Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser. No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older in order to book one of our homes. While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion. Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund. No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises. Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages. If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs. Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule. Do not tamper with smoke detectors, security devices, or Wi-Fi equipment. Great location and beautiful neighborhood with a park and playground close by. We were a short drive to the zoo and children’s museum as well as plenty of restaurants. The carriage house was very spacious, clean, beautifully decorated and had everything we needed for our stay. The hosts were very hospitable and made check in and check out super easy. Received everything we needed for check in by email, with contact information should there be any problems. There were none. The house was clean; fresh linens, bath towels ready for our use. Bathrooms, kitchen all in good order. Can’t remember if the listing mentioned the powder room downstairs, but it was a nice surprise. Both bedrooms and an additional conversation area, along with a small kitchenette were upstairs. Ample room in both bedrooms with large closets for a 3 night stay. The full bathrooms were also very spacious and clean. The only thing that may cause an issue for some guests is that the bedrooms are at the top of a somewhat steep wooden staircase. (16-17 steps?) Our host was dependable to make sure we had everything we needed during our stay, with instructions for a seamless checkout. Lovely stay ##### Iris M.
