You\`re nearby lots of shopping, eating, wine bars, and more. Guests have the entire 2-bedroom condo, including a patio that is shared with one neighbor. The home is thoughtfully decorated and provides a quiet oasis just minutes from Cincinnati\`s top attractions. Cozy and comfortable, this two bedroom right off Madison Road in the heart of Oakley is nearby to area attractions and has convenient access to downtown. You will have the entire home to yourself. This listing is located on the second floor and has access to a shared patio. \- Living room- Couch/Sofabed, 50\` Smart TV \- Dining room- Table with 6 seats \- Kitchen- Fully equipped with a gas stove, refrigerator, oven, dishwasher, microwave, toaster, and coffee maker. We offer coffee, sugar and creamer with your stay. Contains pots, pans, cutlery and other necessary items like oil, sugar, salt and pepper. We also have plates/cups/silverware. \- Bathroom (full): Shower/Bathtub stocked with shower gel, hand soap, shampoo, conditioner and towels. Hair dryer is also available. \- Bedroom 1: King bed, 2 nightstands with lamps, closet and dresser. \- Bedroom 2: Queen bed, 2 nightstands with lamps, closet and dresser. Basement: \-Shared Washer and dryer You\`ll have access to the entire unit as well as a shared patio right outside the unit, and the basement common space with a washer and dryer. Walk to some of the best restaurants and shops in town, as well as local breweries, and head downtown for concerts and sporting events. The third bed on the listing is the sofabed in the living room. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc. NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent. SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else. VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees. DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior. WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry. \----------Section 4 - Additional Fees and how to Avoid Them ------------ The following may incur a fee: 1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee. 2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet\`s hair from the property. 3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher. 4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don\`t do it. 5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock. 6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center. 7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost.
