Adams 2BR Great Location! Steps from Monastery Spacious 2 bedroom apartment in the heart of Mt. Adams. Steps away from Holy Cross Monastery. Walk to plenty of restaurants, parks, nightlife and entertainment. Mt. Adams is surrounded by one of Cincinnati\`s finest parks- Eden Park, and includes landmarks such as Cincinnati Art Museum, Playhouse in the Park, and Krohn Conservatory. 10 minute walk to casino 15 minute walk to stadiums 20 minute walk to OTR 10 minute drive to hospitals Perfect for extended stay, or a weekend visit. First floor apartment with private entrance. High Speed Internet throughout apartment. Living room includes 60\` smart TV with Roku. Roku provides thousands of movies, tv channels, and the top streaming services available such as Netflix, HBO, and Showtime (guest uses own accounts). Living room also includes a DVD player with library of movies. Kitchen is fitted with everything you will need, including free coffee with the Keurig. Pots, pans, cooking utensils, and Tupperware included for your home cooked meals. Bathroom has plenty of towels, with shampoo, conditioner and body soap provided. Laundry unit with washer and dryer available on site, with laundry detergent also provided. First bedroom - King size bed Second bedroom - Queen size bed Living room - Very comfortable couch, with blanket and pillow in closet. Parking is tight, there are 6 spots for 6 apartments. May be too tight for bigger vehicles. Entire Apartment. Electronic Keypad entry. Host lives within 10 minutes, and will be available if any issues arise. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc. NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent. SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else. VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees. DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior. If we have any reason to believe that you intend to throw a party then you will be denied entry. \----------Section 4 - Additional Fees and how to Avoid Them ------------ The following may incur a fee: 1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee. 2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet\`s hair from the property. 3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher. 4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don\`t do it. 5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock. 6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center. 7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost.
