Welcome to Your Stylish Apartment at Bridge Point! Experience comfort in this modern apartment located in Kingston. Enjoy spacious living areas, contemporary design, and easy access to the serene Kingston Foreshore. Ideal for couples or small families seeking a relaxing getaway. You can access all the property\`s amenities throughout your stay. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs). BEDROOM: The bedroom have king-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage. BATHROOM: The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay. KITCHEN: You can use the kitchen if you\`re craving a home-cooked meal. While you stay, you will have access to: \- fridge/freezer \- stovetop \- microwave \- oven \- crockery and cutlery \- dishwasher We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests will need to purchase food items for longer stays. LIVING ROOM: The living room has a Samsung 65\` smart TV which you can use to access your Netflix and YouTube accounts. Note that we don\`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account. LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board. PARKING: The garage provides parking space for one car. There is free 2 hour street parking available outside. COMMON AREAS & AMENITIES: The common areas are managed by building management and can be closed without prior notice. We try our best to provide the most accurate information. Please check for building announcements at the time of your arrival to confirm the availability of common areas. Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge. I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me. I have been living in Canberra for quite some time and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun! Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages. Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided. STRATA NOTICE: (These works are all weather permitting): \- External and Internal Abstract Painting will be on site at Bridgepoint beginning on Mid-January \- Please be advised that there will be construction noise due to unit specific renovation works that will start on 3rd March 2025 \- The contractors will be on site at BRIDGE POINT to carry out Private Works on: Monday 28th July 2025 – Monday 11th August 2025\. Please note that during this period, there may be increased noise levels and construction activity occurring between the hours of 7.00am and 5.30pm. \- Please note that private works at Bridge Point will take place from 28 July to October 2025\. Contractors will have access to the East Lobby lift from 10am to 11am daily. Please expect increased noise during the initial stages of the works. We apologise for any inconvenience this may cause and appreciate your understanding and cooperation during this time. Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled. Please also review the key house rules below: 1\. Check-in / Check-out \- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee. 2\. No Smoking or Pets \- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law. 3\. Cleaning \- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50). 4\. Registered Guests Only \- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance. 5\. No Parties or Events \- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty. 6\.
