Villa La Felce is a typical Tuscan stone farmhouse surrounded by olive groves and a breathtaking view, a real pleasure for those seeking comfort, privacy and relaxation. The farmhouse has been recently restored to create a fabulous and very comfortable villa while maintaining original and wonderfully eccentric details. The house is located in a secluded environment among the green hills overlooking the Val di Chiana and can be reached thanks to a country road dotted with cypresses and green pines. The villa is surrounded by about two hectares of land that include large gardens with fragrant plants and shrubs and a large olive grove with about 200 olive trees. The pool is located on the edge of the olive grove, in a splendid position overlooking the surrounding landscape.

Ground floor: On the ground floor, a large furnished terrace leads into a large reception room. The large living room with traditional fireplace (not usable for cooking) offers a fabulous view of the garden and the Tuscan hills thanks to the large windows. A kitchen equipped with oven and hob, fridge / freezer, microwave, dishwasher, coffee maker, toaster and a fireplace corner available; in front of the dining room, on two levels, with table and chairs for 12 people. Finally a double bedroom (king size bed) with doors to the garden and private bathroom with shower. Wc and laundry.
First floor: you reach the first floor thanks to a flight of stairs in the living room. A wide corridor with panoramic windows leads to the sleeping area: a bedroom (king-size bed) with a view of the valley and a private bathroom with double sink and bath with shower attachment, and three further double bedrooms, two very spacious double and one slightly more small, overlooking the valley and the garden. The Villa is surrounded by a large garden bordered by shrubs and trees, the pool (80 meters away) is surrounded by rose and olive bushes. Guests have access to an outdoor area equipped with a dining table, barbecue, bowling green and a large loggia, which can comfortably accommodate 10 people.

The position
The Villa is located between Cetona and San Casciano dei Bagni. Just 3 km away is the small town of Piazze, where you will find various small shops, a bank and a restaurant, while 8 km away is Cetona, a beautifully preserved medieval village with a view of Mount Cetona, where at least 25 prehistoric caves from the Bronze Age. At the same distance the center of San Casciano dei Bagni, well-known thermal center.
Within an hour's drive, along scenic roads or ascending the junction of the A1 motorway at Fabro at 15/20 minutes by car, you will find the splendid medieval towns and cities of Montepulciano, Pienza, Montalcino and Orvieto. Rome, Florence and Perugia are easily accessible for day trips and for a relaxing and rejuvenating visit, the spa towns of San Casciano dei Bagni, Chianciano Terme, Bagni San Filippo and Bagno Vignoni are only a few km away.

Prices include water, gas, electricity, final cleaning, linen for rooms and bathrooms (linen change is weekly, Saturday), housekeeper for 3 hours once a week.
The possible consumption of air conditioning / heating is not included in the price and will be payable on the spot according to consumption
Upon arrival, customers will have to provide a security deposit of € 1.000 which will be returned to them at the end of the stay minus the cost of any damages incurred.
