** NO PARTIES OR EVENTS

Parties, events, large gatherings, and unauthorized gatherings are strictly prohibited. The home is for registered guests only.

Violations may result in termination of the reservation and removal from the property without refund for unused nights, subject to applicable platform policies and law. Additional cleaning, labor, or damage charges may also apply.



** MINIMUM AGE

The primary guest booking and staying at the home must be at least 21 years old.



** REGISTERED GUESTS ONLY

Overnight occupancy may not exceed the number of guests included in the reservation. Please message us through the booking platform if your guest count changes.



** QUIET HOURS: 10 PM TO 8 AM

Please keep noise to a minimum, especially outdoors. Noise-level monitoring devices are used to measure sound levels and do not record conversations.

Excessive noise or repeated neighbor complaints may result in a $500 fee and/or termination of the reservation where permitted by the booking platform and applicable law.



** SMOKING

No smoking or vaping inside the home.

Outdoor smoking is permitted only in designated areas. Please dispose of cigarette butts safely and never leave them on the lawn, driveway, deck, or other outdoor areas.

Indoor smoking may result in a $500 cleaning fee plus additional odor-removal, cleaning, or repair costs when necessary.



** DRUGS AND UNDERAGE DRINKING

Illegal drug use and underage drinking are prohibited. Marijuana use is not permitted inside the home.



** PET POLICY

Dogs are welcome when disclosed and approved through the booking platform.

* Maximum 2 dogs

* Each dog must be under 50 lbs

* Cats are not permitted



Pet fees vary by booking platform and are reflected in your reservation pricing.

Undisclosed pets may result in a $150 unauthorized-pet fee and possible cancellation of the reservation, subject to applicable platform policies.

Pets are not permitted on provided beds or linens. Please bring pet bedding. Excessive pet hair or pet-related cleaning beyond normal turnover may result in an additional cleaning charge.



** SHOES OFF INSIDE

Please remove shoes when entering the home. This helps keep the floors and furnishings clean and comfortable for every guest.



** PLEASE PROTECT THE HOME

Please do not use:

* Confetti

* Glitter

* Water beads

* Debris-producing balloons

* Small plastic, glass, or metal pieces

* Similar materials that create difficult-to-clean particles or debris

Additional cleaning charges may apply when excessive cleanup is required.



** CHECK-IN AND CHECK-OUT

Check-out: 11:00 AM

Early check-in or late check-out may be available by request and is subject to availability. Additional fees may apply. Cleaning crew will arrive shortly after checking out.



** HIGH-SPEED WI-FI

High-speed Wi-Fi up to 1 Gbps is provided for streaming, remote work, video calls, gaming, and multiple connected devices.

While we do our best to maintain reliable service, occasional internet interruptions may occur.



** PLEASE TAKE CARE OF OUR HOME

Please treat Lakewood Hall Avenue Retreat with care and respect. If something is accidentally damaged or broken, let us know promptly so we can address it.



** THIRD-FLOOR A/C-Heat system

Please turn off the dedicated third-floor split-unit A/C whenever you leave the room or when it is not in use. This helps the system operate efficiently and protects the equipment.



SECURITY AND NOISE MONITORING

For the safety of our guests, neighbors, and property:

* Exterior security cameras cover the front and back exterior areas

* Noise-level monitoring devices measure sound levels

* Noise monitors do not record conversations

* There are no cameras inside guest living areas



** COMMERCIAL PHOTOGRAPHY AND FILMING

Commercial photography, videography, filming, or professional productions require prior written approval.



** STARTER SUPPLIES

An initial supply of essentials is provided, including toilet paper, paper towels, and basic household supplies.

For longer stays, guests are responsible for replenishing consumable items as needed.



** ILLEGAL ACTIVITIES

Illegal activities of any kind are strictly prohibited on the property.

A few small owner/storage areas may remain locked and are not accessible to guests.
