Just off the living space, the front reading room features two cozy swivel chairs, a writing desk, and architectural windows that can be opened or closed for light or privacy—making it a peaceful escape or productive work zone. The fully stocked kitchen is a chef’s dream, featuring a gas range, ample counter space, and everything you need to prepare a home-cooked meal. Enjoy your morning brew with a coffee maker offering drip, pod, and French press options. Whether you're whipping up a quick breakfast or preparing a multi-course dinner, this kitchen is outfitted with all the essentials to make it easy. For ease of access, the front entry offers both steps and a ramp (please note: ramp is not ADA-width). The massive backyard is shaded by beautiful mature trees, fully enclosed with a privacy fence, and offers plenty of room for yard games and play—an ideal space to relax, entertain, or let the kids run free. Only minutes from Texas A&M University, Century Square, downtown Bryan, and local parks and restaurants, The Cottage on Meadow is more than just a place to stay—it’s a place to truly feel at home. CANCELLATION: All polices will be followed as stated on each platform as noted during the booking process. In the event of a cancellation by the Guest, and depending on the channel used, any and all fees incurred by the host (including but not limited to the credit card processing fees) are NON-REFUNDABLE and a processing fee of $100 for the cancellation will be retained by the host. The remainder will be refunded to the guest within 10 business days. \- Please take your shoes off before entering as we have original 1944 wood floors. \- Events are on a case by case basis. They MAY be approved and if approved an additional fee of $150 will be charged along with an additional security deposit. \- No glitter or anything sticky is permitted in our house or on our walls. If we have to repair our sheetrock and repair a minimum $500 fine will be charged. \- The door handles in the home are original and very delicate. Please be very careful with them. \- Trash goes out on Thursday. Please place the can put on the street or we will coordinate with you. \- Be extra careful of the trees in the driveway. It was very clean, comfortable, and very welcoming. They even had a welcome basket with popcorn, fruit snacks, and other treats as well as an assortment of coffee pods for the keurig. The back deck is outfitted with a grill, table and chairs. The backyard has room to throw a football too. It is located less than 10 minutes to campus and around the corner from an HEB. I took walks in the neighborhood each morning and felt very safe. A lovely house to enjoy and thankful to the owner for letting us stay. ##### Miriam H.
