You\`re nearby lots of shopping, eating, wine bars, and more. Guests have the entire 2-bedroom condo, including a designated office space and sofabed. The home is thoughtfully decorated and provides a quiet oasis just minutes from Cincinnati\`s top attractions. Cozy and comfortable two bedroom right off Madison Road in the heart of Oakley with many nearby attractions and convenient access to downtown. The unit includes two bedrooms, a king bed and a queen bed, with a sleeper sofa in living room and enjoy use of the fully stocked kitchen! You\`ll have access to the entire unit as well as the basement common space with a washer and dryer. The third bed in the listing is a sofa bed. Please read our house rules thoroughly. \----------Section 1 - Security Deposits:------------ This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc. NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent. SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else. VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees. DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior. If we have any reason to believe that you intend to throw a party then you will be denied entry. \----------Section 4 - Additional Fees and how to Avoid Them ------------ The following may incur a fee: 1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee. 2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet\`s hair from the property. 3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher. 4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don\`t do it. 5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock. 6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center. 7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. And so clean!! This place is absolutely fantastic! The pictures are accurate, but really don't do it justice. My 3 & 6 year old were with me, my sister and dad on this trip and I felt confident that they were safe, and the place is pretty child proof, I only had to move a few items. The owners are incredibly responsive and kind, they even shipped my pillow back to me and were not rude when I explained how my 3 yr old packed their remote in my sister's bag. Perfect location for Cincinnati, everything is so close, safe neighborhood if you're looking to walk. Parking was the only slight inconvenience bc I have young kids (and all the stuff), wouldn't be a problem if they were a few years older, but I am certain we'll be staying here again and again! ##### Beth W. Credit to the host that they were very easy to work with, and refunded our last 2 nights when we moved to a hotel. Even if there was no problem with the heat, it is an old building and very drafty. Other minor drawbacks: We had scheduled for 4 guest and got 3 bath towels...not nearly enough. Went out and bought some towels. Also, very light on pots and pans if someone wants to cook.
