Quiet area, panoramic view The villa lies in a beautiful area of the Tuscany, surrounded by olive grove hills and green thick woods of pine trees; near to the most important art city of the region (Florence, Voters, San Gimignano, Pisa, Lucca) and to the Versilia coast. The location and altitude of about 300m on the sea level, guarants a mild and agreeable climate in every season. It lies 1,5 km from the town of Buti in a perfect location for those who seek quiet and privacy. There is outdoor a swimming pool of 11 by 3 meter (depth 1,4 meter) at disposition, it's for your private use. The property has 7 bedrooms for a total of 16 sleeps. The villa is an old farmhouse of the XVII and XVIII century that has been restored with a special attention for the original materials (terracotta, wood, stone…) and furnished with ancient furniture of the Tuscany tradition. The ground floor consists of a beautiful entrance, a large kitchen (oven, gas hob, fridge freezer, dishwasher and washing machine), two large living rooms with separate dining room, guest toilet on this floor. From the ground floor you have access to the terrace which is partly covered with pergola, it's equipped with table and chairs (from here you have a great panoramic view). To cook also at disposition a barbecue. A staircase leads to the first floor where you enter into a huge living room with two large windows from where there are views of the valley . The living room leads to two bedrooms with double beds, a bedroom with double bed and possibility of an extra bed, a bedroom with two single beds. There are 2 bathrooms on this floor, a private small bathroom with toilet and shower en-suite one bedroom and a large bathroom with a tub/shower and toilet for common use of the other 3 bedrooms. On the second floor there are 2 more bedrooms (one with double and single bed, the other with 2 single beds) and a bathroom with shower and toilet. The last bedroom is in the dependance and has a double bed with bathroom (toilet/shower with hydromassage). In and around Buti there are all the necessary shops and different restaurants/pizzeria/bars. Minimarket and baker are available in the central square (piazza Garibaldi), on monday morning it's also the market place. Supermarket available at 5 kms. Adviced restaurants/pizzeria's: Al vecchio molino, Le mangiatoie da Tormento, Trattoria Pacci, La Grotta, I maggi. Tennis fields available at 7 kms. Access road: Please note that the road from Buti to the house (in total 1,5 km) has 500 meters of steep road with 3 hairpin turns and 900 meters of gravel road. So we don't suggest to come with sport cars or caravans. Except Ferrari and other similar sports cars, no problem to ride up with other cars. The road is one lane for 700 meters and narrower for the last 200 meters. If you cross another car, one of those must return to the first available space. The road is used by the owners / guests of 5 houses, so it is a road with little traffic. The driver must have a minimum of familiarity with the car maneuvers. HOUSE (all for your private use): Ground floor: kitchen, a big dining room with arches and a fireplace, a fascinating living room with an ancient stone fireplace and the access to the panoramic terrace, a toilet. First floor: living room with a fireplace and ancient furniture, 4 bedrooms, 2 bathrooms. Second floor: 2 bedrooms (one with double and single bed, the other with 2 single beds) and 1 bathroom with shower and toilet. Dependance: (ground floor) small living room (first floor) bedroom with double bed and bathroom with toilet/shower. No heating in the dependance. The house itself was huge, and could easily accommodate our group. With the amazing weather that we had we spent most of the time outside, but there is also a lot of living space inside the villa. The views from the front of the property are spectacular, And most mornings we sat outside enjoying a coffee and the view. The village of Buti is a short drive down the hill. You could walk or run there, but the driveway is fairly steep and it was very hot. The nearest supermarket is about a 15 minute drive away, and is very easy to get to. Communication with our host Caterina was easy, and she was very responsive. Overall we had an amazing break at this villa, and would highly recommend it for larger groups. ##### Greg H. Das Haus ist alt und viel dem Ursprung überlassen, was es toll und urig macht. Natürlich ist es auch schwer, dass ganze in Strand zu halten, sodass wir Probleme hatten mit Sanitätern Anlagen. Der Weg nach oben sollte nur mit einem Allrad Auto gemacht werden, er ist ein wenig gruselig und bringt die ein oder andere Kupplung zum stinken. Wer den Ausblick mag und die antiken Gemäuer ist hier genau richtig. Buti ist ein sehr schönes Örtchen mit tollen Restaurants am Hauptmarkt. ##### Andrea M.
