Management was friendly when checking in after hours; surrounding residential area was questionable but hotel property itself looked in good condition; rooms clean; fair price; but a male prostitute was hanging around the rooms late at night so that wasn't good.

Quiet. Clean. Friendly. No issues with the hot water. The bed cover has seen better days. Other than that. Would stay here again.

First off, convenient location to downtown Kelseyville, and the proprietor was friendly, as was the cat..lol. Unfortunately, beyond that, not good. Run down property, and filthy room. Dead plants in planter boxes, and gross furniture outside. Inside, dirty worn-out linens and towels. Yucky stuff on ceiling, and moldy shower curtain. (See photos). And it seemed like there were some 'long term' guests staying there. I'm not a picky person when it comes to budget lodging, but this place is a borderline health code violation.
