The location is great, next to the Rialto bridge and minutes walking to any point in Venice. We got the standard room so it was abit tight. Breakfast provided is ok. Lower floor is noisy from foot traffic and restaurants next to the hotel. If you are planning on a transfer to and from the airport to the hotel, be very specific on asking for direct private water taxi only service. By default the hotel arrange a car pickup then transfer to water taxi both ways and this will add at least another 20 plus minutes to your journey.

Hotel is beautiful and the room was very clean, the fridge was always stocked and beds were made and the trash was taken out each day. Breakfast was delicious and staff were friendly.

"The only advantage is the location as it is close to St Mark cathedral. Bad customer service, no one bill man to carry the luggage when we leave, very old room with a weird way to reach it and many uncomfortable stairs to use.
