed 3 nights in Jun 2025 ### 4/10 Poor #### Rebekah B. 29 Sept 2025 Liked: Check-in, location Disliked: Cleanliness, listing accuracy Upon arrival we noticed a strong musty smell in the home along with a dirty floor/rug in the entryway. Vents/baseboards were covered with dust. Dishes in the cabinet were also dirty. The house could use a deep clean! Soon after check in we realized that we did not have hot water and that the water heater’s door was removed and the pilot light was off. We were told someone would be by the following morning to check the water heater, and they would keep us updated as to the progress. The following afternoon we were told the issue was resolved and we had hot water. This was not the case, the water was still cold. We contacted property management again and were told we needed to give it time. We waited a few more hours but still no hot water, this was day two without hot water. Another evening and the following morning with a cold shower. On the 3rd and final night of our stay, a maintenance worker was sent to our property. They tested the water and confirmed it was STILL cold, then increased the water temperature. We waited 30 minutes and finally we had hot water, that was 7 pm the night prior to our departure! We were also told that before we checked in there was a gas leak and the water heater was not working. It is unacceptable that we were allowed to check in without hot water and went without hot water from Thursday night to Saturday night, pretty much our entire stay. We were offered a small refund for our “inconvenience”. ##### Rebekah B. I wanted to give a 5 star review but the place is a lot older than the pictures portray, the lighting in all the bedrooms and living room were very dim, and out of all 3 bedrooms, only one room had a ceiling fan. It was inconvenient for the rest of us as the temperature in the house fluctuated throughout the night. When we entered the house there was a musty smell and the floors were dirty. We got in after a long day of travel and didn’t think to take pictures of the floors and instead just swept and vacuumed the entire house ourselves. I was also told my the kids after we checked out, there were dust and they found a sock behind the trundle bed when they pulled it out to sleep the first night. I think cleanliness needs to be made a higher priority. I wish there were board and card games to keep us occupied instead of just the television.
